Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/3/24: The left side dining room window had a water intrusion underneath the window sill during the hurricane & is being addressed by the client. The carpet & wall are currently dry underneath the window. The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
10/3/24: Browning in the yard remains the same. I poured 4oz of vinegar down the HVAC condensate tube then chased with water. The pool cage has some wind damage from Hurricane Helene, photo below.
10/3/24: The tags on the vehicle, boat & boat trailer expire soon. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a major storm is imminent.
10/3/24: Water did not get into the storage room or garage. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/3/24: The toilets are Seran wrapped so I did not flush them. The ceiling issue in the half bath appears to be now worse than when first discovered based on those baseline photos.
10/3/24: The ceiling spot areas previously reported do not appear to be worsening based on the human eye compared to past photos. The browning in the lawn does not appear to be improving.
10/3/24: Colonial roofing was working on the roof when I arrived. The large section of screen on the left side of the front porch is torn & will need to be replaced photos below. Everything was dry inside the garage storage room & the garage area was clean. All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
10/3/24: Colonial roofing was working on the roof when I arrived. The garage storage room door was open & a fan was running inside when I arrived as it appears the storage room had water in it photos below. The inside of the vehicle was dry. The tag on the vehicle expires soon photo below. I raised the storm shutter over the front door half way for now to gain access to the residence. There was a new water stain on the upstairs guest bedroom ceiling above the bed but the attic was currently dry photos below. Portable dehumidifier in kitchen read 55. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. All storm shutters are closed. Storm shutter over front door will be closed if a major storm is imminent.
10/3/24: No water got into the garage. Excessive weeds are starting to build up in the tiles on the lanai. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
10/3/24: No water got into the garage or residence. The plate on the vehicle appears to be expired. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
10/3/24: Made sure the water heater, range & ice maker were off. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
10/3/24: The lanai ceiling & all the breezeway ceilings on the front of the building have been stuccoed since the last service call see photos below. There was a new water stain on the guest bedroom ceiling behind the door see photos below. Portable dehumidifier in kitchen read 30. Minor drywall work and painting is still waiting to be completed inside the residence. Terry advised that they will still be accessing the attic to install the blown in insulation soon. The entire residence will need to be thoroughly deep cleaned when all construction is complete. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
10/2/24: Drive by to check ac system & post storm check. The ac condenser outside was running when I arrived but the air handler in the garage was not running & appeared to be froze up inside as there was excessive condenser all over the outside of it. I turned the ac off & attempted to turn the fan only on to defrost the coils but I could not get the fan inside the air handler to turn on & it does not appear to be working at this time. I did not find any tripped breakers. The ac system will need to be professionally repaired at this time. Will contact the client & advise them of the situation. I put a lockbox on the front door with a key to the residence inside for the ac company. The pool was slightly cloudy photo below. Client advised that the pool company is addressing the situation. I did not see any new water stains on the ceilings throughout the residence. Bottom of garage rear entry door is still slowly leaking water into the garage during heavy rains. Client is aware & addressing the situation when they return.
10/2/24: Made sure the water heater, range & ice maker were off. I did not see any new water stains in the ceilings. Picked up the envelope from the kitchen counter. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
10/2/24: The ac air filter was ready to be replaced. I replaced it with a new air filter provided by the air handler & wrote the date of installation on it. I did not see any new water stains on the ceilings. Disconnected the battery charger from the kayak battery. All ceiling fans are off.
10/2/24: Checked all ceilings throughly. I did not see any new water stains on the ceilings or any water intrusions inside the residence. Water did not get into the garage. I put the empty garbage cans back inside the garage. Everything was ok. Power & ac system were on. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
10/2/24: All the weeds that were growing in the landscape beds appear to have been sprayed recently. Weeds are still growing in the pool pavers. The backflow preventer on the left side of the house is dripping water. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
10/2/24: The browning in the yard is no longer improving in my opinion. The spot on the ceiling in the MB closet has not change from what I can see and based on the last photo.
10/2/24: The boat cover & items from the boat have been removed from the boat since the last service call & placed on the right side of the house photo below. The piling sections on the dock were knocked over as well. I tried to pick them & put them back in place but was unable to do so. The tags on the vehicles appear to expire soon. The lawn has some browning in the front yard. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
10/2/24: Landscape light right of the lanai screen door has cracked at the base, photo below. It won’t stand up so I brought into the garage. I poured 4oz of vinegar down the AC drain line chased by a cup of water.
10/2/24: The plant out front does not need watering, water bulb is full. The left MB sink leaks where the stopper actuator connect to the drain, reported previously. The plant out back is in need of re-staking, reported previously. The van wouldn’t start so I used my jump box to start it.
10/2/24: Water did not get into the garage or house. The tag on the vehicle expires soon. Cleaned up some gecko droppings off the floors in the kitchen and living room. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
10/2/24: Trees out back are leaning a bit, photo below. They will need to be re-staked.
10/2/24: Brought in one piece of mail see photo below. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
10/2/24: The browning in the yard is about the same. The lanai has gotten dirty at the outside edge, reported previously. Front tree has blown over a bit, reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before your return. I have you scheduled for this on 10/22/24. Package at the front door, I brought it inside, photo below.
