Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,635 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/13/26: Drive by. Was unable to perform an inspection as the residence was occupied when I arrived.
1/13/26: The AC system has been repaired since the last service call and was back on when I arrived. Photos of the new coil installed in the air handler below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 71 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
1/13/26: The exterior of the house and lanai may need to be pressure washed soon as spiderwebs with brown widow spiders and bugs are starting to build up everywhere. The smoke detector in the guest bedroom hallway appears to be defective and needs to be replaced. The lanai may need to be pressure washed again soon. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
1/13/26: Brought in two new car tires that were laying by the front door when I arrived see photo below. I put them inside the garage for now. I entered the residence using the key from the lock box on the back door. I replaced the batteries in the front door keypad lock with four brand new AA batteries provided from the kitchen drawer restoring full power to the keypad. I put the key back in the lock box when leaving. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided.
1/13/26: I did not see any live ants inside the residence during today’s service call. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
1/13/26: Made sure the water heater and range were off. The living room TV was on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
1/13/26: Monitoring the old water stains above the garage overhead door closely.
1/13/26: Removed some Tru green signs from the yard. Made sure the water heater, range and icemaker were off. I found one of the bottles of peroxide underneath the left side master bathroom sink leaking from a hole in the side of it when I arrived see photos below. I cleaned up the peroxide and removed all of the containers for now. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
1/12/26: Brought in two pieces of mail with a stack of sales flyers see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 72 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
1/12/26: Cleaned up some cobwebs and dead bugs around baseboards throughout the residence. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
1/12/26: Make sure the water heater, range, icemaker & small appliances, etc., were off. There are some perishable items inside the refrigerator see photos below. A new garbage disposal has been installed recently. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 49. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
1/9/26: A large crack in the exterior living room windowsill closest to the front door needs to be resealed see photos below. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
1/9/26: Made sure all the tires on the car were inflated to the manufacturer specifications on the driver’s door. Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
1/9/26: Turned everything back on for clients return. The pool water level was low again when I arrived. I ran the hose in it during the service call to help bring the water level up. A water timer is recommended for the hose spigot to more effectively control the water level in the pool. The AC air filter is dirty and may need to be replaced soon size 18x30x1. There are a couple perishable items inside the refrigerator. Watered the plant by the front door. All ceiling fans are off. Water softener salt container is 1/2 full. All storm shutter panels are on. Shed door is locked.
1/8/26: The inside of the residence has been cleaned recently. I had to turn the water main, water heater, range & a few lights off that the cleaning personnel turned on. The humidity level was over 55% inside the residence when I arrived. I lowered the thermostat to 71 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust it accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
1/7/26: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered the plants on the lanai.
1/6/26: Brought in several pieces of important mail with a stack of sales flyers. I put the prepaid envelope in the mailbox to be forwarded to the client. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. The lawn is starting to look better.
1/6/26: The pool company arrived to service the pool while I was at the residence. The lanai south end screen door has a torn screen on the bottom. The white Toyota Camry is in the driveway. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox. Left the hose spigot for the pool water auto filler on when leaving.
1/6/26: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
1/6/26: The smoke detector outside kitchen entrance was chirping when I arrived. I replaced the battery with a new 9v battery and tested the smoke detector after installing the new battery. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
1/6/26: The AC system is still temporarily off & waiting to be repaired. Client is addressing. Dining room ceiling fan is on. More vinegar will need to be provided for the AC condensate drain line. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
1/4/26: Drive by. Disconnected the battery maintainer & air handler from the car then started it to make sure it was working for clients return soon.
1/2/26: Photos of the other new AC system components installed recently below. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
1/2/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
1/2/26: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
