Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,516 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/21/24: The lawn is starting to look better since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. All storm shutters are closed.
6/21/24: Excessive grass & weeds are growing in all the pool pavers & deco drain. Portable dehumidifier in kitchen read 44. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai.
6/20/24: Building painting progress photos below. I was able to open the garage & start the car today. Restored the ac thermostat & humidistat back to the original settings made by the client. Do not paint lanai signs on the front porch & sliding glass doors. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are temporarily open for the contractors.
6/20/24: Building painting progress photos below. I was able to open the garage & start the car today. All ceiling fans insiders are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All patio furniture cushions are inside. Do not paint lanai sign on front window. Almost all of the storm shutters throughout the residence are temporarily open for the contractors.
6/20/24: Building painting progress photos below. I was able to open the garage & start the car today. All of the remediation equipment has been removed from the residence since the last visit & everything appeared to be dry photos below. The cabinets do not appear to have any damage. The new water stains on the living room & dining room ceilings have not changed in appearance. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Numerous unopened damp rid buckets in the kitchen. All ceiling fans are off. All storm shutters are temporarily open.
6/20/24: Building construction progress photos below.
6/20/24: Current photos of the building & master bedroom below. All of the remediation equipment has been removed from the bedroom since the last visit & everything was dry. Lowered all storm shutters except for the two shutters in the front of the building & one shutter in the living room as they will not go down. The shutters need to be repaired at this time. The painters accidentally left a small piece of empty tape roll in one of tracks causing it to not close all the way see photos below. The upstairs humidity level was still over the acceptable level of 60%. I found that the air handler is not turning on at this time & will need to be repaired. Will contact grand aire services. Will continue to monitor closely & adjust accordingly. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
6/20/24: Current photos of the building below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm is imminent. Water was on in #2004.
6/20/24: The refrigerator has not been cleaned yet. Some of the storm shutters throughout the residence are still open for the contractors. Current photos of the building below. Several tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
6/20/24: The front of the building still appears to be waiting on some new louvers see photo below. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/20/24: I poured vinegar down the HVAC condensate tube and then chased with water. Dead bugs have returned to the kitchen/dining area, reported previously. I also found a couple dozen tiny dead bugs in the guest bathroom shower, reported previously. Something defecated on your patio very recently, sorry but photo below. It is going to need a shove and power washed to clean it up.
6/20/24: The front of the building still appears to be waiting on some new louvers see photos below. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
6/20/24: The front of the building appears to still be waiting on some new louvers see photos below. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
6/20/24: The bathroom appears complete, I still didn’t run the water in there until I can be sure I haven’t been told that it’s OK. Photo of the bathroom below. I finally could get to/find the remotes today, the Sony DVD remote I found the battery compartment corroded. I cleaned it up and I hope it still works.
6/20/24: The car’s battery maintainer reads 100. Car cover was on correctly. The toilets have been Seran wrapped. I did not flush them as flushing displaces air and loosens the Seran wrap bond to the bowl lip.
6/20/24: A small hole has been cut out of the drywall beneath the upstairs window see photo below. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
6/20/24: There was a WalMart package at the front door. I put it inside, photo below.
6/20/24: Replaced the battery in the ring doorbell with a fully charged battery & put the other battery on the charger. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters over the windows & lanai are closed. Storm shutter over the front door will be closed if storm is imminent.
6/20/24: Toilets are covered, did not flush.
6/20/24: Made sure the water heater, range & ice maker were off. Building is still waiting on a small section of louvers to be installed in the front of the building. Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
6/20/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80. Humidity is just a little high today, I like to see it under 60%.
6/20/24: All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
6/20/24: No mail in the mailbox
