Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/30/24: The homeowner has requested the water be run every other service call. This was the day I ran the water and flushed the toilets. All stoppers are down as well as glass drain covers. I met the workers from Curry Roofing, they inspected the ceiling issues reported previously. When I left the property the water was off and the front hurricane shutters were down.
9/30/24: The dehumidifier read 48 and was running/working.
9/30/24: Drive by post storm check. The garage overhead doors were open when I arrived & there appears to have been a lot of water inside the garage. The inside of the car was dry but the storage room had water damage see photos below. The car may need to be professionally cleaned on the outside. Everything was ok inside the residence except for two small possible water intrusions on the upstairs ceiling right by the stairs see photos below. The carpet was dry underneath but there was a small orange stain from the drywall nails getting wet. Power was on & the ac system was on. I left the storage room door open for ventilation.
9/30/24: I watered the plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai.
9/30/24: Drive by post storm check. The garage overhead doors were open when I arrived & there appears to have been a lot of water inside the garage. Water did not get inside the car but it did get inside the storage room & damaged everything inside photos below. May need to have the car professionally detailed on the outside as dirty salt water was on it. I left the storage room door open for now. Everything was ok upstairs. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water intrusions or water damage inside the residence.
9/29/24: Drive by post storm check. Garage & storage room were ok. Storage room was dry & the dehumidifier was on & running. Water does not appear to have made it into the storage room. Everything was ok inside the residence except for a water intrusion on the bottom left side of the upstairs south window photos below. It was still slightly damp to the touch but the carpet was dry below. I did not see any other water intrusions or water damage. Power was on, both ac systems were on, refrigerator & freezer were both on & cold. I swapped out the battery in the doorbell camera with a full battery & put the other battery back on the charger.
9/29/24: I watered 2 of the plants on the outer pool deck, I watered 8 plants just inside the hurricane screen. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. A plant out back appears to have been burnt by the sun or possibly a chemical, reported previously. The front tree needs re-staked, photo below.
9/29/24: Drive by Post storm check. The garage overhead doors were open when I arrived & there appeared to have been a lot of water inside the garage. Water did not get inside the vehicle but did get inside the storage room photos below. The portable dehumidifier was still on & working but the storage room will need to be cleaned out. Everything was ok upstairs. Power was on, ac system was on & the refrigerators & freezers were all on & cold. I did not see any water intrusions or water damage inside the residence.
9/28/24: Drive by post storm check. The power to the residence was off when I arrived & I was unable to open the garage overhead door. I entered the residence through the front door with the key provided & found almost every breaker in the breaker panel tripped & reset them restoring power to the house & security system. I did not see any water intrusions or water damage inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. The dock had some soffit damage on the left side photos below. The flood waters came up into the back yard but did not reach the house. I made sure everything was picked up & activated the security system when leaving.
9/28/24: Drive by post storm check. Picked up all the pieces from the privacy fence & put them by the shed. I propped up the section of leaning fence see photos below. Boat & dock appeared ok. I did not see any roof shingles on the ground or missing from the roof Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water intrusions or water damage inside the residence. Made sure everything was locked up when leaving.
9/28/24: Drive by post storm check. The garage overhead door was open & the inside of the garage was already cleaned out by the neighbors when I arrived. No water got inside the cars or storage room. The gfi outlet that all the cars & golf cart are plugged into is tripped & will not reset. The outlet appears to need replaced at this time. Both cars started right up & idled correctly. Everything was OK inside the residence except for a new water stain on the living room ceiling photos below. Power was on, both ac units were on & the refrigerator & freezer were both on & cold. No torn screens on the front porch or windows. The kitchen is still waiting to be cleaned from the weevils.
9/28/24: Drive by post storm check. The garage overhead doors were open when I arrived there appeared to have been a lot of water inside the garage. No water got inside the car but the storage room got flooded & every inside damaged photos below. There was no power on the storage room so the portable dehumidifier is off & the storage room need to be cleaned out. Everything was ok upstairs, power was on, the ac system was on & the refrigerator was on & cold. I did not see any water intrusions or water damage instead the residence.
