Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

10/13/24: Drive by post storm check. The garage storage room was open & everything inside was water damaged when I arrived photos below. A professional water remediation company will be cleaning out the storage rooms as they are now considered hazardous. I put the keys to both vehicles back inside the residence. Key fobs were not damaged. Both vehicles were ok. The interiors were dry & everything connected was still working. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. Mini fridge was on & cold. I did not see any water stains on the ceilings or any water intrusions throughout the residence. No screens torn on the front porch.
10/13/24: Drive by post storm check. The garage storage room door was open when I arrived & everything inside was water damaged photos below. A professional remediation company will be cleaning out all the storage rooms due to potential hazards. The portable dehumidifier was no longer working. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Large section of screen still torn on front porch from hurricane Helene.
10/13/24: Drive by post storm check. The vehicle was wet inside the interior & engine bay when I arrived photos below. Client advised that the vehicle is being picked up by the dealership for inspection. The key fob is currently in the garage storage room. Everything was ok inside the residence except for the preexisting water stain over the front door which has changed in appearance & grown since the last visit photo below. The attic was dry & I did not see any other water stains or intrusions throughout the residence. Power was on & the ac system was on. No torn screens on the front porch or lanai.

The water heater room & storage room appear to have had many feet of water photos below. The water heater may need to be inspected by a professional plumber before being turned back on. I made sure everything was closed & locked up when leaving.
10/13/24: Drive by post storm check. The ac system was not working correctly when I arrived. The air handler was running but warm air was blowing out of the vents which appears to be a problem with the ac condenser at this time. I did not find any tripped breakers. The ac system will need to be repaired at this time. I did not see any water stains on the ceilings or water intrusions throughout the residence. Refrigerator & freezer are both on & cold. No torn screens on the front porch. The water heater room & storage room appear to have been submerged in many feet of water photos below. The water heater may need to be inspected by a professional plumber before being turned on again.
10/13/24: Drive by post storm check. Everything was ok at the residence except for several roof shingles that were laying on the ground in the backyard when I arrived photos below. I was unable to see exactly where they came off the roof. Power was on, the ac system was on & the refrigerator & freezer were both on & cold. All vehicles inside the garage were ok & no water got inside the garage. I did not find any tripped breakers inside the breaker panel. I did not see any water stains on the ceilings or water intrusions throughout the residence. Pool was clean. I made sure everything was locked up & activated the alarm system when leaving.
10/13/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn lanai screens. Mini fridge on lanai was on & cold. The fern was outside the door & appeared to be ok. All of the glass windows & doors throughout the residence will need to be cleaned on the outside.
10/13/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. No torn lanai screens. Watered the plant. Parking garage storage room was ok.

I did not see any water stains on the ceilings or water intrusions throughout the residence. Portable dehumidifier read 45. No torn screens on the lanai. Car has been removed from the parking garage.
10/13/24: Drive by post storm check. Everything was ok inside the residence except for the ac system. The ac condenser appears to be seized & will not turn on. The air handler was on & running. Client advised they are addressing the situation. I left the ac system in the off position for now. The refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. All old water stains have not changed in appearance since the last visit. Portable dehumidifier in kitchen read 34. The lanai was dry & all of the clear panels were still in place. Inside of residence & lanai are still being renovated. I made sure everything was closed & locked up when leaving.
10/13/24: Drive by post storm check. The interior of the car was wet when I arrived & water appears to have went inside the engine bay as well. The car will need to be inspected by a mechanic before starting & professional cleaned. Photos below. The neighbors dave & Bernard were outside when I arrived. I left the car key on the kitchen table for the neighbors. The interior of the storage room also appears to have had several feet of water inside & will need to be remediated. Photos below. The roof was still temporarily patched from missing shingles during hurricane Helene. The inside of the residence was ok. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Will contact the client & advise them of the situation. I made sure everything was closed & locked up when leaving.
10/12/24: Drive by post storm check. The queen palm tree in the front yard was laying on the ground when I arrived photos below. The post light by the driveway & a couple small sections of soffits were also damaged on the back & right side of the house photos below. I did not see any missing roof tiles. The power was still off to the residence. I had to remove all the perished food from the refrigerator & freezer photos below. I opened the doors & turned the breaker off for now. I did not see any new water stains on the ceilings or water intrusions throughout the residence. All old water stains have not changed in appearance. Vehicle & golf cart were ok. No water got into the garage. I made sure everything was closed & locked up when leaving.
10/12/24: Drive by post storm check. There was more extensive storm damage from water when I arrived photos below. The roof appeared to be ok still. More water remediation is now recommended. I left the storm shutter over the front door open when leaving.

