Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/2/24: The master bathroom right side sink has started to leak from the trap where it connects to the bottom of the sink while water is running through it see photo below. I turned the valves off & tagged it as such. Client can repair when they return. The lawn & vacant lot both need to be mowed soon. Some of the landscaping bushes need to be trimmed soon. The smoke detector in the master bedroom is defective and needs to be replaced. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
10/2/24: The MB smoke detector is chirping indicating a low battery. There is a discoloration around the sprinkler head in the front office, I checked this spot today against past photo and it does not appear to have worsened.
10/2/24: Swept dead bugs & dirt off the front porch. There are several circular holes in some of the pool cage screens temporarily covered with duct tape. Client will address when they return. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. All the plants appear to be healthy. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
10/2/24: I did not see any new water stains on the ceilings. Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered the plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
10/2/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. Weeds growing in the cracks on the lanai, too many to pull, they should be sprayed, photo below. I can spray these for $25, let me know if you would like this done. The smoke detector in the front hall is no longer chipping. Upon your return you will need to change this battery. I brought the AC filters today and changed the dirty one out to a fresh new one. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
10/2/24: There was a large package sitting in the foyer when I arrived photo below. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
10/2/24: All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
10/2/24: The tires on the car were starting to get a little low. I inflated them all to the manufacturers specifications on the driver’s door using my cordless inflator photo below. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
10/2/24: A small section of soffits are slightly pushed up on the right side of the house. The lanai may need to be pressure washed soon. All ceiling fans are off. Wine chiller read 62. All storm shutters are closed. Green slip in mailbox.
10/2/24: Drive by post storm check. Everything was ok. Power was on, ac system was on & the refrigerator & freezer were on & cold. I did not see any water intrusions or water damage inside the residence. The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided from a kitchen drawer & made sure to test it after installing the new battery. Watered the plant in the living room & rotated it. Everything was ok in the garage storage room.
10/1/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

10/1/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/1/24: I poured 1/4 cup of vinegar down the AC drain as requested.
10/1/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
10/1/24: I poured vinegar down the HVAC tube followed by 12oz of water. Tree out back blown slightly over, photo below.
10/1/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
10/1/24: The pool pump is set to pull from the bottom center drain. The shutters remain down.
10/1/24: The alarm pad next to the garage door beeps lightly every minute or so. The ceilings spots are the same. Front door shutter key in electrical outlet box across from the door.
10/1/24: No water got inside the garage. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
10/1/24: The damp rid buckets in the car are full and need to be replaced. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters on lanai are closed. Left everything show ready when leaving.
10/1/24: Water did not get into the garage. All six damp rid buckets throughout the residence are full & need to be replaced. New windows are still waiting to be installed in the guest bedroom. Some plaster work and painting will need to be done around the inside of the new windows. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
10/1/24: Alarm is off. The pool auto fill is working. The pool is discolored still, photos below. There is still a bit of water in the one corner of the garage sent photo Friday. It less but still wet a bit. Screen on the front porch still needs repaired. First shown on the 6/18/24 report.
10/1/24: The inside of the residence has not changed in appearance since the last service call. New drywall is still waiting to be placed over the repaired walls throughout the residence & plantation shutters put back over the windows. All ceiling fans are off. Mesh storm shutter on lanai is closed.
10/1/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use. I found no yellow or for that matter anything having from the front door. I found a brown and white flyer in the yard that I picked up. There is a broken branch on the tree out front, photo below. I picked up most of the larger debris from the yard, but can’t cut the broken branch.
