Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

11/29/24: The garage door has the discoloration. I know I’ve pointed out before and here’s another photo looking around. No one really has anything like it in your neighborhood. I’m just not sure why you have it. There’s a photo of the outside and a photo of the inside , the inside shows gives no clue of why the outside looks as it does. There was a folder in the door jam with information about hurricane shutters photo below. Let me know if you want me to forward or open and take photos for you next time.
11/29/24: Weeds are starting to build up in the lanai pavers. Lanai screen door is temporarily unlocked. Some landscape bushes have been storm damaged along the back of the lanai. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed & storm panels are on. Closed the storm shutter over the front door when leaving.
11/29/24: The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light. Lamp in living room was on. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is off. Photo of the pool below.
11/28/24: The golf cart has been returned to the parking garage since the last service call. I was able to reconnect the battery charger back up to the golf cart. I started the lexus & let it idle during the service call to keep the battery charged for now. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed. Made sure the new front doors were completely closed & locked when leaving.
11/28/24: The humidity level was slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage storage room is waiting on new walls & door. The water heater room was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. All ceiling fans are off. All storm shutters are closed.
11/28/24: Remediated storage room is waiting on new walls & door. The ac system is still not working. Client is addressing. The water heater room was also remediated but the water heater was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. Portable dehumidifier in kitchen read 50. All ceiling fans are on. The garbage disposal is seized & Im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
11/28/24: Made sure the water heater, range & ice maker were off. The temporary tag on the vehicle expires soon photo below. The parking garage storage room has been remediated & is waiting on some new sections of walls to be installed. The alarm system is temporarily disabled. Client is addressing. The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
11/28/24: The water heater was manufactured in March 2019 see photo below. I am unable to determine the age of the air conditioning system. The address numbers have not been placed back on the front door yet photo below. New louvers were installed on the front of the building recently photo below. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
11/28/24: Faint water stains on dining room and living room ceilings have not changed in appearance since the last service call. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
11/28/24: Monitoring all old water stains on the ceilings closely. Portable dehumidifier in kitchen read 48. All ceiling fans are on. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both attic spaces were dry. All storm shutters are closed. Closed the storm shutter over the front door when leaving.
11/28/24: Brought in two pieces of mail with some sales flyers photo below. There was a package sitting in the foyer when I arrived photo below. Some large cracks have developed in the stucco & tiles along the back of the pool cage see photos below. Made sure the water heater, oven & ice maker were off. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
11/28/24: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator photos below. Found both the master bedroom windows & the kitchen window unlocked & locked them. The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
11/28/24: Brought in a notice from management concerning plumbing work in the attic that was on the front door when I arrived see photo below. Made sure the water heater & range were off. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer in the living room. All ceiling fans are off. All the clear panels on the lanai are off. Breezeway ceilings are still waiting to be painted. Turned off all water main handles when leaving.
11/27/24: The irrigation circuit breaker was tripped again. Trees out back are still leaning over from the storms. There was a UPS delivery notice on the front door, photo below. There is a Mercedes SUV in the garage (New York plates)
11/27/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The lanai has a great deal of sand and dirt, reported previously.
11/27/24: The dehumidifier read 48 and was running/working.
11/27/24: A few ridge line shingle caps remain missing. You have a security light that is sagging you soffit, photo below. I removed the flamingo air freshener from the wall as requested..
11/27/24: I replaced the batteries in the door key pad as requested. Some plants remain bent over a bit, they will require re-staking.
11/27/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
11/27/24: The pool pump is set to pull from the bottom center drain. The house, roof and pool area looks very good, photos below. Phot of the water valve below. Water main was on upon arrival, I thought the power washing company may have left it on however the pool person was cleaning the pool so I guess he could have turned it on when he arrived. In any event I turned it off upon departure. The pool person was sweeping the pool bottom as there was a great deal of dirt from the power washing which always makes it necessary for a significant cleaning after. It is important to know there will be some staining that power washing will not be able to remove both on the aluminum and some of the tile. Photos below reflect that staining. The kitchen sink seems to have lower water pressure than the other faucets. It’s not trickling but probably half the water pressure of say a sink in the bathroom. This is nothing that needs to be repaired immediately. It’s just something I wanted you to be aware of.
11/27/24: There are some perishable items inside the refrigerator photos below. All of the tires on the car were starting to get a little low. I inflated all the tires to 33psi using my cordless inflator photo below. The lawn has a small brown spot in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
11/27/24: All of the landscaping trees & bushes have been trimmed recently. All of the weeds that were growing in the landscape beds have been sprayed or removed. Some of the landscape lighting appears to be damaged around the exterior of the residence. Water softener salt container is full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plants on the lanai.
11/26/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/26/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
11/26/24: The tree out back was blown down by the storms. Some plants are blown over and wind whipped, both reported previously. Door hanger on the front door from landscapers outlining lighting damage, photos below.
