Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,614 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/7/21: The lawn looks healthy & appears to be back to normal see photos below. The pool water level was back up to the optimal level of half the skimmer port. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.9 degrees & 37.9% humidity. Master bath hall temps were 80.3 degrees & 44.1% humidity.
6/7/21: Brought in a box of six iron out tablets & placed one tablet into the tanks of each toilet for iron buildup prevention see photo below. Brought in 1 piece of mail see photo below. The lawn has excessive browning on all sides see photos below. The garbage disposal is tagged for leaking. The master bathroom sink closest to the bathtub is tagged for leaking when water is running. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
6/7/21: There appears to be a gopher tortoise hole on the front right side of the house behind the hedges see photo below. Several of the attic soffit vent screens have holes in them & I could see wasps flying in & out of them see photo below. There is a large crack in the wall of the house on the back lanai see photo below. Made sure the water heater & the range were off. All the water supply valves for the sinks & toilets have excessive corrosion on them see photos below. The guest bathroom sink leaks from the connections underneath when water is running see photo below. I have tagged it as such. Will be sending a video of the leak to the client via text. The humidity level was over the acceptable level of 60% inside the residence when I arrived. It was very hot & the ac was blowing hot air from the vents. Any humidity level over 60% increases your chances of getting mold. The ac appears to not be working & needs service.
6/7/21: The lawn is browning in the front see photos below. The bread in the refrigerator was getting moldy & I had to remove it see photo below. Not sure how long the bag of oranges is going to last. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
6/7/21: Some vines are starting to grow in the back right corner landscape bed closest to the well pump see photo below. Some weeds & grass are also starting to grow in all the landscape beds. There is still some browning in the lawn in the back right corner of the yard just past the well pump photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
6/7/21: Drive by. Put a lockbox on the front door with a key to residence inside for HVAC repair per the client.
6/7/21: A battery maintainer has been connected to the car. The backyard needs to be mowed. It appears to be new sod so the lawn company may not be mowing it yet. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
6/7/21: There are tree branches starting to rub against the roof & soffits on the left side of the house see photos below. Brought in 5 pieces of mail see photo below. The humidity level was below 60% inside the residence when again. I raised the ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed. There appears to be a piece of roof shingle missing on the front center gable of the house. There are hairline cracks in the stucco underneath the front guest bedroom windows.
6/7/21: Made sure the battery maintainer connected to the car wasn’t hot. Checked the light timer by the front door.
6/7/21: Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
6/7/21: The humidity level was over the acceptable level of 60% inside the guest house when I arrived. A humidity level over 60% increases your chances of getting mold. The window air conditioner was currently turned off. I made an executive decision to turn the ac on & set it 74 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/7/21: Brought in a small stack of sales flyers. Brought in two packages of toilet bowl cleaner for all the bathrooms & two new custom size pleated ac air filters see photos below. I replaced the current dirty ac air filter & wrote the date of installation on the filter. Found the key to the storage rooms underneath the house. Checked the water mana bloc system in the utility room.
6/7/21: Photos of the boat & motor below. Checked all damp rid bags & buckets. All damp rid bags throughout the residence are full. The humidity level was still below 60% inside the residence when I arrived. I raised the ac thermostat to 76 for now to help save on the energy bill. Will continue to monitor closely & adjust accordingly.
6/7/21: Photos below of the back left corner soffits. There appears to still be a little separation. Checked all soffits thoroughly. The water level in the pool was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. The light over the painting to the left of the alarm panel was still on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
6/7/21: The master bathroom toilet would not flush when I arrived. I found the toilet handle was broken off inside the tank see photo below. I have tagged it as such. There were no more dead cockroaches on the floors. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client. Left the lockbox on the front door when leaving.
6/7/21: Brought in 3 pieces of mail see photo below. The fill valve in the toilet has quit working. The toilet will not fill with water. I poured water into the bowl to keep the trap from drying out. I have tagged it as such. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
6/7/21: The timer was on & the hose was running in the pool when I arrived. The pool water level was slightly low so it appears the pool company was here before me & turned the hose on to bring the water level back up. The humidity level was below 60% inside the residence. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. The lawn still has some browning on the right side of the house photo below. Watered the corn plant & the cactus on the kitchen counter. Will monitor potted plants outside. Left the water main on when leaving per the client.
6/7/21: There was a pile of construction debris down by the street from the shed for trash collection when I arrived see photo below. Construction of the shed appears to be completed see photos below. Note from client in guest bathroom shower about not shutting completely off.
6/7/21: Drove the car within the community. The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Weeds are growing in all the landscape beds, driveway & lanai pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
6/5/21: Storm prep. Closed & locked all accordion storm shutters see photos below. Had to switch out the hose connected to the pool auto filler for a longer hose in order to close the back storm shutters all the way.
6/5/21: Put up all the clear storm shutters on the front of the house. Closed & locked all the accordion storm shutters see photos below.
6/5/21: Closed & locked all the accordion storms shutters place & hung all the clear storm shutter panels see photos below.
6/5/21: Storm prep. Closed all accordion storm shutters & the electric shutter over the back sliding glass doors see photos below. The key was not needed to lock the shutters in place but will be needed to unlock them.
6/5/21: Storm prep. Brought the leather couch & the curtains from the lanai inside. Put all patio furniture & related items inside the back lanai. Closed all accordion & mesh storm shutters see photos below. Put the empty garbage cans in the garage. The pool water level was back up to the optimal level of half the skimmer port photo of pool below. Brought in 1 piece of mail photo below.
6/4/21: Removed an undated Hughes exterminators sign from the front yard. The lawn still has some excessive browning throughout the entire lawn photos below. Brought in a Hughes invoice that was on the front door photo below. Brought in a sales flyer from the mailbox. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower see photo below. Photo below of the pre-existing stain around the vent pipe in the garage above the water heater not included in the last inspection. Will monitor closely. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. Made sure to activate the alarm & lock the front door when leaving.
