Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,926 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/25: All ceiling fans are on. Lamp in living room is on.6/16/25: Hot tub water was clean & control panel light was on. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
6/16/25: The pool company was on the property to service the pool when I arrived. The mini fridge in the garage is off due to it no longer working. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
6/16/25: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/16/25: Brought in three pieces of mail with some sales flyers see photo below. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
6/16/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/16/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. The living room tv is on. All ceiling fans are off. Lanai door is locked.
6/16/25: Put the no rust concentrate & bleach in the container on the left side of the house per the instructions given. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust it accordingly. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
6/16/25: There was a notification on the ac thermostat concerning the UV lamp when I arrived see photo below. Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
6/16/25: Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
6/16/25: Brought in one piece of mail & a small package see photo below. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
6/16/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
6/16/25: Drive by. Brought all five boxes to the ups store for delivery to the northern address. Photo of the receipt with tracking numbers below.
6/16/25: Did not run any water through the master bathroom shower head per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
6/16/25: Weeds are starting to build up in the landscape bed again photo below. Checked light timer in living room. All ceiling fans are off. Owner’s closet is locked. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. The power pole in the backyard is leaning. Power company is addressing.
6/16/25: The garage door opener is making an intermittent beeping sound every couple of minutes due to a low back up battery. Client will address when they return. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
6/16/25: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 42. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
6/16/25: Turned off the under cabinet lights in the kitchen & set the light timer by the front door to the correct time. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on. Cones at the end of each driveway. Put the shed key back on the kitchen counter when finished.
6/16/25: Turned off the zapper in the living room & unplugged it. Made sure the water heater, range, ice maker, water softener & small appliances were off. There are some perishable items inside the refrigerator photos below. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
6/16/25: There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
6/15/25: Carefully packed all the personal belongings pictures on walls, china dishes etc into five heavy duty boxes & will be taking them to ups to be delivered to the northern address. 11:00am-4:00pm.
6/13/25: Picked up the check from the kitchen counter. Made sure the water heater & ice maker were off. Found the two small windows in the office unlocked & locked them. Made sure all ceiling fans were off. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
6/13/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutter panels are off.
6/13/25: Opened up the package and put the cookies inside the freezer. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
6/13/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
