Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/23/24: The rope across the driveway is excessively dry rotted & broken. Client will address when they return. One of the pygmy palms in the planter on the right side of the driveway has died. Client will address. The lawn has a small brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded.9/23/24: The pool level was right at the bottom of the skimmer report, photo below. I ran water while I was here and got the level up to near the middle of the skimmer port. Weeds growing in the landscaping, reported previously. It appears the spa/pool edges and waterfall should be scrubbed photo below.
9/23/24: The vines growing up the side of the pool cage would be easy for me to pull off the cage however, those plants to me are like poison ivy. Regardless I removed them because they can damage the screens if left go too long. Photo below photo after below. Plumbing upgrades look to have been completed so I removed the lockbox. I may have a need for it this week especially with a storm brewing.
9/23/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/23/24: The two ceiling spots are the same. Weeds growing in the landscaping, reported previously. Small settling crack along the top of the wall that the thermostat is mounted, reported previously.
9/23/24: Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
9/23/24: Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. Pool level was down below the skimmer report and the pool pump was running. I shut the pool pump off and began running water to fill the pool. I ran the water while I was providing service and left it on . I will return to turn it off later. The lanai could use a power washing. The valve handle broke when I tried turning the water valve on inside the pool cage, photo below.
9/23/24: Removed a custom lawn & ornamental pest sign from the front yard. Picked up numerous dead cockroaches off the floors throughout the residence. The brown spot in the lawn on the right side of the driveway appears to be getting smaller. The master bathroom sink is tagged for leaking from a corroded drain stop connection on the trap underneath the sink when water is running through it. Client will address when they return. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Left side screen door is unlocked. Shed door is locked. All storm shutter panels are on. The Storm braces will be installed on the garage overhead door and the shutter over the front door will be closed if a major storm is imminent.
9/23/24: One of the facia boards on the front of the house on the left side of the front door appears to be rotting on the end see photos below. Kitchen painting progress photos below. The lawn has some browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
9/23/24: Removed a lawn care extraordinaire pest sign dated 9/18 from the front yard. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off & door open.
9/23/24: Portable dehumidifier read 62. Ceiling fan is off. Left the water main on when leaving. All storm shutters are open.
9/23/24: A large section of screen is torn on the left side of the pool cage. Brought in one piece of mail see photo below. Made sure both pool water auto filler valves were on. The plates on the vehicle and boat trailer are expired. The main refrigerator is back on & appeared to be working correctly again. The temporary refrigerator & freezer were both on and cold. All storm shutters are open.
9/23/24: All damp rid buckets are full & need to be replaced. Photo of boat & motor below. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
9/23/24: The tag on the vehicle expires soon. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
9/23/24: I watered the plants in the pool/lanai area as instructed. There was a pool company slip dated 9/18/24. I placed the BOSE box on the washer/dryer inside.
9/23/24: Lawn conditions are starting to return to normal. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
9/23/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
9/23/24: Rebooted the internet & security system equipment to get the security cameras back online. Made sure the water heater, range & ice maker were off. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
9/23/24: Covered truck temporarily in driveway. Client is aware. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Green slip in mailbox.
9/23/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
9/23/24: The electronic water main valve on the left side of the house was slowly leaking from the top when I arrived photos below. It stops leaking when the water main is turned off. A professional plumber will be needed at this time. Will contact the client & advise them if the situation. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range, countertop appliances, water softener & ice maker were all off. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots in the back yard. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off/open.
9/23/24: Excessive weeds are growing in the pool pavers and deco drain. The large damp rid bucket inside the car is full and needs to be replaced. There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
9/20/24: A section of Hardie board siding on the right side of the house that the satellite dish is connected to is cracked see photos below. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
9/20/24: Brought in thirteen pieces of mail with some sales flyers see photos below. There was a service slip from the ac company dated 9/16 on the kitchen counter photo below. Weeds & grass are building up in the landscape beds. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
9/20/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water. I started the 2 SUVs and the idled during the service call.
