Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/21/20: Humidity acceptable, no problems observed.

10/21/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 79 to help mitigate the high humidity level. I noticed that no air was coming out of the vents when I lowered the thermostat, I found the air handler covered in excessive condensation from being froze up. I opened the filter cover on the air handler & could clearly see a block of ice on the coils see photos below. I contacted the client & advised them of the situation. Brought in 5 pieces of mail mail see photo below. Made sure the ice maker, water heater & range were off. Checked the pool bathroom. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
10/21/20: Exterior good, car good as observed, interior 1 dead fly disposed of, humidity good.
10/20/20: Client notified us that their security camera’s were offline & that the modem possibly needed to be reset. I went to the residence & found that there was no power in the living room. I checked the breaker panel in the garage & found breaker #4 tripped. I reset the breaker which restored power to the modem & the client contacted me to confirm the camera’s were back online. The weeds that were growing in all the landscape beds appear to have been sprayed recently. The pool water level was around 1/4” below the bottom of the skimmer port when I arrived, I ran both the hoses in it during the entire service call which brought the water level to 1/4” over the bottom of the skimmer port before leaving. Client confirmed that the pool was drawing from the bottom. Took several photos of the exterior of the house & sending via email. Both dehumidifiers are working. Lanai furniture is in the guest bedroom. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
10/20/20: Exterior good, pool clean and water level about 1/3 skimmer port, ran water during inspection, interior many dead insects mainly dining and kitchen area to include counter tops, swept in pile and vacuumed, pictures below
10/20/20: The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
10/20/20: The ac air filter is dirty & needs to be replaced size 20”x 20”x1”. I could not find any more replacements inside the residence.
10/20/20: Many small dead insects in entry area, sept up. The interior humidity level is little high. I lowered the humidistat to 50 and waited for unit to come on. Unit blowing cold air. I left the humidistat at 50 to mitigate humidity level. See photos below
10/20/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the thermostat to 76 & turned the portable dehumidifier back on to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/20/20: Started the car & let it idle during the service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/20/20: Pot on lanai with tree in it was turned over, set back up. It may possibly need a larger pot, appears to be top heavy. See photos below.
10/20/20: The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
10/20/20: Exterior: pool clean and water level 1/2 skimmer port. The backwash hose mostly on ground. Weeds growing in cage area. Garage: Dehumidifier hose is through the door and running at 55 but still showing filter needs cleaning. The car is in garage with charger on, tire appears inflated properly. Interior: Humidity level is good. See photos below .
10/20/20: The batteries were low in the ac thermostat when I arrived, I replaced the batteries with two new AA batteries which were corroded when I removed them.
10/20/20: Found 1 dead insect and disposed of it. Felt tree soil, was dry I added water, still looks very sad photo below. Humidity level is little high but acceptable, will leave thermostat setting at 79. Poured bleach in toilets and vinegar down HVAC tube.
10/20/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 56. Watered the plant in the kitchen & rotated it.
10/20/20: Removed a truly nolen & a problem solved sign from the front yard.
10/20/20: Humidity little high, lowered humidistat down from 55 to 50 mitigate. There was cold air blowing from vents. Poured bleach in toilets. Turned breaker on and off to run disposal.
10/20/20: The pool filter canister lid is leaking photo below. The irrigation line on the side of the house appears to have been repaired photo below. The ac air filter is dirty & needs to be replaced size 17 1/2” x 29 1/2” x 1”. Brought in 3 pieces of mail photo below. Checked all damp rids. Watered the 2 plants by the front door.
10/20/20: When flushed the water in the toilets as a bit discolored, flushed until clear. Humidity level was acceptable.
10/20/20: Condo clean but humidity little high, lowered de-humidistat to 50 from a setting of 55, ac came on and cooled
10/20/20: There appears to be an invasive melaleuca tree growing in front of the juniper bush on the front right side of the house.
10/20/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 79 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/20/20: Exterior good, interior clean, humidity good, dehumidifier running at 52.
