Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,063 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!

11/8/22: Removed a Turner pest control sign dated 10/27 from the front yard. Excessive weeds are growing in the driveway pavers again photo below. Brought in two pieces of mail see photo below. Put the other fully charged battery back inside the rear security camera on the lanai. Several small areas on the fyi t & back of the roof are tarped. The Shed has been lifted backwards into the pool heater causing damage to the shed & pool heater. Pool cage damaged & torn screens. Front porch screen door is damaged. The suv was damaged from the attic access cover falling down onto the hood.
10/3/22: I found no evidence of obvious water intrusion such as broken windows, ceiling water marks, drywall wicking, etc. Your home has power, and the humidity level is 53.5% near the thermostat. The carpeting along the outside wall under the window in the MB is damp. I checked with my hygrometer's moisture bulb to reading along that area is 90 while the carpeting at the entry door to the room is in the low 60's. This indicates in this room you had some water intrusion along the outer wall. I can see no obvious reason for this moisture.
11/7/22: Photos of the water stains on the kitchen & bathroom ceilings below. Turned the refrigerator back on & closed the doors. Did not turn any water on per the client. All water stains have not changed in appearance. Roof & facia damaged. Siding damaged on both sides of the house. Ceiling fan on front porch damaged. Left side railing is missing from the front steps. Rear exterior light is damaged. Guest bedroom/Florida room walls & windows blown out. Storage shed on left side of house is missing. Landscape lighting control box on left side of house damaged. Previous water intrusion through the bottom of the front door causing the casing to swell. Small water stain on the kitchen ceiling next to the light fixture. Water stains on the bathroom ceiling & in the skylight. Could not access the utility room as it is locked & I could not find a key to unlock the door.
11/7/22: There were some Century link locator marks on the left side of the house when I arrived see photos below. Fence damaged on left side of house. Soffit damage on the right & back side of the house. All previous water stains inside the residence have not changed in appearance.
11/7/22: There are sections of pool pavers starting to sink around the edge of pool in several locations. Ran two cups of water through the refrigerator water dispenser. Lamp in living room is on. Mailbox damaged by fallen tree. The roof is tarped. Gutters damaged on the front & left side of the house. Pool cage screens damaged. Faint water stain by light on ceiling above front door has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/7/22: Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/7/22: The roof has been tarped since the last service call photos below. The garage overhead door was open & there were workers present inside the garage repairing the ceiling when I arrived photo below. Landscaping damaged trees etc. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows. A large section of ceiling has fallen in the garage.
11/7/22: The roof has been tarped. Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Vinyl privacy fence damaged. Screens on front porch torn.
11/7/22: The previous water intrusion inside the residence appeared to be dry. Large tree down in backyard. Wood privacy fence is damaged. Water appears to have risen several inches throughout the property during the storm & has entered the lanai & parts of the residence. Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
11/7/22: The water stain on the guest bedroom hallway ceiling has not changed in appearance since the last service call. There are yellow spots on the master bedroom closet ceiling which appear to be from high humidity while the power was off during the storm. Left side pool cage screen door is damaged. One pool cage screen has a small hole in it above the right side screen door area. Vinyl fence damaged.
11/7/22: There appears to have been some activity inside the residence since the last service call. Adjusted all light timers for DST. Back of roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Lanai is damaged.
11/7/22: There is a faint water stain on the dining room ceiling photo below. It is currently dry to the touch. There was a service report from Total air solutions dated 11/3 on the kitchen counter when I arrived photo below. Monitoring the damage on the garage ceiling.
11/7/22: The exterior door on the water heater closet is rotting on the bottom & starting to fall apart photo below. Inside of guest house has not been cleaned yet. Portable dehumidifier read 53%.
11/7/22: Both valves for the pool auto filler were on. Left the water main on when leaving. Landscaping damaged trees down etc. Soffit & gutter damage on front of the house. Several pool cage screens are torn.
11/7/22: The electric meter is still damaged & there is still no power to the residence. Checked all damp rids. Photo of boat & motor below.
11/7/22: Met with neighbors Ian & bud & let them into the garage to reset a tripped boat lift breaker. Ian stated that they were able to get the boat properly secured but the boat lift will only go down & not up at this time. Ian also stated that the boat lift breaker continued to trip. Weeds are growing in the deco drain next to the pool. Soffit & facia damage over the garage overhead door has not been repaired yet. The banding on the exterior front of the house appears to be rusting. Faint water stain on living room ceiling above the front windows has not changed in appearance since the last service call. Will continue to monitor closely. Pool cage screens damaged. Boat lift canopy damaged. Some of the landscaping has been damaged. Some of the expired smoke detectors are chirping inside the residence & will need to be replaced with new smoke detectors. Client advised they will address the old smoke detectors when they return.
11/7/22: The pool was being cleaned when I arrived. Turned the water heater, range & ice maker back on & left the water main on when leaving for clients return. Pool cage is completely gone. Soffit damage in several locations around the house. Faint water stains on living room & foyer ceilings have not changed in appearance since the last service call. Monitoring the previous water intrusions through the master bedroom, dining room & back bedroom windows & doors. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/5/22: Storm prep reversal. Clients were present at the residence when I arrived. Removed all the clear storm shutter panels from the front windows & opened all of the accordion storm shutters around the residence. I noticed some more cracks on some of the window sills & walls on the left side of the house when opening the shutters & advised the clients.
11/03/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/4/22: It was 68 inside the residence & the ac was running continuously while set to 80 when I arrived. There was water dripping underneath the air handler onto the water heater & down the back wall. I found the coils inside the air handler were froze up. I turned the ac off & contacted the client. I cleaned up all the water with a towel. Turned on all ceiling fans & put the key above the outside kitchen window when leaving per the client. Previous water intrusion through den window. Carpet was dry underneath the window. Previous water intrusion through master bedroom window. Carpet was dry underneath the window. One screen damaged on lanai.
11/4/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the previous water intrusion through the master bedroom window. Carpet was still dry underneath the window.
11/4/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Previous water intrusion through den window. Carpet was still dry underneath the window. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

11/4/22: The lawn needs to be mowed soon photos below. The roof is tarped. The neighbor moved the picture on the lanai & put a rock in front of the screen door as it wouldn’t latch. Landscaping damaged trees down etc. Monitoring the previous window water intrusions closely. Water intrusion on the left side master bedroom window which got on the lamp & night stand. Carpet is still dry underneath the window. Water intrusion on master bathroom window. Floor is still dry underneath the window. Visual check of out building in backyard. White privacy fence is damaged. Made sure to turn off both water mains before leaving.
11/4/22: Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling.
