Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,516 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/25/24: Met county inspector for mini split. Jammed overhead garage door, found it locked at both ends and power to the opener. My suggestion is one or the other to prevent accurate to the opener. If locking the door is desired the opener should be unplugged. If the opener is to have power the door shouldn’t be locked, the opener becomes the locking mechanism. The mini split does not appear to be working.
6/25/24: The lawn still has large brown spots throughout the entire yard. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 80 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
6/25/24: The pool pump is set to pull water from the bottom center drain.
6/25/24: The alarm pad next to the garage door beeps lightly every minute or so.
6/25/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
6/25/24: Water to remain on for plant irrigation on the lanai. I walked the house after coming back inside to ensure all water faucets, shower heads and toilets were not running.
6/25/24: I watered all but 2 plants on the lanai and the 2 out front., as it has been raining every 3rd day now. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The water level of the pool is touching the bottom of the coping.
6/24/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai.
6/24/24: I check the plants on the lanai/pool cage, some still needed water but not all. Brought in a pool slip dated 6/21/24
6/24/24: Weeds growing in the landscaping, photo below. 👇 I found the master bathroom sink filled with water. The stoppers are down as that is the way they were when I began service this year. The bath sinks do not have overflow drain. I discovered the faucet drips even when it’s off, this is why the sink filled. Inside the cabinet what sat on the base shelf and it now has a bit of a warp in the center. The water probably came in around the faucet base. Photo of the inside of the cabinet below.
6/24/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves.
6/24/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important. Some pest digging in the front mulch, reported previously. Raised and lowered the back hurricane screens. I pulled several weeds on the lanai.
6/24/24: None of the exposed walls inside have signs of moisture, and it has rained all night and off and on all morning. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, reported previously. I pulled all the larger ones.
6/24/24: The generator ran during the service call
6/24/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai.
6/22/24: Contractor access. Met with xfinity technician Miranda and let her into the residence for security system repair. I stayed with Miranda until she was finished. The technician stated that the touchscreen was really old & was no longer accepting updates. The technician also inspected all the cable lines outside of the residence. The technician attempted to install two different new touchscreens but was unable to activate them due to a glitch in the system which would require reinstalling the entire security system. The security system will have to be temporarily offline until the client returns. The residence still has internet & cable tv at this time. Client spoke with technician over the phone. I made sure everything was closed & locked when leaving the residence. 8am-10:30am.
6/21/24: Drive by. Put all the patio furniture etc inside the house see photos below.
6/21/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
6/21/24: Made sure the water heater, range & ice maker were off. Found the mid guest bedroom window unlocked & locked it. Watered all three plants. Clear panels on lanai are closed.
6/21/24: The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
6/21/24: Brought in a package that was laying by the front door when i arrived see photo below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
6/21/24: The old expansion tank has been removed from the plumbing since the last service call see photo below. Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
6/21/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not on or working.
6/21/24: Swept dead bugs off the front porch. All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
6/21/24: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
