Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,898 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/4/24: I did not see any water stains on the ceilings or water intrusions throughout the residence & the garage was dry. The damp rid bucket inside the car is full & needs to be replaced. Client advised they will be purchasing new damp rid buckets for the car. All ceiling fans are off.

10/4/24: Raised and lowered the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The AC upstairs is not functioning properly the humidity was 69.2% and the temp was 74.4 set at 74, however the system is not running effeciently. I called the homeowner to have them get the AC company to look at it.
10/4/24: I did not see any new water stains on the ceilings or water intrusions throughout the residence & the garage was dry. The tag on the mini van appears to expire soon. The guest bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Clients can address when they return. All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
10/4/24: I did not see any water stains on the ceilings or water intrusions throughout the residence & the garage was dry. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

10/4/24: The package of Nuline has not arrived yet. I did not see any new water stains throughout the residence & the garage was dry. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
10/4/24: Portable dehumidifier in kitchen read 44. Checked light timer in living room. Lanai screen door is locked.
10/4/24: Weeds are growing from the cracks in the lanai and the pavers out front.
10/4/24: There is a spot on the ceiling in the corner above the master bath tub, reported previously. It appears to be the same from past service calls. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. I sprayed the weeds on the lanai. Two screen panels are blow out, photos below. The front hibiscus tree is leaning slightly, needs re-staked.
10/4/24: I did not see any water stains on the ceilings or water intrusions throughout the residence. All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Green slip in mailbox.

10/4/24: There was a small brown stain from a puddle of water on the garage floor in front of the water heater see photos below. The garage was dry & water does not appear to have got inside the garage. Will continue to monitor closely. I did not see any water stains on the ceilings. Did not water the new Pygmy date palm. The new palm tree is alive & appears to be healthy. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
10/4/24: I did not see any new water stains on the ceilings & water did not get into the garage. The lanai may need to be pressure washed soon. All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
10/4/24: The Bougainvillea needs to be trimmed soon photo below. I did not see any new water stains on the ceilings or any water intrusions throughout the residence. Water did not get into the garage. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.

10/4/24: There is browning in the front yard that does not appear to be getting better. The gutter baffle to the right of the front door needs to be repaired, reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. There are 2 small trees that a leaning but in opposite directions which leads me to believe they are leaning because the soil is so wet and their braces have given way, reported previously. I found a small broken piece of tile in the front of the pool equipment, photo below. I could not see where it came from on your roof nor your neighbor’s.
10/4/24: Put all the paint cans from the side of the house in the garage. Photos of some of the new soffits installed recently below. I did not see any new water stains on the ceilings throughout the residence. Weeds are starting to build up in the lanai pavers. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if major storm is imminent.
10/4/24: There appears to be some irrigation work being performed across the backyard & through the community see photos below. I did not see any water stains on the ceilings. Ran the keurig coffee maker & made sure it was off when finished. The plate on the vehicle appears to be expired. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
10/4/24: I poured a bottle of vinegar down the HVAC condensate tube. There is an armadillo hole under the backside of the AC condensing unit, reported previously. There is a long aluminum brace on the ground next to the house, photo below. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. The AC unit is not running. The thermostat is calling for the unit to cool. The fan will not run when set to on. The drain line is not backed up. This must me a motor or capacitor if I had to guess but a qualified tech will need to look at it.
10/4/24: Opened all the storm shutters on the lanai for pressure washing. Two small section’s of soffits on each side of the front entrance were pushed up when I arrived photos below. I did not see any new water stains on the ceilings or any water intrusions. Brought in one piece of mail with a stack of sales flyer see photo below. Excessive live & dead ants still throughout the inside of the residence. Client is addressing. Weeds are starting to build up in the pool pavers. Client is addressing. The pool pavers may need to be pressure washed soon. Client is addressing. One of the water supply valves underneath the kitchen sink has a slow drip leak. Client will address. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. All storm shutters are closed except for the shutters on the lanai.
10/4/24: Drive by post storm report. There were some new water stains on the right side garage ceiling when I arrived see photos below. I did not see any other water stains or water intrusions inside the residence. Power was on & the ac system was on. Excessive weeds are growing in all the pool pavers & the lanai needs to be pressure washed soon as previously reported photos below. Drove the suv & golf cart within the community. I had to put air in the front right tire on the suv again. Made sure everything was locked & closed up before leaving.
10/3/24: Will be moving the vehicle & golf cart to Schranks parking garage on Saturday 10/5. The garage storage room was dry & the garage area was clean but all the rugs are still wet. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
10/3/24: Will be moving both cars to the Schutts on Saturday 10/5 & putting the golf cart somewhere safe. Garage is currently clean & dry. The new water stains on the living room ceiling have not changed in appearance since the last visit. Will continue to monitor closely. Dead bugs in kitchen from pantry have not been cleaned up yet. Client is addressing. Monitoring all water stains on the ceilings closely. No torn screens on the front porch or windows. All storm shutters on the lanai are closed.
