Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/3/24: There were some packages of new roof shingles in the yard when I arrived & repair work on the storm damaged roof appears to have started recently see photos below. The large pile of storm debris by the street has been collected since the last service call. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.12/3/24: There is a section of storm damaged soffits on the front of the house by the front door. Client is addressing. There is a section of storm damaged privacy fence in the back left corner of the backyard. Client is addressing. Numerous fence post caps are missing. Client is addressing. Lamp in living room was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are on.
12/3/24: All of the weeds appear to have been sprayed recently. Made sure all the breakers with a green sticker were off. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
12/3/24: There is a small section of soffits hanging down on the front right corner of the house over the master bathroom see photos below. There were numerous location flags for utilities on the left side of the house when I arrived photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
12/2/24: Excessive weeds are starting to grow in the pool pavers again. Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. The ac air filter is dirty & needs to be replaced size 20x20x1. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
12/2/24: The pool pump was not leaking any water today. The pool water level was low when I arrived. I ran the hose in the pool during the service call to help bring the water level up. The pool cage west side screen door closer will not adjust & appears to be broken. A new closer for the screen door is recommended at this time. The inside of the residence will need to be professionally cleaned again soon as excessive dead ants & bugs are starting to build up again on all the floors. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
12/2/24: Location flags & marks in front yard. Some of the artificial grass in the backyard by the dock is storm damaged. Client will address. Some of the landscaping bushes have been storm damaged. The garbage disposal is seized & I’m unable to free it. It is tagged as such. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
12/2/24: Removed a lawn care extraordinaire pest sign from the front yard. The pool chlorinator was not leaking today. Both garbage cans on the left side of the garage are full of garbage. The utility sink in the garage is tagged for leaking from the trap when water is being ran through it. Client will address when they return. There are some perishable items inside the refrigerator. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
12/2/24: The storm damaged roof is waiting to be repaired. I did not see any new mouse or rat droppings in the garage. Client is having a pest control company address the situation. The lanai was completely removed from the back of the house during the hurricane. Client is addressing. Large crack in wall on back of house. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
12/2/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are on.
12/2/24: The landscaping bushes have been trimmed recently. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/2/24: The exterior of the house may need to be pressure washed soon. Several sections of soffits around the residence have white tape temporarily placed on them. Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
12/2/24: Made sure the water heater, range & ice maker were off. I did not see any dead cockroaches on the floors. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on except over the guest bathroom lanai door.
12/2/24: Made sure the water heater, range & ice maker were off. One of the facia boards on the front of the house on the left side of the front door appears to be rotting on the end. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
12/2/24: The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off & door open.
12/2/24: The inside of the residence has not changed in appearance since the last service call. Portable dehumidifier was on & read 38. Electronic keypad door handle has been damaged as it was submerged in water and is no longer working correctly. The storm damaged water heater has been uprighted but the breakers appear to be tripped in the panel. Unable to run water throughout the residence as all of the sinks and faucets etc have been removed & all of the plumbing is temporarily disconnected. Client is addressing. Ceiling fan is on. All storm shutters are closed.
12/2/24: All of the garbage cans appear to have been removed from the property. Both garage overhead doors are water damaged & the inside of the garages are water damaged storage rooms, walls etc. The inside of the storage rooms appear to need water remediation. Client is addressing. Landscaping trees & plants throughout the residence are storm damaged. Client is addressing. The large boat is still sitting in the backyard. Client is addressing. Pool cage has extensive storm damage. Client is addressing. Pool pump is damaged & not working. Client is addressing. Both auto fill water valves are on. Both docks along the seawall have storm damage. Client is addressing. Mesh storm shutters on lanai are damaged. Client is addressing. Both refrigerators & freezers were on & cold. The ac system was on & appeared to be working correctly. All storm shutters are closed except the shutter over the front door.
12/2/24: Brought in one piece of mail with some sales flyers see photo below. Put the mail key back on the kitchen counter after bringing in the mail. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
12/2/24: Opened the storm shutter over the front door. Made sure the water heater, range & ice maker. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
12/2/24: Made sure the water heater, range & ice maker were off. Covered truck in driveway. Client is aware. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Mailbox is taped shut.
12/2/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
11/29/24: All ceiling fans are off. Storage room on breezeway is locked.
11/29/24: I poured vinegar down the HVAC condensate tube and chased with water. The lanai and sliders will need a good cleaning when you arrive.
11/29/24: All ceiling fans are off.
11/29/24: The mid guest bedroom smoke alarm is chirping, indicating the battery is low. Large ant pile on lanai next to the pool, reported previously. Garage brace still in place on the garage door, I unplugged the garage opener so there couldn’t be an inadvertent try to open.
