Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,516 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/18/24: Drive by. Checked the residence for water damage. Did not find any evidence of water intrusions or water damage inside the residence from the water leak in the unit above.
6/18/24: Drive by. Rechecked all the gfi outlets & breakers for the refrigerator with the client on the phone but was unable to get the refrigerator to turn on. Client will have the refrigerator repaired.
6/18/24: The pool pump is set to pull water from the bottom center drain. I lowered and raised the manual shutters. Mud robbers started to build a larva cone in one, photo below. Just one reason they need to be “exercised” every few months.
6/18/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/18/24: Made sure the water heater, range & ice maker were off. Raised the ac thermostat to 80 per the client. The ac air filter is dirty & may need to be replaced soon size 16x20x1. Made sure the front load washing machine door was cracked open to prevent odors from building up. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
6/18/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
6/18/24: There is browning in the yard but should be improving with the recent rains we’ve had. Some weeds are growing in the cracks of the pavers on the lanai. The front bathroom shower head is spraying thru only 1/3 of the holes see photo below.
6/18/24: The lawn is looking better since the last service call. There is only one small brown spot in the front yard. The irrigation system appears to be working correctly. All ceiling fans are off. Mini fridge on lanai is off & door open.
6/18/24: There is browning in the yard but should be improving with the recent rains we’ve had. Some weeds are growing in the cracks of the pavers on the lanai.
6/18/24: There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
6/18/24: Photos of the plants on the lanai below. Browning in the yard is improving with the rain we’ve recently experienced.
6/18/24: There was some ceiling texture laying on the floor on the front porch from two spots on the ceiling when i arrived see photos below. It appears to possibly be from moisture damage. Photos of the ems mail below. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
6/18/24: Swept dead ants off the floors in various locations. All ceiling fans are off. Turned the water main off to the house only when leaving.
6/18/24: I found the light on in the guest bathroom. The door between the house and garage was cracked open and the light was on in the garage, photos of these below. The dining room slider was not locked, photo of which one below. The new island has a few imperfections see photos. The photo shows it open a crack but I only found it unlocked not open. The pool still has a great deal of debris on the bottom related to cleaning the pool pavers I’m sure. The front screen has not been repaired not sure if you remembered so below is another photo. The pool auto fill has not been put back on as of today. I pulled an Arrow Pest Control sign from the yard dated 6/15/24
6/18/24: The lawn has some browning throughout the entire yard. Irrigation system is in the run position. All ceiling fans are off. Visual check of the dock.
6/18/24: Drive back to set irrigation to early morning less time and 1 day a week
6/18/24: Removed a problem solved pest sign dated 6/16 from the front yard. The lawn has some brown spots throughout the entire yard. The pool water level was all the way to the top of the pool pavers so I did not run the hose in the pool at this time. The large propane tank on the left side of the house appears to be getting low on propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock.
6/18/24: I did not run water in any sink, shower or tub as well as I did not flush toilets. Client has RV antifreeze and the drains and traps. I did not water the potted plants out front as each indicate they have enough moisture using my moisture gauge. When I arrived, the irrigation system was running in the flower beds around the house. You have a cracked or loose fitting where the irrigation pipe meets the pump. I will send a video of it via text. I e been here 20 minutes and the same irrigation zone is running? The yellow tag I put on the circuit breaker tells me (and anyone else) the water heater is off at the switch next to the tank, so there is no need to turn it off at the circuit breaker, photo below.
6/18/24: New roof construction progress photos below. Most of the metal has been installed since the last service call. The driveway is sunken & cracked all along the left side possibly from heavy machinery see photo below. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
6/18/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered. Package at the front door, photo below.
6/18/24: There was some county work being conducted in the street on the left side of the house & location marks for utilities have been placed across the front yard when i arrived see photos below. The pool pump filter canister is still leaking while the pool pump is running see photo below. There was a foul odor coming from the kitchen when I arrived. I found some rotted food in the microwave & cleaned it all out with some cleaners & bleach see photos below. I left the door open & turned off the breaker for now. Will contact the client & advise them of the situation. Grass & weeds are starting to build up in the landscape beds. Monitoring the new sod along the seawall closley. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
6/18/24: Excessive weeds & grass are growing in all the landscape beds. Shed door is locked.
6/18/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
6/18/24: Met Blue Heron Landscape management to Troubleshoot the irrigation issue. Provided regular scheduled service call.
6/18/24: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
