Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/16/24: Drive by post storm check. Flood water from the recent hurricane has caused even more damage to the residence. The hot tub was pushed up against the air conditioner & the water lines on the exterior of the house appear to be higher than the previous hurricane water levels photos below. Roof appears to be ok & I didn’t see any missing shingles. No damaged soffits. Dock appeared ok. The floorboards of the vehicle were extremely wet & it was starting to smell musty inside. Client advised they will hire a professional detailer for the vehicle. I put the key to the suv next to the security keypad by the front door for now. Water has went through the entire residence & garage again damaging everything photos below. Power was on, ac system was on & all the ceiling fans & standalone fans are on for air circulation. Refrigerator is broken. I made sure everything was locked up & activated the alarm system when leaving.10/16/24: Additional post Storm photos.
10/16/24: Drive by post storm check. There were several damaged soffits around the residence & the pool was full of storm debris when I arrived photos below. I did not see any missing roof tiles. The boat appeared to be ok but one of the pilings has been pushed backwards photos below. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. There is another hole forming along the seawall underneath the grass on the right side of the yard photo below. Everything was ok inside the residence except for the garage which appears to have had several inches of water run through it during the storm but everything was currently dry photos below. Vehicle was ok & appeared to be dry inside. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Watered the plants by the front door.
10/16/24: Drive by post storm check. The garage appears to have had water go several feet into the garage. The walls on the front of the garage are drywall & may need to be water remediated. The mini van was ok & dry inside. The portable dehumidifier was on. I found a small water stain inside the residence on the ceiling above the ac system in the utility room which a little water appears to have leaked from the ceiling photos below. Everything was currently dry. I did not see any other water stains on the ceilings or water intrusions throughout the residence. Power was on & the ac system was on. Lanai was ok & storm shutter was closed.
10/16/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Storm shutters are down. The garage had a strong musty smell & appeared to have had several inches of water in it as the floors were muddy & the drywall in the corners were damp. All the walls are concrete block except for the front & back walls which may need to be water remediated photos below. The car was ok and dry inside. Water did not get into the engine bay or interior of the car but it will need new damp rid buckets.
10/16/24: Drive by post storm check. Everything was ok inside the residence. Power was on & the ac system was on. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Ran the storm shutters up and down for preventative maintenance. The garage was dry and the water appeared to have only went a few feet into the garage as the floor was slightly dirty & none of the items in the back of the garage were wet photos below. The portable dehumidifier was on and running so it did not smell musty inside the garage. Guest bedroom is still waiting on new windows. The front of the building was being painted when I arrived.
10/16/24: Drive by post storm check. Everything was ok except for the garage which appeared to have had several inches of water in it as the floors were muddy & there were some new & darker water stains on the bottom of the wood on the back wall photos below. All the walls are concrete block except for the front & back walls which may require water remediation. The portable dehumidifier was on & running so it was not musty inside the garage. Will contact the client. Power and ac system were on inside the residence. The refrigerator and freezer were both on and cold. I did not see any water stains on the ceilings or water intrusion throughout the residence. The front of the building was being painted when I arrived.
10/15/24: Drive by post storm check. A few landscaping bushes were damaged photos below. No torn pool cage screens & the pool was clean. I did not see any missing roof tiles. Previously damaged soffits on the back of the house have not changed. Dock & boat lift appeared ok. Everything was ok inside the residence except the garage appears to have had several inches of water in it photos below. All of the doors inside the garage are starting to get mildew on them as well photos below. All of the walls in the garage are concrete block except for inside the closets which may need to be remediated. It does not currently smell musty in the garage. I placed the fan in front of the closets for now. Client advised they will be contacting a water remediation company. The vehicle was ok & no water got inside. I did not see any water stains on the ceilings or any other water intrusions throughout the residence. Power was on & the ac system was on & cold. Made sure everything was closed & locked up when leaving.
10/15/24: Drive by post storm check. The avocado trees & some of the other landscaping trees were heavily damaged when I arrived photos below. Roof was ok no missing tiles or soffits. No torn pool cage screens & the pool was clean. Boat and boat lift were ok. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Garage and car were ok. Water did not get into the garage. Irrigation system light was solid blue.
10/15/24: Drive by post storm check. Garage & vehicle were ok. Garage was dry & water did not get inside. The inside of the residence was ok. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Pour approximately 2 ounces of vinegar down the ac condensate drain line for preventative maintenance. No torn screens on the lanai.
10/15/24: Drive by post storm check. I did not see any missing roof shingles. Some of the artificial grass in the backyard by the dock has been damaged photo below. Boat & dock were ok. The boat was sitting correctly on the lift. No pool cage screens are torn & the pool is clean. Everything was ok inside the residence. Power was on & the ac system was on. I did not see any water stains on the ceilings or water intrusions throughout the residence. Garage was dry water did not reach the house. The breaker for the pool pump was tripped. I reset it restoring power to the pool pump. I made sure everything was closed up & activated the alarm system when leaving.
10/15/24: Drive by post storm check. There is some minor soffit & facia damage on the front & back right corner of the house photos below. There is a small hole in one of the lanai screens. Numerous landscape bushes & plants appear to be dead or dying from the intense wind & salt water photos below. Everything was ok inside the residence. Power was on & the ac system was on. I did not see any water stains on the ceilings or water intrusion throughout the residence. Garage was dry. I made sure everything was locked up and activated the alarm system when leaving.
