Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,516 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/26/24: The plastic gutter downspout extension on the back right corner of the house is broken see photo below. Made sure the water heater & range were off. All of the ac air filters in the ceilings throughout the residence appear to be dirty & may need to be replaced soon. All ceiling fans are off. Made sure the washing machine door was cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
6/26/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Wine chiller read 62. All storm shutters are closed.
6/25/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/25/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
6/25/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
6/25/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
6/25/24: Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
6/25/24: New window installation had started on the building since the last service call & is currently on the fourth floor see photos below. Will be removing the blinds from the windows for the new window installation when notified. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
6/25/24: New window installation has started on the building since the last service call see photos below. All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. All torn window screens are still waiting to be replaced. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
6/25/24: New window installation has started on the building see photos below. Made sure the water heater, range & ice maker were off. Made sure the washing machine door was cracked open to prevent odors. Watered all plants on the lanai. Mesh storm shutters on lanai are closed.
6/25/24: The lawn is starting to look normal again see photos below. Irrigation system is in the run position. The humidity level was back under 60% inside the garage after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
6/25/24: The lawn is green again. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 85.8 & 76.6. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
6/25/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence as the keypad on the garage side entry door was completely dead when I arrived.
6/25/24: Made sure the water heater & ice maker were off. The storm shutters on the lanai have been removed & are laying on the floor see photo below. All storm shutters have been removed & are sitting in the garage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Left the water main on when leaving for the pool water auto filler.
6/25/24: The dehumidifier read 54 and is working.
6/25/24: Removed an Elite pest sign dated 6/17 from the front yard. There was a notice from the county on the front door concerning an irrigation leak in the yard see photos below. Photo of the county work in the front yard. The irrigation water line on the right side of the house appears to have been temporarily turned off by the county photo below. The pool pump filter canister lid was leaking while the pool pump was running. Bird droppings on lanai floor. Rusted metal banding on the front left corner of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
6/25/24: The top of the island has been changed. The pool still has a great deal of debris on the bottom related to cleaning the pool pavers I’m sure, photo below. The front screen has not been repaired not sure if you remembered. The pool auto fill has not been put back on as of today.
6/25/24: Water is to remain off. Irrigation system was running in the back right corner when I arrived. Could it be the previous owner reset it already?
6/25/24: The batteries in the alarm system keypad were dead when I arrived. I replaced the batteries with four new AA batteries provided in the residence restoring power to the keypad. The humidity level was well below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn just has a brown spot in the backyard & on right side of house photos below. Client is addressing. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
6/25/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered.
6/25/24: Brought in one piece of mail with a stack of sales flyers see photo below. The lawn has some brown spots throughout the entire yard. There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/25/24: I poured bleach down the HVAC condensate evac tube.
6/25/24: The mini fridge in the garage was off & had no power when i arrived. I found the gfi outlet that it is plugged into tripped & reset it restoring power to the outlet & refrigerator. The lawn has some brown spots throughout the entire yard. Lanai south screen door had a broken closer. Portable dehumidifier in kitchen read 45. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
6/25/24: I started the car and it idled during the service call.
6/25/24: Removed a Problem solved pest sign dated 6/25 from the front yard. Current photos of the lawn below. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
