Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

10/18/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. Garage overhead door appeared to be ok. There is some soffit damage on the front of the building photo below.
10/18/24: Drive by post storm check. Everything was ok inside the residence except for some faint water staining around one of the recessed lights on the foyer ceiling & a faint water stain on the upstairs ceiling see photos below. The ceilings are currently dry to the touch & all the floors are dry. Attic was dry. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any other water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. Garage was clean & the storage room was dry.
10/18/24: Drive by post storm check. The garage area was clean but the storage room appears to have had water in it during the hurricane. The bottom of the storage room door & metal threshold are wet & rusted photo below. I currently do not have access to the storage room. Water was off in #603. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the porch. Will be bringing all the new damp rid buckets on the next regular scheduled inspection. Client advised they will be sending us a key to the storage room door.
10/18/24: Drive by. The lockbox on the front door opened correctly with the code provided & I replaced all four AA batteries in the front door keypad again restoring power to the keypad which appeared to work correctly after installing the new batteries. I turned all the breakers to the main house back on restoring power to everything. I made sure to close all the refrigerator doors after turning back on. The breaker panel for the guest house is inside the water heater room on the side of the guest house but the water heater has fallen down in front of it & several breakers are tripped. I was able to open the door on the guest home but the keypad & door handle have been completely submerged in salt water damaging the keypad causing it to not work anymore. The latch on the door handle is also not working correctly anymore & the door is difficult to open & close. The pool appears to have been drained & cleaned. The pool water auto filler was currently on & refilling the pool.
10/18/24: Drive by post storm check. I did not see any missing roof tiles or damaged soffits. No torn pool cage screens and the pool was clean. Everything inside the residence was ok. Power was on & the ac system was on. I did not see any water stains on the ceilings or water intrusions throughout the residence. Garage and vehicle were ok.
10/18/24: Drive by post storm check. There appears have been approximately 12” of water in the garage during the hurricane & everything inside the garage ground level has gotten wet but was only damp to the touch photos below. The portable dehumidifier was still on so it did not smell musty inside the garage. All of the walls are concrete block & plywood. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn lanai screens. Roof & building appeared to be ok.
10/18/24: Contractor access. Met with the electrician ashoni from Michael j looney & instructed him on how the new breaker for the water heater needs to be installed. Ashoni understood the way it needed to be installed & stated that he would have to go back to his shop to pick up some parts needed to complete the job correctly & would send me photos when the job is completed so I did not have to stay there through the entire installation. A new up to date breaker without fuses will be installed high enough on the wall for the water heater to be placed on a stand. 7:00am-8:00am.
10/17/24: Drive by post storm check. The satellite dish on the right side of the house has been ripped out of the wall from wind photos below. I temporarily covered all the open screw holes in the hardy board with duct tape for now. Client will address when they return. Roof appeared to be ok. No torn lanai screens & the pool was clean. The salt container has been repaired. Plastic gutter, downspout extension, broken and missing from gutter on right side of house. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. Alarm system was working correctly. I did not see any new water stains on the ceilings or water intrusions throughout the residence. All old water stains have not changed an appearance. Garage was ok. I checked all light timers. I placed a bag of salt in front of the man cave french doors as there is a lot of play in the deadbolt causing the alarm system sensor to trip. I made sure everything was locked up and activated the alarm system when leaving.
10/17/24: Drive by post storm check. I did not see any missing roof shingles. The two magnolia trees in the backyard have been blown over photo below. Excessive weeds are growing in the front landscape beds. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai. Garage & car were ok. I started the car & let it idle while I was there. Brought in two pieces of mail photo below. I made sure everything was closed & locked up when leaving.
10/17/24: Drive by post storm check. The stakes around the tree in the front yard were damaged & the tree is leaning photo below. The screen leaf guard in all the gutters appears to be damaged around the entire residence photos below. I did not see any missing roof shingles. Outbuilding was ok. No torn screens on the lanai or front porch. Everything was ok inside the residence except for numerous breakers that were tripped in the breaker panel. I reset all the breakers & the living room ceiling fan & the living room coffered ceiling lights came on as if somebody had used the switches on the wall for them. Power was on & the ac system was on. I did not see any water stains on the ceilings or water intrusions throughout the residence. I made sure everything was closed & locked up when leaving.
10/17/24: Drive by post storm check. I did not see any missing roof tiles or damaged soffits. Picked up the potted plant that had fallen over photo below. No torn lanai screens. A couple landscape bushes along the back of the lanai were damaged photos below. Locked the lanai screen door. Excessive weeds are still growing in all the lanai pavers. Removed an elite pest sign dated 10/16 from the front yard. Everything was ok inside the residence. I did not see any new water stains on the ceilings or water intrusions throughout the residence. The old water stain on the garage ceiling has not changed in appearance. Power was on & the ac system was on. I made sure everything was locked up & closed the storm shutter over the front door when leaving.
10/17/24: Drive by post storm check. A section of the privacy fence in the backyard on the left side of the house was damaged when I arrived photo below. I put all of the loose panels inside of the garage for now. I did not see any missing roof shingles. No torn pool cage screens and the pool was clean. The two soffits that were previously pushed up on each side of the front entrance of the house after the last storm have not changed. Everything was ok inside the residence except for the current ant infestation the client is addressing soon. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusion throughout the residence. Garage was ok & dry. Brought in a stack of sales flyers from the mailbox. Made sure everything was locked up & closed the storm shutter over the front door when leaving.
10/17/24: Drive by post storm check. The clamshell shutter on the right side of the house & a couple soffits on the front of the house were damaged when I arrived photos below. The brackets that hold the shutter to the wall have been ripped out of the concrete wall from wind. I did not see any missing roof shingles. All of the landscaping appeared to be ok. Everything was ok inside the residence except for a new water stain on the garage floor near the water heater which appears to be coming from behind the water heater somewhere when it rains hard photos below. Power was on & the ac system was on. I did not see any water stains on the ceilings or any other water intrusions throughout the residence. I made sure everything was locked up and activated the alarm system when leaving.
10/17/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. Humidity level was acceptable inside the residence well below 60%. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai. Outside of garage appeared to be ok. Roof and building appeared to be ok.

