Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,517 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/26/24: All of the weeds appear to have been sprayed since the last service call. The lawn has a couple brown spots left in the backyard & left side of the house photos below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat back up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. The tag on the suv expires soon see photo below. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
6/26/24: I found 1/2” of water in the tray below the air handler. The system was running and the outside end of the HVAC condensate tube was dripping, see photo of my hand below. I used my shop vac to suck out the condensate tube and the tray, photos below. I then poured 4 oz of vinegar down the tube chased by 10oz of water. The take away from this begs me to ask why the system distant down? The upper float should have shut it down but also the water switch in the corner of the bottom tray? Also did you know the outside receptacle that service the Hunter box next to the AC outside unit is not secured and actually hangs out of the wall? Photos of this below. I pushed it back into the wall but it a loose friction fit.
6/26/24: Found the garage side entry door completely unlocked when i arrived & locked it. Put all the empty garbage cans inside the garage for storm preparation. The front door keypad was slow, flashed red & had a low battery warning. I replaced the batteries with four AA batteries from remote controls inside the residence for now restoring full power to the keypad. Made sure the water heater, range & ice maker were off. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
6/26/24: The browning in the yard is getting better with all the rain we’ve gotten.
6/26/24: The lawn has some brown spots throughout the entire yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
6/26/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a slight smell to it.
6/26/24: Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Cover had puddles of water in several locations from the rain photo below. Plants on lanai were wet from rain.
6/26/24: I checked under the windows for wet carpet and I did not find any dampness. One of the side screens have come apart, photo below. I brought these pieces inside the garage.
6/26/24: Both neighbors cars are in the driveway. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked. All storm shutter panels are on. There is a section of grass cut out of the front yard for construction.
6/26/24: I had to flush the toilets many time to get the water cleared up. The MB toilet fills very slowly.
6/26/24: Cleaned up some gecko droppings from the floor next to the dining room sliding glass doors. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
6/26/24: Looks as if they are just about ready to begin roofing your building?
6/26/24: I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area.
6/26/24: The driveway was being sealed & the sunken pavers by the pool have been repaired when i arrived see photos below. The lawn is starting to look better. Irrigation system light was solid blue. The ac system has been turned back on since the last service call & appeared to be working correctly. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door.
6/26/24: The pool pump equipment did not appear to be leaking today. The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided from the drawer in the foyer & tested it after installing the new battery. The lawn has some excessive browning on the left side of the house. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on.
6/26/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The hurricane shutters across the back of the lanai are in place.
6/26/24: There were some leaves on the bottom of the pool photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
6/26/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it.
6/26/24: I did not see Damp-Rip in the car when looking through the windows.
6/26/24: Checked all damp rid bags. All damp rid bags throughout the residence were full & had to be replaced using some of the new damp rid bags provided. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered the fern on the lanai. All other plants were wet from rain. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
6/26/24: Visual check of the car, battery maintainer had power. The corner shelf in the MB shower fell down, photo below.

6/26/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
6/26/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. I made sure the slider was closed upon departure.
6/26/24: Made sure the water heater, range & ice maker were off. The humidity level was over 55% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
