Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,196 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/30/20: The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel. The palm tree on the left front corner of the house has fronds growing into the soffits.
1/30/20: The bathtub faucet was dripping in the off position again when the water main is on only. Found a tripped gfi in the kitchen and reset it. The microwave range light is on. The living room tv was on again, I made sure to turn it off before I left.
1/27/20: And under HVAC system in the garage has 3/4n inch of water float still actuates, not sure why water is in it at this time of year? Photos below.
1/27/20: Water main valve was on upon arrival. Water her heater circuit breaker was on upon arrival we turned it off. Both beds were not made completely, photos below. Black marks on the first 10 feet of the master bedroom carpet dried photos below.
1/27/20: Brought blue waste management container inside garage.
1/27/20: Two pieces of mail, photo below. Pool at bottom of skimmer port but pool company has system drawing from the center drain, pump has plenty of water.
1/23/20: Found a small pile of debris underneath the dining room windows coming from a crack underneath the window sill see photos below. The latch on the front door handle has been repaired. Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call.
1/23/20: The half bathroom toilet is runs, I turned the valve off & it has been tagged as such.
1/23/20: Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance.
1/23/20: Drove the vehicle.
1/23/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
1/23/20: The water main was on again when I arrived. The kitchen sink faucet is leaking from underneath the granite when water is running only, I shut the valves off & it has been tagged as such. The small lamp by the front door is on.
1/23/20: The pool has a missing piece of surface a few inches in diameter on the bottom by the dolphin tiles see photo below. Found a hairline crack in the ceiling above the kitchen sink about 6’-8’ long see photo below. No tub or sink in MBathroom. Checked the pipe screwed into the top of the irrigation pump.
1/23/20: Removed the milk & cheese from the refrigerator. The right side kitchen sink drain is leaking from the trap when water is running only, it has been tagged as such please see photos below. The guest bathroom sink has a slow drain, it has been tagged as such. There was some leaves in the bottom of pool when I first arrived but the pool company arrived during the service call & serviced the pool.
1/22/20: Drove by to make sure and find out if the thermostat was working it is
1/20/20: Pool again clean water 1/2 skimmer port, interior 1 large bug disposed of, ran water flushed no leaks observed, pictures below
1/20/20: Ran water, flushed toilets, ran disposal, sills remain dry, dehumidifier running at 50, all clean. Left door between house and garage unlocked
1/20/20: Pool 1/2 skimmer port, clean, small tree in front leaning a little, stake out of ground, interior clean and garage attic no pests activity observed, pictures below
1/20/20: Pool clean, water 2/3 skimmer port, spline on pool cage won’t stay in but screen still in place, bush growing into gutter right side, interior carpet dirty from kitchen to living? No insects observed, ran water sinks flushed and brushed toilets, ran disposal pictures below
1/20/20: Ran water, flushed, ran disposal, dead insects in master bedroom window, disposed of, flowering plant rear exterior, pictures below
1/20/20: Pool clean but water level 1/2'' over skimmer port, picture below. Electrician on site with doors open hard to get good readings - thermostat off because doors open, water left on per clients instructions.
1/17/20: The pool cage & screens have green mildew building up on the surface as previously recorded. Part of the facia in front has fallen off, I put the piece inside the garage so it couldn’t blow away, photos below. Mildew found inside the guest bath toilet because the lid was closed, I brushed and flushed, holt below.
1/16/20: The humidity level was high inside when I arrived, I lowered the thermostat down to 74 to help mitigate high humidity level. Started the car, idled during service call.
1/16/20: The kitchen sink faucet is leaking from underneath the granite when water is running only, I shut the valves off & it has been tagged as such. See photo below. Brought in 3 pieces of mail photo below. The small lamp by the front door is on.
1/16/20: The humidity level was high inside the residence when I arrived, I lowered The thermostat down to 74 to help mitigate the high humidity level. The refrigerator door had water in it again, I drained it & wiped dry.