9/28/24: Drive by post storm check. The garage overhead door & the storage room were open when I arrived & the garage appeared to have had a lot of water inside it photos below. No water got inside the car but it will need to be professionally detailed as it got really dirty & salt water all over it. Everything inside the storage room appears to be damaged & will need to be cleaned out. Everything was ok inside the residence except for the ac system. The thermostat was not holding set temperature and the condenser was not running. I did not find any trip breakers. The ac system will need to be repaired at this time. I did not see any water intrusions or water damage inside the residence.
9/28/24: Drive by post storm check. The garage overhead doors were open when I arrived & everything inside the garage was still wet. There does appear to have been a lot of water inside the garage area but not inside the storage room. No water got inside the vehicle & everything was unplugged. The inside of the storage room was dry except for the floor mat directly by the front door. The portable dehumidifier was on & running. Brought in the two packages by the front door photo below. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water intrusions or water damage instead the residence. Activated the alarm system & closed the storm shutter over the front door when leaving.
9/28/24: Drive by post storm report. The garage overhead doors were open when I arrived & everything was still wet inside the garage. No water got inside the cars & everything was unplugged. The storage room had water damage to the entire room & the portable dehumidifier was not working due to the gfi outlet not working photos below. The storage room will need to be cleaned out. Everything was ok upstairs & dry. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold.
9/28/24: Drive by post storm report. Everything was ok except for a small water intrusion found underneath the left side dining room window which was still slightly damp to the touch photos below. Power was on, the ac system was on & the refrigerator & freezer were both on & cold. Water did not appear to have entered the garage.
9/28/24: Drive by post storm check. Everything was ok. Garage, vehicle & boat all ok. No water appeared to have entered the garage. Power was on, ac system was on & refrigerator & freezer were both on & cold. I did not see any water intrusions or water damage. I put the plant back out on the front porch for now.

Power was on, both ac systems were on & the refrigerator & freezer were on & cold. I did not see any water intrusions or water damage inside the residence. Closed the storm shutter over the front door when leaving.
9/28/24: Drive by post storm report. Everything was ok with the vehicle. Julie was washing out the garage when I arrived & rinsed all the salt water off the bottom of the vehicle & cleaned out the storage room. Everything was ok inside the residence except for a new water stain above the front door photos below. Power was on & the ac system was on. I did not see any other water intrusions or water damage. Attic space was dry. Also brought in a package that was laying by the front door photo below.
9/28/24: Drive by post storm check. Power is currently off to the entire building. Everything is ok inside the residence. I did not see any water intrusions or water damage. Ac system is temporarily off. I turned off the breaker to the refrigerator & propped the doors open. Water heater room was flooded but water heaters appear to be ok. Storage room door open for ventilation by management.
9/28/24: Drive by post storm check. Everything was ok. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water intrusions or water damage. Lanai was ok. I put both plants back out on the front porch & lanai for now. Vehicle was ok.
9/28/24: Drive by post storm check. Everything was ok. Power was on, ac was on & mini fridge was on. I did not see any water intrusions or water damage. Landscaping ok. Dock & boat were ok. Just one board missing from dock photo below.
9/28/24: Drive by post storm check. Catastrophic flood water damage throughout the entire guest home photos below. Several feet of water appears to have risen throughout the residence. Water remediation & insurance adjuster needed immediately! Contacted the client & advised them of the situation. There was power but the Portable ac & portable dehumidifier were not working due to being submerged in water. I opened all the shutters for the clean up crew before leaving.
9/28/24: Drive by post storm check. Catastrophic flood water damage all first floor level garages, vehicle, pool, furniture, seawall, landscaping, debris in yard etc photos below. Several feet of water appears to have risen through the property. The kayaks were misplaced but I was able to locate them all & put them back on the rack. Water remediation & insurance adjuster are needed immediately! Contacted the client & advised them of the situation. Everything on the second floor was ok. Power was on, ac was on, refrigerator was on & cold. I did not see any water intrusions or water damage upstairs. Alarm system was working, I made sure everything was locked up & left the storm shutter on the front door open when leaving.
