Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/23/20: There is a stain on the ceiling in the utility room hallway downstairs see photo below. It is not soft & currently dry to the touch. Checked attic upstairs & can not see anything leaking. Might have been condensation from ac ductwork. Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
7/23/20: The master bathroom bathtub has no water pressure, it is tagged as such.
7/23/20: The garage floor is finished being painted & the Audi has been put back in the parking garage. Dehumidifier in kitchen read 55. Checked all damp bags & buckets. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
7/23/20: The garage floors are finished being painted & your car has been moved back into your parking garage. I installed the new air dryer in the car & put the box in the storage room next to the battery maintainer boxes see photo below Watered the live plant on the kitchen window sill.
7/23/20: Left the storage room unlocked when leaving per client. Photo of remodel progress below. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
7/23/20: Found live ghost ant activity in the kitchen on window sill & by cabinets. The wine cooler in the dining room was on & reading 41/50.
7/23/20: The humidity level was slightly high inside when I arrived, I lowered the dehumidistat to 50% to help mitigate the humidity level. There is a grand aire HVAC maintenance report on the kitchen counter when I arrived see photo below. Started the car & let it idle during the service call.
7/23/20: The dehumidifier in the storage room is making a loud noise. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
7/23/20: Photos of vehicle not uploaded in service report.
7/23/20: The water pressure was very low throughout the whole unit during the service call. Master bathroom shower has no water pressure, it is tagged as such.
7/23/20: The mold in the vehicle has been removed & a new air dryer installed see photos below. The guest bathroom toilet leaks from between the tank & the bowl when the water is on & the tank is full, I shut the valve off & tagged it as such.
7/23/20: The garbage disposal was seized when I arrived, I was able to free it using the Allen wrench. Checked all damp rid buckets. Watered plants on the lanai. Deep freezer in storage room was on & cold.
7/23/20: Put the storm shutter on the front door back down when leaving.
7/23/20: There has been activity in the unit since the last service call. The water was on, mustang has been removed from the garage & plastic totes have been placed by the front door. Ran rinse cycles on the dishwasher & washing machine.
7/23/20: The ac air filter is dirty & needs replaced size 20x22x1. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
7/23/20: Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
7/23/20: The damp rid bag in the mb closet was full, I replaced it with one provided in the closet. There are two grand aire HVAC maintenance reports on the kitchen counter see photos below. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
7/23/20: The ac was not working when I arrived, I found the air handler in the attic froze up inside see photo below. I tried to turn just the fan on to see if I could defrost it & come back to check in it but the fan is not coming on. I will come back in a couple of hours to check on the air handler & see if it has defrosted yet. I highly suggest an ac technician inspect the air handler to find the cause of it freezing up. Checked all damp rid buckets.
7/23/20: There is mold on the interior of the suv when I arrived this morning see photos below. Started the vehicle & let it idle during the service call. Oil change indicator is on.
7/23/20: The living rooms lights were on when I arrived. Poured vinegar down the HVAC condensate drain line.
7/23/20: It was warm inside the residence when I arrived, the humidity level was high on both floors again. I found the dehumidistat settings have been changed since last service call from 55% to 70%? I moved the dehumidistat back down to 55% to help mitigate the high humidity humidity levels. Will continue to monitor closely & adjust accordingly. Any humidity level over 60% increases your chances of getting mold. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely. Upstairs temperature & humidity readings were 81.8 & 67.3%.
7/23/20: Cleaned up several dead millipedes from the kitchen floor. Checked all damp rid buckets.
7/22/20: Purchased a 50’ heavy duty garden hose from Home Depot (out of stock on 25’ hoses) & delivered it to the residence. I placed it on the back covered lanai see photo below.
7/22/20: Brought in 4 pieces of mail & some junk mail see photo below. The master bathroom right side sink has a slow drain, I have tagged it as such. Both ac air filters are dirty & need to be replaced size 20x20x1 photos below. Visual check of the boat photo below. Plants on lanai were wet from rain.
7/22/20: Brought in 17 pieces of mail & some junk mail. Removed a truly nolen sign dated 7/17 from the front yard. Visual check of the boat photo below. Weeds & vines are growing in all the landscape beds. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
