Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

6/12/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered the fern on the lanai. All other plants were wet from rain. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
6/12/24: I poured vinegar down the HVAC condensate tube then chased with water. The humidistat slightly high but not terribly bad, we’ve had a very wet week and most homes are a bit high. The humidistat was set to 58% so I moved it to 55%.
6/12/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. I made sure the slider was closed upon departure. The humidity is a bit high today. I attribute that to all the weather we’ve had recently. I called the homeowner and she suggested we turn the HVAC system to 75 in the main part of the home for this next 2 week period.
6/12/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
6/12/24: The damp rid bucket in the car was full. I replaced it with the new damp rid bucket provided on the kitchen counter. The humidity level was over 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
6/12/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Wine chiller read 62. All storm shutters are closed.
6/11/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/11/24: Brought in a document parcel from ups that was laying by the front door when I arrived see photo below. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
6/11/24: Drive by. Went to the residence to check the master bedroom ceiling after significant rainfall & several contractors were already inside the master bedroom when I arrived. They stated that there was still a water leak somewhere & showed me that there was some water on the plastic see photo below. The contractors stated they were immediately addressing the situation with commercial dehumidifiers, fans etc. Will contact the client & advise them of the situation.
6/11/24: The pool pump is set to pull water from the bottom center drain. I had planned to lower and raise the manual shutters today however it has rained all day, continues now and in the distance I hear thunder. I’ll try next week.
6/11/24: The alarm pad next to the garage door beeps lightly every minute or so.
6/11/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
6/11/24: Water to remain on for plant irrigation on the lanai. I walked the house after coming back inside to ensure all water faucets, shower heads and toilets were not running. Browning in The yard is improving as we been getting a great deal of rain. Photo of plants on the lanai. I ran them for 10 minutes while I was here because the rain has been generally straight down and they are under the over hang. One plant appeared a bit brown. I tripped the alarm even using the code not sure why but the third try it disarmed.
6/11/24: Ran the storm shutter up & down for preventative maintenance. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open.
6/11/24: I watered 3 plants on the lanai and the 0 out front., as it has been raining off and on all day. It also rained all night long last night. The one figurine plant I did not water but it got well over 1 cup of water I am sure. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water.
6/11/24: Ran the storm shutters down & up for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
6/11/24: Will be removing the blinds from the windows for new window installation when notified. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
6/11/24: There are someone’s ear hearing devices on the guest bed, photo below. There is only one vehicle in the garage.
6/11/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. All torn window screens are still waiting to be replaced. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
6/11/24: The lawn is looking a little better since the last service call see photos below. Irrigation system is in the run position. The humidity level was over 60% inside the garage again. I lowered the ac to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
6/11/24: Requested photos attached. All of the items on the lanai have been moved into the garage. The door from the house to the garage was unlocked again, I locked it. The items in the house in boxes have been unpacked and put away. The alarm system beeps once occasionally.
6/11/24: Rebooted the internet modem & security camera equipment during the service call. The Ethernet light on the modem would not illuminate see photo below. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool pump appears to be leaking slowly while running. The lawn has excessive browning throughout the entire yard. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 91.9% & 77.3. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
6/11/24: I did not run water in any sink, shower or tub as well as I did not flush toilets. Client has RV antifreeze and the drains and traps. I did not water the potted plants out front as it is raining currently. When I arrived, the irrigation system was running in the back left corner of the lot during the rain, photo below. I did not see a rain sensor, which would, if attached, the system, would not be running certainly when it’s raining but even if it has just rained overnight or the previous day. As the rainy season kicks in, we should receive rain five out of seven days and there may be no reason to keep the system on During that time frame. Most people turn them off. I just met Scott the previous owner. He stopped to find out what I was doing, which is always a good thing really. He had mentioned that the pond is the lowest it has ever seen it be but now that we’re getting rain I think that will be remedied and he agreed.
6/11/24: There was a construction cone & some new location marks in the front yard on the right side of the driveway when I arrived see photos below. Removed an elite pest sign dated 5/29 from the front yard. The lawn has some browning in the front & back yard. Bird droppings on lanai floor. Fpl location mark placed in front yard on right side of driveway. Rusted metal banding on the front left corner of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
6/11/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered.
