Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,270 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/12/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Checked all damp rid bags throughout the residence. Living room ceiling fan is on. Storage room on breezeway is locked.6/12/26: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
6/12/26: Mini fridge in kitchen is off and door propped open.
6/12/26: Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.

6/12/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door. Client is aware. All ceiling fans are off.
6/12/26: The smoke detectors in the guest bedroom and living room are chirping and I’m unable to get them to stop. They appear to have reached their 10 year lifespan & may need to be replaced at this time. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
6/12/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
6/12/26: Picked up the check from the kitchen counter. Made sure the water heater and range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Unable to access the garage as the key would not work in the lock. Front load washing machine door is open to prevent mildew and odors. Ran water in the kitchen right side sink only. All ceiling fans are off.
6/12/26: Lanai screen door is locked.
6/12/26: All ceiling fans are on. Small portable fan on master bedroom floor is on. TV screen in master bedroom is covered to protect it from the sun. Front load washing machine door is cracked open to prevent mildew and odors. Closed and locked the storm door over the front door when leaving.
6/12/26: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat back up to 55% for now to save energy. Will continue to monitor closely and adjust accordingly. Ceiling fan in living room is on.
6/12/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/12/26: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
6/12/26: Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
6/12/26: Brought in a package that was laying by the front door when I arrived photo below. Made sure the water heater, range and icemaker were off. The AC air filter was dirty and needed to be replaced. I replaced it with a new air filter provided from the utility closet and wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence. I found the thermostat fan on the incorrect setting of on and put it back to the correct setting of auto photos below. Leaving the fan in the on position will cause humidity levels to rise inside the residence. I also lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it photos below. I have tagged it as such. Found several windows throughout the residence unlocked and locked them.
6/12/26: All of the weeds appeared to have been sprayed recently. The lock on the right side living room sliding glass door handle does not work. The secondary lock is engaged. Client is aware. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
6/12/26: Lawn conditions are returning to normal. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
6/12/26: Weeds are starting to grow in the Landscape beds. The AC system appeared to be working correctly when I arrived. The security system updated itself while I was inside the residence. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Windows on the middle lanai are slightly cracked open for ventilation. Lanai screen door is locked. Clamshell storm shutter on right side of house is closed. Bahama shutters are open. Green forwarding slip in mailbox.
6/12/26: The smoke detector in the guest bedroom was chirping when I arrived. I replaced the battery with a new 9V battery provided from the kitchen and made sure to test it after installing the new battery. Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
6/12/26: Made sure the icemaker was off and the water heater was on the lowest setting. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring the water stain on the garage ceiling closely.
6/12/26: Watered the plant on the lanai and made sure to use the right side slider only. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
