Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

10/1/24: Removed a truly Nolan pest sign from the front yard. Water did not get into the garage or house. Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
10/1/24: I placed the mail in the blue recycling bin in the garage as requested. There was a package on the fridge on the lanai, phot below. I placed it in the blue bin in the garage with the rest of the mail. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Weeds growing on the lanai/pool cage area, report previously.
10/1/24: The garage with the boat in it does appear to have had several inches of water ran through it during the storm but is currently dry. The smoke detector in the living room was chirping when I arrived. I replaced the battery with one new 9V battery provided from the laundry room cabinet and made sure to test it after replacing the battery. I raised the ac thermostat to 76 for now as the air handler in the garage is starting to condensate too excessively dripping a lot of water onto the garage floor below. This should slow down the condensation for now & evaporate off the floor. The office bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Client can address when they return. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Some of the furniture has been moved in the master bedroom due to carpet cleaning. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 73.7% & 89.0. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
10/1/24: I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area. There is a greying of the master bedroom ceiling that doesn’t appear to be wet or mold, it really looks like fading paint, reported previously. Weeds growing on the lanai. A couple of bushes have lost most of all their leaves, reported previously. Some small branches and palm tree debris on the ground. A small ceiling stain above the bar in the kitchen, photo below. Weeds growing in the cracks of the lanai.
10/1/24: I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner. There is quite a bit of storm debris in the yard, photo below. Weeds are growing in the landscaping and the cracks of the drive, photo below. Insect droppings in MB left sink cabinet, photo below.
10/1/24: The power pedestal by the dock is leaking water internally from the hose spigot pipe when the water main to the house is turned on photo below. The spider free pool cage company arrived to treat the residence while I was there. Put both empty garbage cans back inside the garage. Brought in two pieces of mail with a some sales flyers see photo below. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Client can address when they return. Watered the plant in the laundry room & rotated it. Ran water through the kitchen pot filler. Wine cooler read 56.3. Mini fridge on lanai was on & cold. All ceiling fans are off. Made sure the mailbox was locked after checking for mail. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & all panels are on.
10/1/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two previously reported armadillo holes appear to be inactive. One newer or at least fresh digging armadillo hole between the pool cage and hedge, reported previously. There is a large brown spot in the grass next to the driveway, seems to not be improving anymore.
10/1/24: There was a paver company sign in the front yard and marks along the front walkway when I arrived photos below. Water did not get inside the garage & appears to have stopped approximately 10’ from the garage door. Made sure to leave the door between the garage & the house unlocked. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Storm shutters on lanai are closed. Left the water main on when leaving for the pool water auto filler.
10/1/24: I found what appears to be an old wet spot in the corner of the MB, previously reported, no change.
10/1/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The smoke detector in the living room is chirping, indicating it will need a battery replaced. It is not an issue as long as no one is staying here in my opinion.
10/1/24: There is a small section of soffits pushed up on the front of the house by the front entryway photos below. The pool has a lot of debris on the bottom photo below. Water does not appear to have made it inside the garage or inside the house. Everything appeared to be ok with the boat. The lawn has some browning in the front & back yard. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. The water damaged area in the stucco on the back of the house has not changed in appearance since the last service call & currently felt dry to the touch. Client is addressing. Several pool tiles have fallen off from the water line. Client is addressing. Sections of the metal fence behind the pool are starting to fall as some of the brackets are rusted & broken & some of the screws holding the post in place are rusted falling out. Client is addressing. Boat outlet power was off. The barnacle growth on the slidemoor tracks for the boat is setting up faster then I can keep up with & it is starting to get harder to operate as the cleats are getting stuck right below the water line & the rope threatens to snap when pulled too hard. The construction cone is still in the front yard. Bird droppings on lanai floor. Rusted metal banding on the front left & right corners of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Left the water main on when leaving.
