Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/28/24: Drive by post storm check. Everything was ok just a few tree branches in the front yard. Roof appeared ok. The water levels did not appear to reach close to the house. Power was on, ac system was on & the refrigerator & freezer were on & cold. Did not find any water intrusions or water damage. I rebooted the internet & security equipment to get the security cameras back online. Garage & vehicle were ok. No pool cage screens torn.
9/28/24: Drive by post storm check. Everything was ok. No water intrusions or water damage found. Power was on, ac system was on, refrigerator & freezer were on & cold. Cable & internet were working. Security camera on front of house appears to be powered by a solar panel & there has not been any sun for several days now. Garage & vehicle ok. No tripped breakers. No torn screens on pool cage. Surge water levels appeared to have reached the middle of the driveway & did not make it to the house.
9/28/24: Drive by post storm check. Catastrophic surge flood water damage throughout the entire residence! The water level appears to have been an approximately 2’ throughout the entire residence. All furniture etc damaged throughout the entire residence & garage. Carpets are still saturated with water throughout residence. I had to unplug surge protectors laying on wet carpets & full of water. Internet equipment destroyed due to being submerged. The inside of the suv was dry. Water remediation & insurance adjuster needed immediately! Power was on to the house. I found several breakers tripped & reset them restoring power to both ac units. I lowered the ac thermostat to 72 for now & turned on all ceiling fans for mold prevention. The refrigerator was not working I removed all perished food items & opened up the doors. The roof did not appear to leak anywhere & the dock was ok. Debris in yard. The county left a notice on the front door as I was leaving.
9/28/24: I found no obvious storm damage to your condo yesterday about noon. The water had risen to your door but did not make it inside. Your condo had no power, but I had not found any to that point that did.
9/28/24: Drive by post storm check. Everything was ok. Power was on, ac system was on & working correctly, no water intrusions or water damage. Car & garage were ok. Roof appeared ok & no torn screens. Water level in canal came up high but did not reach the building.
9/25/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/25/24: Storm preparation. Closed the mesh storm shutters on the lanai.
9/25/24: Storm preparation. Installed the galvanized storm shutter panels over the front door & turned the breaker to the dock off photo below. Made sure everything was locked up & put the key back in the lockbox when leaving.
9/25/24: Storm preparations. Brought all furniture & plants etc off the front porch & closed the storm shutter over the front door. All storm shutters are closed.
9/25/24: Storm preparations. Closed all three storm shutters over the office windows using the remote from the living room.
9/25/24: Storm preparation. Closed & locked the storm shutter over the front door.

9/25/24: Storm preparations. Brought everything inside of the front porch & lanai photos below. Made sure everything was off & locked up etc. I put the key back in the lockbox when leaving.
9/25/24: Storm preparations. Closed all storm shutters & brought all lightweight furniture etc under cover photos below. All of the metal patio furniture is starting to rust & leaked rusty water onto the pool pavers when being moved which will have to be pressure washed to remove. Will advise the client. Temporarily turned off both water heaters & water mains.
9/25/24: Storm preparations. Closed all storm shutters & brought all lightweight furniture etc under cover photos below. 9/25/24: Storm preparation. Closed all open accordion storm shutters around the residence & engaged the locks photos below. Also temporarily engaged the latches on the garage overhead door.
9/25/24: Storm preparation. Closed the accordion storm shutter on the lanai & the two shutters on the front of the house photos below. I made sure they were locked in place & put the keys back next to the coffee maker when finished. I removed all lightweight items from the lanai & front porch & placed them in the garage for now. I made sure everything was locked up & the garage overhead door was closed when leaving.
9/25/24: Storm preparation. Closed all the open storm shutters on the lanai. I also temporarily engaged the locks on the garage overhead door. I put all the keys back on the kitchen counter & manually closed the storm shutter over the front door when leaving. All storm shutters around the residence are now closed.
9/24/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/24/24: Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
9/24/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
9/24/24: The electric meter has been connected to the new underground power line since the last service call see photo below. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
9/24/24: Put all garbage cans inside the garage for storm preparation for now. The kitchen lights were on when I arrived. I turned them off before leaving. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
9/24/24: The pool was green on the surfaces when I arrived see photo below. Client is addressing. Photo of the guest bathroom toilet brand below. Swept around all security cameras for cobwebs. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
