Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,516 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/21/24: Your lawn has little to no browning. The side yard by the AC condensing unit and pool equipment is longer than the other grass, photo below.
6/21/24: The ac system was back on & appeared to be working correctly again since the last visit. Will continue to monitor closely. All ceiling fans are off.
6/21/24: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/21/24: The water main was off upon departure. I called the HO we could determine which circuit breaker was the water heater so we decided to leave it on for now. I moved the humidistat to 55 from the setting of 32.
6/21/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
6/21/24: All ceiling fans are off.
6/21/24: Made sure the water heater, range & ice maker were off. The garbage disposal was seized when I arrived & im unable to free it. Wine cooler in kitchen was on & cold.
6/21/24: Gate is locked. A package is just inside the front door, photo below. Many palm fronds along the back side of the lanai cage photo below.
6/21/24: Portable dehumidifier in kitchen read 44. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
6/21/24: All ceiling fans are off. Checked all damp rid bags. All damp rid bags throughout the residence were full & had to be removed. Wine cooler in dining room read 58. Made sure the washing machine lid was open.
6/21/24: Poured 2oz of bleach in each toilet. The building is out of power for scheduled work.
6/21/24: Forwarding important mail, fliers, the Venice Gondolier, and junk mail remains here. I watered the two plants on the kitchen island. Photos of some of the browning in the yard, you may already know about.
6/21/24: There are some perishable items inside the refrigerator. Betsy’s bedroom balcony door is locked. Master bedroom lanai door is locked. Ac system needs new air filter that fits correctly. Client is aware & addressing. The water heater has reached 10yrs of age & may need to be replaced soon. Watered the plant on the lanai per the instructions provided.
6/21/24: Fern is outside the front door. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/21/24: Moved the thermostat 77 based on all the low humidity readings the past 2 service calls based on this note, photo below. The sconce light to the left of the front door is on now. The opposite side from last year?
6/21/24: It was warm inside the residence & the humidity level was over the acceptable level of 60% when I arrived. The ac thermostat was off & blank. I reset the ac breakers but the ac system would not turn back on. The ac system needs to be repaired at this time. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
6/21/24: The condo under renovation, uncertain of waterline conditions, so I didn’t run water. I did run a check on the humidity and temperature. Appears painting is the current focus.
6/21/24: There were many pest droppings behind the MB toilet again. I did not see any live pests. The air conditioner is not running. The thermostat does not have a display, this is likely because the system is not running. It has a plugged line, but not outside as there’s plenty of drainage out there, photo below. I think it’s plugged in the tray area, which I can’t get to, so it will need to be looked at.
6/21/24: I poured 4 oz of vinegar down the HAVC air handler condensate tube. The water catch tub was empty.
6/21/24: Brought in one piece of mail see photo below. There was a new water stain on the front guest bathroom ceiling around the vent fan when I arrived see photo below. Irrigation system is in the run position. Both lanai screen cage doors are unlocked.
6/21/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet appears to be ants working along the carpeting and also in the air conditioning/water heater cabinet. The ledge has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink fell apart in my hands when I went to turn it on, reported previously.
6/21/24: The dehumidifier in the kitchen read 51 and had some condensation in the evac tube. The dehumidifier in the bathroom read 57 and it had condensation in the evac tube.
6/21/24: The lawn is looking better since the last service call. The new storm shutter on the back left corner of the house appears to need to be fastened to the wall more extensively on both sides of the shutter. Client is aware & addressing the situation. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All old water stains have not changed in appearance. Will continue to monitor closely. Did not hear any toilets running. Did not find any water leaking anywhere. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
6/21/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
6/21/24: The lawn has several large brown spots on the left side of the house. The ac system was still off when I arrived. I did not find any tripped breakers & could not get the ac system to turn on. The ac system will need to be repaired at this time. Watered the potted plant on the lanai. The pipe connection on top of the pool pump appears to be leaking excessively now while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed. Left everything show ready.
