Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,871 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/28/26: Tested & inspected all nine irrigation sprinkler zones throughout the entire yard due to extreme browning. All sprinkler heads appeared to be working correctly. All zones were set to run for 30mins per zone but was not enough to suffice with the current drought conditions & water restrictions. I increased all zones to run for 50mins per zone for now. I made sure everything was closed up when leaving.4/28/26: Drive by. Client advised that the neighbor was unable to open the garage overhead door after a power outage causing loss of WiFi signal to the security cameras. I attempted to open the garage overhead door using the keypad but the garage door would not respond. The battery inside the keypad is good & the keypad illuminates when buttons are pushed. There appears to be a tripped gfi outlet or breaker supplying the garage door opener causing it to not respond at this time. Client advised they will be contacting a locksmith.
4/28/26: Ran the storm shutters on the lanai up and down for preventative maintenance. Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
4/28/26: All ceiling fans are off. Mesh storm shutter on lanai is closed.
4/28/26: Installed new AC air filters throughout the inside of the residence see photo below. The lawn has some browning throughout the entire year. The garage humidity level was over the acceptable level of 60% again. I lowered the garage thermostat to 73 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.
4/28/26: Removed an elite pest sign dated 4/21 from the front yard. Landscaping work has been conducted on the front of the residence. Made sure the water heater and the range were off. The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. There is a small section of soffits pushed up along the back of the house. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets & bags. Visual check of the truck in the driveway. 4/28/26: The lawn has some browning throughout the entire yard see photos below. Brought in a package that was laying by the front door when I arrived see photo below. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. I put the key back in the lockbox when leaving. One of the pipes connected to the pool pump equipment has a slow drip leak while the pool pump is running. Client is addressing. Brought in one pool boy service slipped dated 4/27. I ran the hose in the pool during the service call to help offset evaporation. The temporary plate on the vehicle is expired client is addressing. All ceiling fans are on. Checked all damp rid bags throughout the residence. Both pool cage screen doors are unlocked. Mini fridge and freezer on lanai were both on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. GFI outlet was tripped. I reset it restoring power to the cords going to the boat. Closed the garage overhead door when leaving.
4/28/26: Removed a truly Nolan pest sign from the front yard. Brought in several pieces of important mail with a stack of sales flyers. I was unable to forward the mail as there are currently no prepaid envelope provided. Client advised they will be providing prepaid envelopes. Made sure the water heater, range and icemaker were off. The ac thermostat wasn’t holding set temperatures & the humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac air handler breaker accidentally turned off in the breaker panel when the client departed. I turned the breaker back on restoring power to the AC air handler allowing the AC system to begin cooling the residence again.
4/28/26: Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Numerous sections of soffits from the back of the house over the lanai have fallen out & are laying on the ground. Client is addressing. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
4/28/26: Drive by. Put the empty garbage can back inside the garage.
4/28/26: Put a lockbox on the front door for the AC company when leaving. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/26/26: Drive by. Put the garbage can down by the street for collection. Made sure everything was closed when leaving.
4/24/26: Brought in an unsealed envelope that was on the front door with documents from the association see photos below. Downstairs mini split read 75. Humidity and temperature readings were 50.8% & 75.9. Downstairs portable dehumidifier read 55. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
4/24/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. All ceiling fans are off. Watered both plants & rotated them 1/4.
4/24/26: There has been some activity inside the residence since the last service call. Furniture is out on lanai. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent mildew & odors.
4/24/26: Will be removing the lockbox from the front door when painting on the exterior of the building begins. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/24/26: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. The humidity level was back under 60% inside the residence after making the last adjustment and turning the portable dehumidifier back on. Will continue to monitor closely and adjust accordingly. Portable dehumidifier in kitchen read 53. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
4/24/26: The pool water level was low and the bottom was dirty when I arrived see photos below. I let the hose run it during the entire service call and set the water timer for 120 minutes when leaving to bring the water level back up. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Brought in one piece of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
4/24/26: Removed the broken handle and installed the new door handle on the living room sliding glass door see photo below. The plate on the mini van is expired. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
4/22/26: Brought in five pieces of mail with five small packages see photos below. Made sure the water heater, range and icemaker were off. There are some perishable food items inside the refrigerator photo below. The irrigation system is in the run position. Portable dehumidifier in kitchen read 50. Owners pantry is locked. Visual check of the boat photo below. I left the water main on when leaving for the pool.
4/22/26: The passcode for the door between the garage and home would not work when I arrived. Client advised me to open the door using a key provided from the lockbox on the left side of the house. I put the key back in the lockbox when leaving. One of the pipes connected to the pool pump equipment has a slow drip leak while the pool pump is running see photos below. 4/21/26: Drive by. Brought all mail documents requested to the post office for forwarding. Photo of the receipt with tracking number below.

4/21/26: Drive by. Went back to the residence to vacuum out the drain pan full of water underneath the water heater. I dried off the outside of the water heater and inside the pan after removing the water and double checked to make sure the pressure relief valve was closed photos below.
