Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/25/24: Storm preparations. Brought all furniture & plants etc off the front porch & closed the storm shutter over the front door. All storm shutters are closed.
9/25/24: Storm preparations. Closed all three storm shutters over the office windows using the remote from the living room.
9/25/24: Storm preparation. Closed & locked the storm shutter over the front door.
9/25/24: Storm preparation. Closed the storm shutter over the front door.
9/25/24: Storm preparations. Put the plant inside the residence & closed the storm shutter over the front door.
9/25/24: Storm preparations. Brought everything inside of the front porch & lanai photos below. Made sure everything was off & locked up etc. I put the key back in the lockbox when leaving.
9/25/24: Storm preparations. Closed all storm shutters & brought all lightweight furniture etc under cover photos below. All of the metal patio furniture is starting to rust & leaked rusty water onto the pool pavers when being moved which will have to be pressure washed to remove. Will advise the client. Temporarily turned off both water heaters & water mains.

9/25/24: Storm preparation. Closed all open accordion storm shutters around the residence & engaged the locks photos below. Also temporarily engaged the latches on the garage overhead door.
9/25/24: Storm preparation. Closed the accordion storm shutter on the lanai & the two shutters on the front of the house photos below. I made sure they were locked in place & put the keys back next to the coffee maker when finished. I removed all lightweight items from the lanai & front porch & placed them in the garage for now. I made sure everything was locked up & the garage overhead door was closed when leaving.
9/25/24: Storm preparation. Closed all the open storm shutters on the lanai. I also temporarily engaged the locks on the garage overhead door. I put all the keys back on the kitchen counter & manually closed the storm shutter over the front door when leaving. All storm shutters around the residence are now closed.
9/24/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/24/24: Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
9/24/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
9/24/24: The electric meter has been connected to the new underground power line since the last service call see photo below. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
9/24/24: Put all garbage cans inside the garage for storm preparation for now. The kitchen lights were on when I arrived. I turned them off before leaving. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
9/24/24: The pool was green on the surfaces when I arrived see photo below. Client is addressing. Photo of the guest bathroom toilet brand below. Swept around all security cameras for cobwebs. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
9/24/24: Weeds are starting to build up in all the landscape beds. The electric meter is still waiting to be connected to the new underground power line. Brought in six pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has some washout starting to transpire. Client will address. Put all sales flyers in the trash can. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/24/24: Removed a Massey pest sign from the front yard. The large damp rid bucket in the truck is full and needs to be replaced. All ceiling fans are off. Visual check of the dock.
9/24/24: There was a notice from the county court on the front door when I arrived see photo below. All of the landscaping bushes need to be trimmed soon. Excessive weeds are growing in the pool pavers. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
9/24/24: Removed a Hughes Exterminators pest sign from the front yard. The deco drain on the lanai needs to be cleaned out again. Gutters are waiting to be installed on the front and sides of the house. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
9/24/24: Removed an elite pest sign dated 9/11 from the front yard. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closely. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
9/24/24: Shed door is locked.
9/24/24: The tag on the boat trailer expires soon. Client will address. Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
9/24/24: Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
