Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,484 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/13/24: The master bathroom toilet appears to be clogged & Im unable to get a complete flush. I was unable to unclog it with a toilet plunger at this time. I turned the supply valve off & have tagged it as such. All ceiling fans are off. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back in the kitchen drawer.
6/13/24: The inside of the residence has changed in appearance since the last service call. All the furniture & floors have been covered for protection see photos below. Lanai ceiling repair & attic work has started since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Drywall finish work & washing machine water lines need to be completed. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Will run water throughout the residence when renovations are completed.
6/12/24: Drive by. Temperature & humidity check. Foyer ac thermostat read 74/74. Temperature & humidity were 74.4 & 55.2%. Master bedroom ac thermostat read 71/71. Temperature & humidity were 71.6 & 57.5%. The master bedroom thermostat appears to be reading the incorrect humidity level at this time. Made sure all windows were closed & locked. Poured vinegar down both ac condensate drain lines for preventative maintenance. Made sure the water heater, range, ice maker & water main were off.
6/12/24: Drive by. The ac thermostat was off & the condensate drain line attached to the air handler in the front guest bedroom closet was clogged when I arrived see photos below. The safety float switch cut power to the ac system preventing the drain pan from overflowing into the residence. The ac condensate drain line will need to be cleaned out by a licensed ac company at this time. Will contact the clients & advise them of the situation.
6/12/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
6/12/24: Monitoring the new sections of sod in the front & back yard closely. The irrigation system is in the run position. The pool pump was on & running. Brought in seven pieces of mail with a stack of sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Owners pantry is locked. Left the water main on for the new sod & pool when leaving.
6/12/24: All ceiling fans are off. Will connect the battery charger to the kayak battery in second week of June.
6/12/24: Browning in the yard, reported previously, has had some improvement as we have had steady rain since Sunday.
6/12/24: The lawn is looking a little better since the last service call see photos below. Excessive weeds are growing in the landscape beds & driveway photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. 6/12/24: I watered 0 of the plants on the outer pool deck, I only watered 4 plants just inside the hurricane screen. I did not need to water the plants out front. I have noted the Nu-Line date for July as well as the filter. We’ve had our share of rain the past several days, no flooding in our area that I am aware of.
6/12/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with 10oz of water.
6/12/24: The neighbors car was parked in the driveway & a large area of grass cut out of the front yard when i arrived see photos below. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 20% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked. All storm shutter panels are on.
6/12/24: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
6/12/24: The lawn has large brown spots throughout the entire yard. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on ceilings closely. Irrigation timer is set to the run position. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
6/12/24: The browning in the yard is a bit better with all the rain we’ve gotten. The humidity level is ideal.
6/12/24: Made sure the water heater, range & ice maker were off. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is on. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
6/12/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a slight smell to it.
6/12/24: I checked under the windows for wet carpet and I did not find any dampness. It has been raining often on for better than three days. The yard has browning, but is beginning to recover with the rain we’ve had. I found a few dozen dead small fly bugs on the window sill and flies of the window nearest ktchen, photos below. I swept them up.
6/12/24: Cleaned up some gecko droppings from the floor next to the dining room sliding glass doors. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
6/12/24: Landscaping appears to be in very good condition. There is no water to the home. I turned the water main to the home on (see photo below) however there is no water flowing to the home.
6/12/24: The lawn is looking better since the last service call photos below. Found a sunken pool paver on the NE end of the pool when I arrived see photos below. Irrigation system light was solid blue. The ac thermostat is currently temporarily in the off position as the ac system is waiting for new parts. Client is aware & the situation is being addressed. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door.
6/12/24: Looks as if they are just about ready to begin roofing your building, still ; (
6/12/24: The lawn has some excessive browning on the left side of the house. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on.
6/12/24: The MB toilet continues to run, the gasket came off, reported previously. I shut the toilet off at the valve under the tank.
6/12/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The hurricane shutters across the back of the lanai are in place.
