Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/14/24: Drive by post storm check. The garage appeared to have had several feet of water in it and everything inside the storage room was water damaged when I arrived photos below. A professional water remediation company will be coming to clean out all the storage rooms as they are considered hazardous. There was also a large section of concrete wall knocked out on the west wall of the garage photo below. The water heater room was submerged in water photos below. The water heater may need to be inspected by a professional plumber before being turned back on. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence.10/14/24: Drive by post storm check. Power was on, ac system was on & it no longer smelled as musty now that the residence is cooling back down. I did not see any new water stains on the ceilings or water intrusions throughout the residence. The previous small possible water intrusion on the upstairs ceiling has not changed in appearance since the last visit & everything was dry.
10/14/24: Drive by post storm check. The garage appeared to have had several feet of water in it & everything inside the storage room was water damaged when I arrived photos below. A professional water remediation company is coming to clean out the storage rooms as they are considered hazardous. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. I made sure everything was closed & locked up when leaving.
10/14/24: Drive by post storm check. The garage appears to have had several feet of water in it photo below. I currently do not access to the inside of the garage for inspection. Everything was ok inside the residence except for the dining room window with the previous water intrusion. The window is now leaking on both sides & more water is starting to pass through each time it rains photos below. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or any other water intrusions throughout the residence. I made sure everything was closed & locked up when leaving. The front of the building appeared to have some soffit damage.
10/14/24: Drive by post storm check. The garage appeared to have had several inches of water throughout it when i arrived see photos below. The car & storage room were dry inside but the battery maintainer & air dryer were no longer working. A new battery maintainer & air dryer are needed at this time. Water does not appear to have went into the engine bay. The car is really dirty & will need to be professionally cleaned. Everything was ok inside the residence. Power was on. The ac system was on & working correctly. I did not see any new water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. I made sure everything was closed & locked up when leaving.
10/14/24: Drive by post storm check. The entire garage appears to have had approximately 6” or more of water throughout & the storage room was wet on the floor still. Everything inside the storage room appeared to be ok. A professional water remediation company will be cleaning all the storage rooms as they are considered hazardous. The golf cart was ok but really dirty from the salt water & will need to be throughly cleaned photos below. Water did not get into the battery compartment or charger & the golf cart still worked correctly. Client advised they will address getting the golf cart cleaned. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. I made sure everything was closed & locked up when leaving.
10/14/24: Drive by post storm check. The garage storage room had water damage to everything on the ground level throughout the storage room when I arrived photos below. The portable dehumidifier was on & running. A professional water remediation company will be cleaning out all the storage rooms as they are considered hazardous. I left the storage room door unlocked for now. Everything was ok inside the residence except for the upstairs south window which previously had some moisture around the window sill was still slightly damp from water intrusion but the carpets were dry underneath the window photos below. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings. No torn screens on the front porch. I replaced the battery in the doorbell camera with a fully charged battery & put the other battery back on the charger. Closed the storm shutter over the front door when leaving.

Both vehicles were dry inside but will need the exteriors cleaned & the interior of the truck is starting to get mold on the seats photos below. Large damp rid buckets are recommended. Client is addressing. The backflow valve on the water main is leaking heavily again photo below. Client is addressing. Everything was ok inside the residence. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch.

10/13/24: Drive by post storm check. The car & garage had more extensive water damage when I arrived. The car was still wet inside & has been pushed up against a pillar see photos below. I unplugged everything connected to the vehicle for now. A professional water remediation company will be cleaning out the storage room as it is considered hazardous. Unfortunately the water heater room & new water heater have been submerged in water again photos below. The water heater was off but may have salt water damage to the lower half of the water heater again. Everything was ok inside the residence except for one of the mesh blinds on the lanai was damaged photo below. Power was on, the new ac system was on & working correctly. The refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. I made sure everything was closed & locked up when leaving.

10/13/24: Drive by post storm check. Both cars had extensive water damage & were still wet inside when I arrived. The golf cart appears to have been submerged in water up to the batteries as well. Everything connected to the vehicles & golf cart have been unplugged. The garage & storage room sustained more extensive water damage photos below. A professional water remediation company will be cleaning out all the storage rooms as they have been considered hazardous. I had to temporarily disconnect the positive battery terminal on the Lincoln as the vehicle was intermittently shorting & causing the tailgate to open & close on its own while flashing lights. There was also a strange noise coming from one of the audio speakers in the back. I removed the trek bicycle from the storage room & placed it inside the residence to try and prevent any further rusting per the client. The bicycle appeared to be ok but had some slight rusting on the chain, rear gear sprockets & pedals. Everything was ok inside the residence except for one of the storm shutters on the lanai which was damaged photo below. Everything was dry throughout the residence & I did not see any new water stains or water intrusions throughout the residence. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold. The new security system control panels were both going off & I was unable to silence them. Portable dehumidifier upstairs was on. No torn screens on the front porch.

