Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,481 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/11/24: The new ac power disconnect on the right side of the house near the ac condenser has been installed since the last visit see photos below. The ac system was back on & working correctly again. The humidity level was well below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has several brown spots throughout the yard. Client is addressing. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
6/11/24: i shut the water heaters off at the switches next to each. The bypass valves were off but there is no need to use them as the water is to remain off at the main. I shut the water main off. The pool level is perfect. I did not water any plants as it has rained all night and most of the morning. The forecast is to rain all week. I brought in two pool slips dated 5/31 & 6/8. I brought in to the garage the two trash containers on the side of the garage
6/11/24: Brought in one piece of mail see photo below. The lawn has excessive browning throughout the yard. Locator marks for the water line have been placed in the front yard. There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/11/24: The dehumidifier read 48 and is working.
6/11/24: Additional service call photos.
6/11/24: New roof construction appears to have been completed since the last visit. Photos of the roof & lawn below. Pool water level was back up to the optimal level of the middle of the top skimmer port. I ran the hose in the pool during the service call to help keep the water level up from evaporation. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
6/11/24: Made sure the water heater, range & ice maker were off. Made sure the refrigerator was in vacation mode. The lawn has excessive browning throughout the entire yard. Client is addressing. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
6/11/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The front hibiscus tree that had fallen over has been re-staked.
6/11/24: I found the lanai south end screen door plastic bracket for the door closer broken when i arrived allowing the door to swing open freely see photos below. Removed a truly nolen pest sign from the front yard. Brought in three pieces of mail see photo below. The lawn has excessive browning throughout the entire yard. Portable dehumidifier in kitchen read 50. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door photo below. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
6/11/24: The rainy season has begun and the browning of the yard is getting better.
6/11/24: None of the exposed walls inside have signs of moisture, and it has rained all night and off and on all morning. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, reported previously. The battery level indicator on the golf cart had a red background with a large E. I placed the cart on charge.
6/11/24: Replaced the ac air filter with one of the new pleated air filters provided & wrote the date of installation on it photo below. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
6/11/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai. The pool area is wet from the rain. I watered the plants because for the most part they are all under cover.
6/10/24: Storm preparations. Put up all the clear storm shutters, closed the electric shutters & all of the accordion shutters see photos below. Also brought in two packages that were laying by the front door when i arrived photo below.

6/10/24: Storm preparations. Removed all of the curtains & put the leather couch from the lanai inside the house. Put all of the patio furniture inside the covered area behind the storm shutter & closed all storm shutters see photos below. Put the stacks of loose roof tiles from the left side of the house inside the garage photos below. Also ran the hose in the pool the entire time to help keep the water level up from evaporation.
6/7/24: Drive by. Client advised that the irrigation system was offline. I found breaker #26 for the garage tripped when i arrived & reset it restoring power to the irrigation panel. Updated photos of the roof & lawn below.
6/7/24: Gate is locked. A package is just inside the front door, photo below. Many palm fronds along the back side of the lanai cage need cleaned up, photo below.
6/7/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
6/7/24: Poured 2oz of bleach in each toilet.
6/7/24: The humidity level was over the acceptable level of 60% inside the residence on both floors again when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
6/7/24: No issue with sewer flies today. Bush looks like it is dying, photo below. Another bush is toppled over next to the drive.
6/7/24: The humidity level has been consistently below 60% inside the residence. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
6/7/24: A pin hole water leak has started from a rusted area on top of the expansion tank next to the water heater that was spraying water on the wall see photos below. I turned both water mains off immediately & tagged it as such. Will not turn the water back on until the plumbing is repaired. Will contact the client & advise them of the situation. Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
6/7/24: Photos below condo under renovation, uncertain of waterline conditions, so I didn’t run water. The door was unlocked when I arrived and I left it unlocked even though no one was in the condo. It appeared they had just stepped out because there was pant in a tray in the guest bedroom ready to be applied, photo below. I did run a check on the humidity and temperature.
