Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/2/24: Made sure the water heater, range & ice maker were off. I did not see any dead cockroaches on the floors. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on except over the guest bathroom lanai door.12/2/24: Made sure the water heater, range & ice maker were off. One of the facia boards on the front of the house on the left side of the front door appears to be rotting on the end. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
12/2/24: The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off & door open.
12/2/24: The inside of the residence has not changed in appearance since the last service call. Portable dehumidifier was on & read 38. Electronic keypad door handle has been damaged as it was submerged in water and is no longer working correctly. The storm damaged water heater has been uprighted but the breakers appear to be tripped in the panel. Unable to run water throughout the residence as all of the sinks and faucets etc have been removed & all of the plumbing is temporarily disconnected. Client is addressing. Ceiling fan is on. All storm shutters are closed.
12/2/24: All of the garbage cans appear to have been removed from the property. Both garage overhead doors are water damaged & the inside of the garages are water damaged storage rooms, walls etc. The inside of the storage rooms appear to need water remediation. Client is addressing. Landscaping trees & plants throughout the residence are storm damaged. Client is addressing. The large boat is still sitting in the backyard. Client is addressing. Pool cage has extensive storm damage. Client is addressing. Pool pump is damaged & not working. Client is addressing. Both auto fill water valves are on. Both docks along the seawall have storm damage. Client is addressing. Mesh storm shutters on lanai are damaged. Client is addressing. Both refrigerators & freezers were on & cold. The ac system was on & appeared to be working correctly. All storm shutters are closed except the shutter over the front door.
12/2/24: Brought in one piece of mail with some sales flyers see photo below. Put the mail key back on the kitchen counter after bringing in the mail. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
12/2/24: Opened the storm shutter over the front door. Made sure the water heater, range & ice maker. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
12/2/24: Made sure the water heater, range & ice maker were off. Covered truck in driveway. Client is aware. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Mailbox is taped shut.
12/2/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
11/29/24: All ceiling fans are off. Storage room on breezeway is locked.
11/29/24: I poured vinegar down the HVAC condensate tube and chased with water. The lanai and sliders will need a good cleaning when you arrive.
11/29/24: All ceiling fans are off.
11/29/24: The mid guest bedroom smoke alarm is chirping, indicating the battery is low. Large ant pile on lanai next to the pool, reported previously. Garage brace still in place on the garage door, I unplugged the garage opener so there couldn’t be an inadvertent try to open.
11/29/24: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 54. Checked light timer in living room. Lanai screen door is locked.
11/29/24: Made sure the water heater, range & ice maker were off. The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key & sprayed some lubricant into it for now. Found the guest bedroom window unlocked & locked it. The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is on. Lanai screen door is unlocked. All storm shutter panels are off.
11/29/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The previously reported armadillo holes appear to be inactive. The shutters have been removed. There are a few weeds growing in the cracks on the lanai/pool cage area..
11/29/24: Both the brackets on the storm damaged clamshell shutter on the right side of the house have been repaired & reattached to the wall recently photos below. Weeds are starting to build up in the landscape beds again photos below. Some of the soffits on the front of the house are slightly damaged. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are closed.
11/29/24: There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai. The glass cover on the exterior light on the lanai was broken during pressure washing. All ceiling fans are off. Checked all damp rids. Did not run any water inside the residence.
11/29/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water. I started both SUVs they idled during the service call. The Cadillac barely turned over but did start this time. The Cadillac tire pressure monitor says the rear driver side tire is low but you cannot see it with the naked eye. MB shower has very low water pressure.
11/29/24: I poured vinegar down the HVAC condensate tube and then chased with water. The refrigerator is unplugged, the doors were closed.
11/29/24: There is a small section of soffits starting to hang down on the left side of the front door see photos below. I was able to temporarily push them back up with a broom handle but they still remained loose & may fall down again. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
11/29/24: I poured an ounce or two of bleach in each toilet. This time I just kept it off. I poured 1 bottle of vinegar solution down the AC drain line as requested. I turned the fridge on at the circuit breaker. I turned the ice maker on and placed the ice tray in the freezer. The water main was on upon arrival, off upon departure.
11/29/24: The new ac system has been installed since the last service call & appeared to be working correctly see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Lanai floor is dirty from rain puddles. I put the key back in the lock box when leaving.
11/29/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. I think we had so much rain it backed up that corner because of the overflow shield, reported previously. Spot on the wall in the office/den has not gotten any worse.
11/29/24: Watered the plant on the lanai & made sure to use the right side slider. The lanai is really dirty from the storms & may need to be pressure washed soon. Will water the plant on the lanai every other service call.
