Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,719 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/28/26: The AC thermostat was not holding set temperature and the AC system was not working when I arrived. I did not find any tripped breakers and I was unable to get the AC system to turn back on. The condensate drain line appears to be clogged and the system will need to be repaired at this time. Client is addressing. The strut holding the hood up on the car is broken. Client will address when they return. All ceiling fans are off. Checked all light timers. No mailbox.7/28/26: Replaced the AC air filter with one of the new filters provided as it has been 90 days since it was last replaced. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/28/26: Brought in three pieces of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
7/28/26: The electrical outlet on the garage ceiling is no longer working and is temporarily being bypassed with an extension cord. Client will address when they return. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/28/26: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trashcan. Will be bringing all important mail to the post office for forwarding. Made sure the water heater and range were off Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. Attic vet fan was running. All storm shutter panels are off.
7/28/26: Road construction is still being conducted along the entire street. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater & range were off. Furniture on front porch.
7/28/26: Charlotte County seawalls was leaving the property as I arrived. Replaced the batteries in the garage door digital keypad lock with some of the new batteries provided on the kitchen counter. Weeds are starting to build up in all the Landscape beds and Lanai pavers. The lawn has some browning throughout the yard. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/79. Handheld digital hydrometer readings were 79.7 & 65.9%. Large propane tank for generator read 65.
7/28/26: The pool pump filter canister screws securing it to the concrete are severely rusted. The lawn has some brown spots throughout the entire yard. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off. Green forwarding slip in mailbox.
7/28/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The pool cage has spiderwebs starting to build up all along the top on the inside. Weeds are building up in the Landscape beds & deco drain on the lanai. Poured approximately several ounces of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/28/26: The AC thermostat was holding set temperature and the AC system appeared to be working correctly again since being repaired after the last service call. I raised the thermostat back to the original setting of 78. Irrigation timer is on. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on both side sides of the house. Green forwarding slip in mailbox.
7/28/26: Swept off the front porch. The small section of screen on the bottom of the screen door is torn from dry rot. I temporarily covered it with painters tape to keep bugs & dirt from getting into the front porch. Temporarily affixed no soliciting and no trespassing signs on the front of the house. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked. Green forwarding slip in mailbox.
7/28/26: The lawn has been mowed and all of the weeds in the Landscape beds appear to have been weed whacked recently. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. I ran the hose in the pool during the service call to help offset evaporation. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
7/28/26: The plastic gutter downspout extension on the back left corner of the house is broken & needs a replacement as it is starting to cause a wash out photo below. The lawn has a few brown spots throughout the yard. Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Green forwarding slip in mailbox. Left the water main on for the pool water auto filler when leaving.
7/28/26: Replaced the battery in the smoke detector in the kitchen with a new 9v battery provided from a kitchen drawer. Some of the new plants in the front yard appear to have died. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Water the plants using some of the water jugs provided.
7/28/26: I did not see any live ants inside the residence during today’s service call. All ceiling fans are off. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. 7/28/26: There appears to be some honeybees still going in and out of the back of the house underneath the wood panel siding. Client is addressing. The living room TV was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
7/28/26: ADT security system display panel has an alert concerning the WiFi. There appears to be no Internet coming into the residence. Client is addressing. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/27/26: Weeds are starting to build up in the lanai pavers. There are hairline step cracks in the stucco in several locations on the left side of the house. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Monitoring the old water stain on the master bathroom ceiling closely.
7/27/26: Weeds are growing in the Landscape beds. Had to use the sump pump to remove a large puddle of water from the top of the endless pool. Mini fridge on lanai is off. Ran water through the sink on the lanai. Truck has been removed from driveway. Checked the water level in the endless pool.
7/27/26: The pool water level was back up to an optimal level. I ran the hose in the pool during the service call to help offset evaporation. A water timer is recommended for the hose running to the pool to effectively control the water level in the pool. Client is addressing. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/27/26: Dock is unable to get power to the boat lift equipment as the GFI outlet on the pole all the dock equipment is attached to appears to not be working and needs to be replaced. Client is addressing. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/27/26: Brought in one piece of mail see photo below. There is a new pool pump filter sitting on the lanai. The lawn has a few small brown spots in several areas throughout the yard. I ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. There is an alert on the alarm system keypad. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Storm shutters over front door and lanai are closed.
7/27/26: Excessive weeds are growing in all the Landscape beds. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All Storm shutters are closed. Left the water main on for the pool company when leaving.
7/27/26: My key provided would not unlock the front door when I arrived. I had to enter the residence through the garage side entry door. Weeds are starting to grow in the lanai pavers. The irrigation timer box is locked. All ac thermostats were set to 80. Guest wing hallway temps were 80.7 degrees & 56.4% humidity. Master bath hall temps were 80.3 degrees & 57.0% humidity.