10/15/24: Drive by post storm check. A dead pine tree has fallen on the right front corner of the house causing damage to the gutters see photos below. One of the roof offset ridge vents on the back of the house appears to look different then the vent next to it & may be damaged photo below. I did not see any missing roof shingles. No torn pool cage screens & the pool was clean. Everything was ok inside the residence except for some mouse or rat droppings I found on the garage floor along the back wall next to the entry door & underneath the desk photos below. Power was on & the ac system was on. I did not see any water stains on the ceilings or water intrusions throughout the residence. All of the windows & doors will need to cleaned as the exterior glass is really dirty from the storms. The floors on the inside of the residence will need to be cleaned soon as dirt & sand was blown in through the seals around all the doors & cobwebs are starting to build up in corners etc. The garage was dry. I made sure everything was closed & locked up when leaving.
10/15/24: Drive by post storm check. Everything was ok inside the residence. The exterior of the building appeared to be ok when I arrived. Power was on & the ac system was on. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai.
10/15/24: Drive by post storm check. The entire back porch has been ripped off the back of the house & was laying in the front yard when I arrived see photos below. There were also numerous roof shingles laying on the ground. Everything was ok inside the residence except for a bunch of mouse or rat droppings all along the right side of the car in the garage see photos below. Power was on & the ac system was on. I did not see any new water stains on the ceilings or water intrusions throughout the residence. I put a lockbox on the front door with a key to the residence inside when leaving.
10/15/24: Drive by post storm check. The mailbox, a small section of soffits on the back left corner of the house & a couple small gutter pieces from the front of the house were damaged when I arrived photos below. I put the gutter pieces & the light mailbox piece inside the garage for now. Client advised they will reattach the gutter pieces when they return. I did not see any missing roof shingles. The pool cage & pool are fine. No torn screens on front porch or lanai. Numerous landscaping plants & trees appear to be dead or dying from the intense wind & salt water photos below. Everything inside the house & garage is ok. No water got inside the garage. All vehicles are ok. Power is on, ac system is on & both refrigerators & freezers are on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. I swapped out the two batteries in the security camera on the front of the house & put the dead batteries back on the charger. I made sure everything was closed & locked up when leaving.
10/15/24: Drive by post storm check. There were two sections of soffits damaged on the back right corner of the house when I arrived photos below. Everything else was ok. No torn pool cage screens & the pool was clean. All weeds appear to have been sprayed recently. Dock appeared to be ok. Irrigation line float in canal was ok. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Disconnected the firestick on the back of the tv. Garage was dry. I made sure everything was closed & locked up when leaving.

The garage was dry & the vehicle was ok. No torn screens on the lanai but it is dirty & may need to be cleaned soon. A small section of soffits is still pushed up on the right side of the house.
10/15/24: Drive by post storm check. Roof was ok & I did not see any broken or missing roof tiles. Everything was ok inside the residence. Power was on, ac system was on & working correctly. The refrigerator & freezer were both on & cold. Reset the microwave & range clocks as they were flashing when I arrived. I did not see any water stains on the ceilings or water intrusions throughout the residence. Garage was dry & the overhead door is ok. No torn screens on the lanai but it is now really dirty & may need to be cleaned soon photo below. I made sure everything was closed & locked up before leaving.
10/14/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. Some of your plants have wind damage. Part of your soffit was damaged by the storm, photos below.
10/14/24: Drive by post storm check. Everything was ok except for the previously damaged privacy fence along the right side of the property has sustained more extensive damage see photos below. The mcleerys are recommended to clean up the extensive fence debris at this time 941-623-5009. All the other fence panels are still stacked along the shed. The boat & dock appeared to be ok. The sheds were ok. I did not see any missing roof shingles or any shingles on the ground. No torn pool cage screens & the pool was clean. Vehicle was ok. Power was on, pool pump was running, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or any water intrusions throughout the residence. The inside of the residence will need to be professionally cleaned again soon as excessive dead ants & bugs are starting to build up again on all the floors. I made sure everything was closed & locked up when leaving.
10/14/24: Drive by post storm check. The garage storage room has water damage throughout & is waiting on the professional water remediation company to clean them out as they are now considered hazardous photos below. The storage room door is temporarily open for ventilation. I put the golf cart charger & battery maintainer inside the residence for now. I had to move the Lexus back over from schranks garage as it is being cleaned out & put the key fob back inside the residence. The Lexus was dry inside and started up with no problems. The golf cart would not move, it kept making a buzzing sound no matter what gear you put it in. I had to push it to a parking spot by the tennis courts to be picked up by thoroughbred. I left the key in the ignition per the client. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusion’s throughout the residence.
10/14/24: Drive by post storm check. The garage storage room has water damage throughout & is waiting for the professional water remediation company to clean it out as they are now considered hazardous photos below. The portable dehumidifier is still on & running. I had to return the golf cart to the parking space as schranks garage had flood water & is being cleaned out. The golf cart was ok & water did not get into the batteries or electronics. The water stains on the foyer & living room ceilings have changed in appearance since the last visit photos below. The stains have grown in size & are darker. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold. I did not see any other water stains or water intrusions throughout the residence. No torn screens on the front porch or windows. Both cars at Schutts were ok. No water got into Schutts garage.

10/14/24: Drive by post storm check. The garage appeared to have had several feet of water in it & the storage room was completely destroyed as the west side concrete wall was knocked over photos below. The car appeared to be completely submerged in water & was still wet inside photos below. Client advised the car is being picked up. The water heater room was also submerged in water & the water heater will need to be inspected by a professional plumber before being turned back on. The garage overhead door is still intact but I’m unsure if it has had any damage. Everything was ok inside the residence except for the ac system which was not working & I was unable to get it to turn on. The ac system will need to be repaired at this time. Client will address. I found numerous tripped breakers for different areas throughout the residence & reset them all. Power was on, the portable dehumidifier in the kitchen was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. I turned on all the ceiling fans throughout the residence for now. I made sure everything was closed & locked up when leaving.
