Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,503 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/17/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important. Some pest digging in the front mulch, reported previously. Raised and lowered the back hurricane screens. This was a complete walk around and thru without running water however the toilet bowl levels are high. This was done to set up the service day change into next week.
6/17/24: Current photos of the lawn. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
6/17/24: None of the exposed walls inside have signs of moisture, and it has rained all night and off and on all morning. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, reported previously. I unplugged the cart charger. I moved the cushion on the lanai to the bedroom nearest the garage.
6/17/24: This was a complete walk around and thru without running water however stoppers are now all down and toilet bowl levels are high. This was done to set up the service day change into next week.
6/17/24: Portable dehumidifier read 66. Ceiling fan is on. Left the water main on when leaving. All storm shutters are open.
6/17/24: Turned off the valve to the waterfalls & plugged the security camera back in. The refrigerator was off when i arrived & I was unable to turn it back on. I did not find any tripped breakers or gfi outlets. The tags on the vehicle & boat trailer both expire soon see photos below. There appears to be some rust staining on some of the pool tiles by the waterfall. All ceiling fans are off. All storm shutters are open. Left the water main on when leaving.
6/17/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai.
6/17/24: There is browning in the yard, the recent rains have improved it though. The HO has an irrigation company appointment set. Bushes are getting a bit shaggy, reported previously, weeds too. I pulled the larger weeds on the lanai/pool cage area. The lawn is quite long however all lawn care company’s behind because of last weeks rains, photos below. The kitchen sink tie leaking at the transition nut, photo below. The left side MB sink has a slow drain. Both of these sink items have been tagged.
6/17/24: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the ac to 69 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
6/17/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
6/17/24: Debris (palm fronds) still piled in the side yard. Browning in the yard has gotten better with the recent rains.
6/17/24: Brought in two new large damp rid buckets for the vehicle & made sure the heating pad in the master bedroom was unplugged. The lawn has some browning throughout the entire yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
6/17/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. I unplugged the kitchen camera and after 5 minutes then plugged it back in to reboot.
6/17/24: Drive by. Picked up the check & house key from underneath the front door mat.
6/17/24: Moved the power cord blocking the security camera view on the front porch. The pool company arrived to service the pool while I was at the residence. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
6/17/24: Brought in one piece of mail with some sales flyers see photo below. There were a few live ghost ants on the kitchen counter by the sink. I placed a couple Terro ant bait stations near the ants for now. Will continue to monitor closely. The ac air filter in the master bedroom is dirty & needs to be replaced soon size 12x12x1. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
6/17/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
6/17/24: The ac air filter is dirty & may need to be replaced soon size 14x20x1. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
6/17/24: The lawn has some browning throughout the yard. All ceiling fans inside are on. Mini fridge on lanai is off. Mud dauber nest on entryway ceilings. Hairline cracks in exterior stucco several locations.
6/17/24: Found breaker number #27 tripped in the breaker panel & reset it restoring power to the security camera in the front bedroom. The lawn has several brown spots throughout the yard. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
6/17/24: The damp rid bucket inside the car was full. I replaced it with a new damp rid bucket provided in the laundry room. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
6/15/24: The security sign next to the front door had some pieces broken off of it, photo below. The circuit breaker marked Kit was tripped. The auto battery maintainer did not have power until I reset this tripped breaker. It did not trip again the entire time I provided service. Some digging in the mulch out back consistent with that of an armadillo. I did not find an armadillo den.
6/15/24: I opened the entry door and overhead door to ventilate the garage a suggested. I poured vinegar down the HVAC condensate tube then chased it with water.

I found a dozen to 2 dozen dead tiny flies on each window sill from th office window to the slider. Example photo below. I also found a dozen or two in the slider bottom track, photo below.
