Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,516 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/20/24: Made sure the water heater, range & oven were off. Found several windows unlocked throughout the residence & locked them. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered both thermostats to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. Storm shutters on lanai are partially closed all the way. All storm shutters will be closed if storm is imminent. Furniture is on front porch.
6/20/24: We have used all the vinegar we need more. I can purchase it just let me know that is what you’d like done.
6/20/24: I found the water main valve on upon arrival, it was off upon departure. Toilets are Seran wrapped so I did. It flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it.
6/20/24: Items in guest shower so I poured 16oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill. I have shut the water valve off to the tank, reported previously. The lockbox was set to the open combination when I arrived, which means it was not locked. I always set these to 5555 when I leave so as to determine if anyone had or tried to enter between services. Sent a video by text
6/20/24: Checked all damp rid buckets. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
6/20/24: The living room, sitting room, dining room, and kitchen areas are all taped with plastic from the upper window areas down to and including the floor. I cannot run the water in the kitchen check the refrigerator or any of those items because the plastic prevent me from doing so.
6/20/24: Visual check of the car under the carport.
6/20/24: There was a grey suv & some other items in your garage parking space when I arrived photos below. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was off in #603.
6/20/24: Visual check of SUV.
6/20/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
6/20/24: Brought in a package & two magazines that were laying by the front door when i arrived see photos below. Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
6/20/24: The residence has been cleaned & all of the storm shutters have been closed since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/20/24: The tile on the front porch & the screen have been repaired since the last service call see photos below. The foyer lights were on when i arrived. I turned them off before leaving. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. All ceiling fans are off. Storm shutters are partially open for ventilation.
6/20/24: Drive by. Opened the storm shutter over the front door & placed the keys for the front door, storm shutter & garage behind the lion statue on the left. The client will just need to turn the water main back on & water heater breaker in the breaker panel when they return.
6/19/24: I connected to the battery maintainer to the SUV. I pulled several weeds on the lanai/pool cage area.
6/19/24: I started the car and it idled during the service call.
6/19/24: I poured vinegar down the HVAC condensate tube and chases with water.
6/19/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini split in the garage is on. The browning in the yard is improving with the recent rain.
6/19/24: The HVAC system was not running when I arrived. The condensate tube and the float switch for the air handler were full of water. I tried to use my shop vac to clear but it would not pull the plugged area out by vacuuming.
6/19/24: The lawn has browning but is improving with recent rains.
6/19/24: I watered 2 of the plants on the outer pool deck, I only watered 3 plants just inside the hurricane screen. I did not need to water the plants out front. I have noted the Nu-Line date for July as well as the filter.
6/19/24: Circuit breaker tripped for the refrigerator. Cleaned out the fridge and freezer perished foods. Lots of water from the ice maker had to clean up. Water the plant out front. The left MB sink leaks where the stopper actuator connect to the drain. I put a bowl under the trap to catch any possible dripping. I turned the water heater, dryer and range off at their circuit breakers.
6/19/24: Met Dan with Conditioned Air he changed out the air handler blower motor. 1.25 hours
6/19/24: Removed an elite pest sign dated 6/18 from the front yard. Monitoring the new sections of sod in the front & back yard closely. The irrigation system is in the run position. Brought in two pieces of mail with a stack of sales flyers see photo below. Owners pantry is locked. Left the water main on for the new sod & pool when leaving.
6/18/24: Drive by. Photos of all the commercial remediation equipment in the dining room & kitchen. Baseboards have been removed from the walls on the other side of the kitchen & the flooring looked ok. All of the drain lines for the remediation equipment have been moved to the bathroom sinks & no holes have been cut in the ceilings.