10/1/24: I poured vinegar down the HVAC condensate tube then chased with water. When I first arrived, the AC was not running. As standard protocol on your unit, I turn down the humidistat below where it is set to, however in this case it was reading above 60 and was set at 50. The unit should have been running and it wasn’t humidity inside was 63.4%. I checked the drain side of the unit HVAC unit there was no water in it. Then I checked the float side of the HVAC system, and it did have water. When water accumulates in the float switch tube it is supposed to shut the system down because it’s normally an indication that the drain line is plugged. So I begin flushing the drain line side of the unit with over a gallon of water and it never backed up indicating it was not plugged. I removed the water that was sitting inside the float switch side with a paper towel then I put the float switch back inside the tube and waited, it began to run. It ran for only a minute or so then shut down. A few minutes later it began to run again and then ran for an entire cycle. The air coming out the supply line vents was under 65° so it was cooling as well. I checked the float switch tube after it cycled and it was empty. I can not explain why it wasn’t running however it seems to be operating as it should be now. The humidity had came down to just under 60% by the time I left.
10/1/24: Truly Nolan was treating the exterior perimeter of the house when I arrived. Brought in another large stack of important mail & sales flyers. Voting ballot was in this weeks mail. Will be taking all important mail to the post office for forwarding. The lawn has a few small brown spots throughout the yard. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
10/1/24: There was a large pile of landscaping/storm debris in the driveway when I arrived photo below. There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/1/24: The bush next to the AC condensing unit has been trimmed back. The MB bath tub valve drips occasionally even when off. It is tagged as such. The MB right side sink drains quite a bit slower than the left. It has been tagged as such.
10/1/24: The plastic pool pump filter canister lid was leaking from a crack on the top of the lid when I arrived see photo below. The lid appears to be dry rotted & will need replaced. Left the garage door handle unlocked when leaving. One of the pipes inside of the pool heater is slowly leaking while the pool pump is running. Client is addressing. Weeds are building up in all the pool pavers & landscape beds. Client is addressing. Lanai south screen door has a broken closer. Portable dehumidifier in kitchen read 40. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
10/1/24: Rebooted the internet modem, ac thermostat & irrigation timer to reconnect to WiFi. The ac thermostat would not connect as the owner of the account with the app on their phone needs to be present with the thermostat. Will contact the client & advise them of the situation. Water does not appear to have made it into the garage or house. Two bottom screens on each end of the lanai had small circular holes chewed in them when I arrived most likely from squirrels see photos below. The lawn has a few small brown spots on the left & right side of the house. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
10/1/24: The pool pump has started making a loud noise while running but appears to still be working correctly. The lawn has a few small brown spots that appear to slowly be getting better. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
10/1/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
10/1/24: Current photos of the hole by the seawall that is slowly washing out again below. Weeds are starting to build up in all the landscape beds. The electric meter is still waiting to be connected to the new underground power line. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has some washout starting to transpire. Client will address. Put all sales flyers in the trash can. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/30/24: Photo of lawn below
9/30/24: Drive by post storm check. Checked outside of residence only. The water from the canal appears to have only made it to the top step going down to the dock & did not reach the house photos below. The dock was still intact but there is some cracks in the seawall in front of the gate. Everything was ok with the house & pool except for the little lattice section by the pool pump was knocked over. Power was on as the ac condenser was running outside.
9/30/24: The tree out back was blown down by the storm, I’m assuming.
9/30/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, only one piece appeared to be important, photo below. Raised and lowered the back hurricane screens. There were two weeds on the lanai that I pulled rather than spray.
9/30/24: Drive by to open up the residence for clients guest. Turned on the water main & ice maker. Put furniture back out on the lanai. Was unable to turn the water heater on as the flood water submerged the water heater up to the bottom heating elements & the panel was full of water making it not safe to turn on. A professional plumber will be needed to inspect the water heater before it is turned back on. Will contact the client & advise them of the situation. The ac company has not repaired the ac system yet so the ac system is still currently not working. Put the new registration sticker on the tag of the car & put the registration inside the car.
