Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/26/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, only one piece appeared to be important, photos below. Raised and lowered the back hurricane screens.11/26/24: I found weevil bugs coming from an old bread crumb container in one of the kitchen cabinets & removed the container photos below. I cleaned up all the weevil bugs from the cabinet & surrounding area. Ran the storm shutter up & down for preventative maintenance. The garage appears to have had water go several feet into the garage during the hurricane but is currently dry. The walls on the front of the garage are drywall & may need to be remediated. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
11/26/24: There was no post card in the mail for trash containers. FYI there was one in the Hetzler’s mail box so I would think yours is coming soon.
11/26/24: Was here at the perfect time to help get the pool awning inside the garage. Pool cage is just about down.
11/26/24: Disconnected the battery maintainer & moved the car out of the garage as it is being cleaned. I parked it in a shady spot close to the building for now photo below. Brought in four new large damp rid buckets for the car photo below. I put everything important from the garage, the bicycles, ladder, etc in the condo for now photo below. I put the key fob to the car & the spare key to the condo from the garage inside one of the kitchen drawers for now. Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building & some damaged soffits are still waiting to be repaired. Storm shutters on lanai are closed. Left everything show ready when leaving.
11/26/24: Water is to remain off and never ran. You have some plant and tree damage outside, reported previously. You also have lost some shingles on the caps off the roof, reported previously.. The roof has been patched temporarily. The storm debris out front has been removed.
11/26/24: The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. The garage appears to have had several inches of water in it during the hurricane but is currently dry. The walls on the front & the back of the garage are not concrete & may need to be remediated. Client is addressing. All ceiling fans are off. Mesh storm shutter on lanai is closed.
11/26/24: I poured a few ounces of bleach in each toilet. The valve inside the garage will not turn to completely off, photo below. This means there would still be water pressure on the lines so I turned it off as well outside. I plugged the refrigerator in first thing. I could not feel any cold within it upon departure. Below is a photo of the model sticker. There is no obvious signs of dumping out back.
11/26/24: Brought in four pieces of mail see photo below. The tires on both vehicles were all starting to get a little low. I inflated them all to 32psi using my cordless inflator. Two large sections of pool cage screens are torn. The plates on both cars expire soon. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
11/26/24: Met locksmith at 10am to have the front door hardware replaced. Sent several photo to the homeowner via text.
11/26/24: Brought in one piece of mail with a stack of sales flyers see photo below. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/26/24: The MB bath tub valve drips occasionally even when off. It is tagged as such. The MB right side sink drains quite a bit slower than the left. It has been tagged as such. The guest bathroom toilet fills very slowly, it is tagged as such. I started the car and it idled during the service call. The filters in the AC unit should be changed soon.
11/26/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Garage side entry door handle unlocked for access.
11/26/24: There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in five pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
11/23/24: Drive by. Removed the important medicine from the front porch & put it inside the refrigerator photo below. The ice pack was defrosted but it was still really cool inside the package. I turned off the water main, water heater & ice maker before leaving. The security system is temporarily deactivated for the realtor. 10:00am-11:00am.
10/12/24: I found no obvious storm damage to your condo you have power. The AC is running cooling and the ice cubes in your refrigerator are still intact. There is a light on in the guest bedroom. I figured you left that on or have it on the timer. I couldn't find any leaking or obvious damage in the garage area. Inside humidity is 60%.
10/13: I have been to your home today. It has power and the AC is running/cooling. The humidity is 51.2% Your pool cage sustained damage photos below. I checked all the previous ceiling spot photos against what I found today and I see no change. Sent 3 phoptos via text.
10/13/24: I could not find any obvious major storm damage to your home. You have power and your AC is running and cooling. The humidity inside is right under 38.8%. I moved the thermostat to 80. There is one torn screen and I found a gutter baffle in the yard which I placed under a concrete stone out back. The plants look wind whipped understandably. Sent 10 photos via text.
10/11/24: Gary I'm sure you are aware but if not your condo is flooded again from Milton. Sent 10 photos via text.
9/27/24: Sent 8 photos of the condo flood damage from Helene via text
10/12/24: Phone call with damage report and sent 5 photos of the outside damage including the pool cage collapse.
9/27/24: I found no obvious storm damage to your home. The pool is a bit green and there is just a little thin layer of water in the garage from the low level side door as reported previously.
10/14/24: Sully, I found no obvious signs of major storm damage to your townhouse. You have power as you know, the AC is running and cooling and the humidity inside is 60%. I found the service garage door unlocked, I locked it upon departure. The lights were on in the garage I turned them off.
10/12/24: I found no obvious sign of storm damage to your condo. You have power. Your AC is functioning and cooling. The humidity inside is 53%.
10/13/24: I found no obvious signs of major storm damage inside or outside of your home. You have power and the AC is running and cooling. The humidity inside is 51%. The ceiling stains appear to be the same when compared to last photos. I did not find any loose, lifted, broken or missing roof tile. Keep in mind I’m looking from the ground.