I turned the refrigerator breaker back on & plugged the WiFi router in the living room back in per the client. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai. The garage and car were ok. The portable dehumidifier was on and the garage was dry. The roof and building appeared to be ok.
10/17/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. I set the humidistat to 55 which is where I think it will do best based on the humidity today and the time of year. I did not find any obvious signs of storm damage to your condo. You have power and th AC is working and cooling. The electronic door keypad would not work even with different batteries.

10/17/24: Drive by post storm check. Brought in the four pack of Nuline ac drain line cleaner & poured one bottle down the ac condensate drain line for preventative maintenance. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. Coin in the freezer was still on top of the ice. I did not see any new water stains or water intrusions throughout the residence. No torn screens on the lanai. Garage was ok & dry. Roof & building appeared to be ok.
10/17/24: I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. I brought the mail inside and it is on the island. I am taking down the hurricane wind screens on the windows.
10/17/24: Drive by post storm check. The roof & building appeared ok. Everything was ok inside the residence except for the microwave which had a message concerning the keypad being shorted on the display & was making a loud beeping sound when I arrived most likely from a powerful electrical surge. I unplugged the microwave for now as it continued to make the loud beeping sound. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn porch screens. Garage was ok & dry.
10/17/24: Drive by post storm check. There was more extensive water damage throughout the garage & storage room when I arrived photos below. Client is aware & addressing. The vehicle & golf cart sustained significant water damage & are waiting to be picked up. Client is aware & addressing. Refrigerator in storage room was on & cold. Everything inside the residence was ok except for the security system control panels which were damaged & are currently being addressed. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Security system temporarily disabled. I closed the storm shutter over the front door when leaving.
10/17/24: Drive by. The garage overhead door has been removed recently. Removed all license plates from both vehicles & tried to remove as many personal items from the vehicles but everything was wet & moldy. I did remove a bunch of change from the center consoles and placed it all in the kitchen drawer where the car keys were. I removed all personal keys from both key fobs & placed each key in the cup holders of the cars to be ready for pickup.