A professional water remediation company will be cleaning all the storage rooms as they are considered hazardous. The vehicle & boat were ok. The vehicle was dry inside & everything connected to it was still on. Everything inside the residence was ok. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. I put the plant back out on the front porch for now & closed the storm shutter over the front door when leaving.
10/13/24: Drive by post storm check. The garage storage room door was open & almost everything inside was water damaged when I arrived photos below. The bikes were upright & appeared to be ok still but did have salt water go over the bottom portions of all the wheels. The portable dehumidifier was no longer working. A water remediation company will be cleaning out all the storage rooms as they are considered hazardous. I closed the door & locked it per the client. Personal items will need to be removed from the storage room. Everything was ok inside the residence except for a few small faint water stains on the dining room & living room ceilings photos below. All of the carpets were dry underneath. I did not see any water intrusions around any windows. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold. No torn screens on the front porch. The vehicle & golf cart were ok. The inside of the vehicle was dry. I temporarily moved the vehicle to a parking space by the tennis courts for now & put the key fob back inside the residence for now photo below. The battery on the golf cart appeared to be dead as the golf cart would not run once out of tow mode & no lights would come on. I pushed it near the end of the garage for now with the key in it. I closed the storm shutter over the front door when leaving.

Key fobs were not damaged. Both vehicles were ok. The interiors were dry & everything connected was still working. Everything was ok inside the residence. I did not see any water stains on the ceilings or any water intrusions throughout the residence. No screens torn on the front porch.

10/13/24: Drive by post storm check. The vehicle was wet inside the interior & engine bay when I arrived photos below. Client advised that the vehicle is being picked up by the dealership for inspection. The key fob is currently in the garage storage room. Everything was ok inside the residence except for the preexisting water stain over the front door which has changed in appearance & grown since the last visit photo below. The attic was dry & I did not see any other water stains or intrusions throughout the residence. Power was on & the ac system was on. No torn screens on the front porch or lanai.

10/13/24: Drive by post storm check. The ac system was not working correctly when I arrived. The air handler was running but warm air was blowing out of the vents which appears to be a problem with the ac condenser at this time. I did not find any tripped breakers. The ac system will need to be repaired at this time. I did not see any water stains on the ceilings or water intrusions throughout the residence. Refrigerator & freezer are both on & cold. No torn screens on the front porch. The water heater room & storage room appear to have been submerged in many feet of water photos below. The water heater may need to be inspected by a professional plumber before being turned on again.
10/13/24: Drive by post storm check. Everything was ok at the residence except for several roof shingles that were laying on the ground in the backyard when I arrived photos below. I was unable to see exactly where they came off the roof. Power was on, the ac system was on & the refrigerator & freezer were both on & cold. All vehicles inside the garage were ok & no water got inside the garage. I did not find any tripped breakers inside the breaker panel. I did not see any water stains on the ceilings or water intrusions throughout the residence. Pool was clean. I made sure everything was locked up & activated the alarm system when leaving.

I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn lanai screens. Mini fridge on lanai was on & cold. The fern was outside the door & appeared to be ok. All of the glass windows & doors throughout the residence will need to be cleaned on the outside.

Client advised they are addressing the situation. I left the ac system in the off position for now. The refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. All old water stains have not changed in appearance since the last visit. Portable dehumidifier in kitchen read 34. The lanai was dry & all of the clear panels were still in place. Inside of residence & lanai are still being renovated. I made sure everything was closed & locked up when leaving.
10/13/24: Drive by post storm check. The interior of the car was wet when I arrived & water appears to have went inside the engine bay as well. The car will need to be inspected by a mechanic before starting & professional cleaned. Photos below. The neighbors dave & Bernard were outside when I arrived. I left the car key on the kitchen table for the neighbors. The interior of the storage room also appears to have had several feet of water inside & will need to be remediated. Photos below. The roof was still temporarily patched from missing shingles during hurricane Helene. The inside of the residence was ok. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Will contact the client & advise them of the situation. I made sure everything was closed & locked up when leaving.
