Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,489 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/13/24: The browning in the yard, reported previously, is improving. I found several dozen dead ants in the drip pan for the HVAC air handler, photo below.
6/13/24: I’m not certain the mini-split in the garage is working efficiently.
6/13/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The building is still waiting on new gutters to be installed. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
6/13/24: Water main is on and I kept it on as I am not sure of your directive with regard to it. I tried calling before I left the property.
6/13/24: Brought in a package that was laying by the front door when i arrived see photo below. The building is still waiting on new gutters to be installed. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the escutcheon plates around one of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from the new roof construction vibrations. All storm shutters on the lanai are closed.
6/13/24: The outside of the building is still waiting on new gutters to be installed. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered the downstairs thermostat to 77 & the upstairs thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier upstairs read 57. Storm shutters over windows are closed. Two storm shutters on each end of the lanai are partially closed. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving. Plants on front porch were wet from rain.
6/13/24: The browning of the lawn is improving with all the rain we’ve had. The plants on the lanai did not need watering based on my plants moisture meters reading.
6/13/24: The keypad on the front door flashed red & alerted to low batteries when i arrived. I replaced the batteries with four AA batteries provided from the residence restoring power to the keypad. The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Storm shutter in dining room is partially open. Mesh storm shutters on lanai are closed.
6/13/24: The car charger was lit with green light. The AC was not running in the garage for some reason. I shut it off and then back on and it began to run again.
6/13/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Water stains underneath dining room windows & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
6/13/24: The garbage disposal appears to be seized & im unable to free it. The humidity level was over the acceptable level of 60% inside the residence on both floors again. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room does not appear to be working correctly anymore. The humidity level is high & it will not respond when any of the buttons are pressed. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
6/13/24: Browning in the yard is improving with all the rain we’ve had. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on.
6/13/24: Furniture on the lanai. Weeds growing in the cracks, photo below. I found dozens of dead tiny flies in the refrigerator and just outside on the floor. I could not see any live flies. I cleaned these up. I’m concerned about the gutter out front of the bedroom that had ceiling damage. It appears to me the gutter was running over for quite some time. The dirt on the exterior window sill and the sediment under the gutter just above are why I say this, photos below. I found no obvious water intrusion. I reset the thermostat to 78 again this week.
6/13/24: Drive by. Checked the residence throughly for water leaks. Found a few new small water stains on the dining room & living room ceilings see photos below.
6/13/24: All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
6/13/24: The browning in the yard is improving with all the rain we’ve had.
6/13/24: There was commercial remediation equipment running in the master bedroom when I arrived see photos below. The plastic is starting to fall off the ceiling causing water to fall onto the bed & floor. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% on both floors. I lowered both thermostats to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. The contractors still have most of the storm shutters temporarily open. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
6/13/24: Browning in the yard is improving with the rain we’ve had. I poured 4oz of vinegar down the HVAC condensate tube.
6/13/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence when i arrived as the locks appear to have been changed since the last service call. Will contact the client & advise them of the situation.
6/13/24: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm is imminent. Water was on in #2004.
6/13/24: Poured vinegar down the HVAC condensate tube chased by water. Browning of the yard is getting better with all the rain we’ve had this past week.
6/13/24: The lawn is not as brown as before now that we are into the rainy season.
6/13/24: The garage door has been locked since the last service call & im unable to unlock it with the key provided. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/13/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.

All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