10/12/24: Drive by post storm check. The entire property appears to have been submerged in many feet of water again & more extensive water damage has concurred photos below. There is now a large boat on the lanai next to the pool. The vehicle & boat appear to have been submerged in water & are damaged. Extensive storm debris throughout the entire property. Upstairs was ok except for the mesh storm shutters on the lanai were damaged from wind photos below. The roof appeared to be ok. Power is still off to the residence. I opened the doors on both refrigerators & made sure all breakers were off except for the ac breakers. Water remediation is recommended for anything on the first floor at this time. I left the storm shutter over the front door open when leaving.

10/12/24: Drive by post storm check. There were large piles of storm debris in the front & back of the residence when I arrived photos below. The door handle on the front door was broken & will not lock anymore. The roof appeared to be intact still. The back door is temporarily blocked by the washing machine. The entire residence appears to have been submerged in several feet or more of water photos below. I opened up several shutters & windows throughout the residence & lanai for ventilation as there is still no power. Boat & motor appear to have been submerged in water.

Everything was ok except for the metal turtle that used to be attached to the front of the house was laying on the ground & the outside light above it appeared to be broken when I arrived photos below. The white plastic gutter downspout extensions were disconnected & broken into pieces from being dry rotted photos below. I did not see any missing roof shingles. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Vehicle was ok & no water got inside the garage. All storm shutters are closed. I made sure everything was closed & locked when leaving.
10/12/24: Drive by post storm check. Everything was ok except for the mailbox which was broken & laying on the ground when I arrived photo below. I put the mailbox inside the garage for now. I did not see any missing roof shingles & the pool was clean. No torn pool cage screens. Some minor pine tree branch debris in the yard. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings. Some water did appear to have come through the bottom of the garage side entry door & ran down the wall out the garage overhead door photos below. Everything was currently dry. Vehicle was ok. Water does not appear to have went all way up to the house. I made sure everything was locked up & activated the alarm system when leaving.

Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Vehicle & garage were ok. No water got inside the residence or garage. I made sure everything was closed & locked up when leaving.
10/12/24: Drive by post storm check. Everything was ok except for a missing section of soffits that got blown out on the front of the house on the left side of the front entrance photos below. I put all the soffit pieces up against the house below the missing section for now. I did not see any missing roof tiles & the pool was clean. No torn pool cage screens. Power was on. Ac system was on. Both refrigerators & freezers were on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. All old water stains have not changed in appearance. Water did not get inside the house or garage. Vehicle & golf cart were ok. I made sure everything was locked up & put the keys back in the lockbox when leaving.
10/12/24: Drive by post storm check. Everything was ok except for the lanai again. There was extensive pool cage & screen damage when I arrived photos below. The wind ripped the hot tub cover open & broke one of the plastic clips. I closed the cover & secured the remaining clips for now photos below. The pool just had some vegetative debris on the bottom & the pool pump was running. I did not see any missing roof tiles. Power was on & the ac system was on. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Water did not get into the residence or garage. The old water stains on the garage ceiling did not change in appearance since the last visit. Vehicle & golf cart were ok. I made sure everything was locked up & closed the storm shutter over the front door when leaving.
10/12/24: Drive by post storm check. Everything was ok except for the lanai which had another broken aluminum pool cage section and a small tear in the screen door photos below. The wind was so strong that it partially blew open the mesh storm shutter on the lanai but everything was ok inside the lanai. I reclosed the shutter but it will need to be strapped into place again by the mcleerys. The two small landscape lattice sections on the front of the house appear to be damaged photo below. No missing or broken roof tiles. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Water did not get into residence or garage. Vehicle & golf cart were ok. The battery was dead inside the garage overhead door keypad. I tried to replace the battery with a new 9V battery but the connection inside the keypad was full of water & rusted the wires broke when attempting to replace the battery. Photos below. The garage door opener keypad may need to be replaced at this time. I put a lockbox on the front door before leaving.
10/8/24: Drive by storm preparation. Closed the storm shutter over the front door & engaged the lock photo below. All storm shutters are now closed & all panels are up. Also brought in all the light items from the front porch.
