Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,520 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/27/24: All of the roofing, painting & gutter work on the building appears to have been finished recently see photos below. All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
6/27/24: Weeds growing in the cracks of the pavers on the lanai. The noise your friend heard in the garage was more than likely the water heater recirculating pump. It should be unplugged when the home is vacant so I did do. Also the water heater bypass valve was turned off there is little need to do so when we turn the water main off to the home however I will turn it off before I leave. With it off it is difficult to get a good flow of water in many showers and nothing on the hot side of the system at regular faucets. Photos of both of these items below for a reference. The water heater was on I turned it off at the circuit breaker. The pool pump has a leak but I cannot identify exactly where, photo below.
6/27/24: Current photos of the building below. All of the roofing, painting & gutter work appear to have been finished recently. The ac condenser area on front of the building appears to be waiting on new louvers still. The storm shutter on the living room has been closed since the last service call but the two shutters on the front of the building will not go down & appear to need repair. The master bedroom was dry & has not changed in appearance since the last service call. The upstairs ac system was back on & appeared to be working correctly again. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
6/27/24: All of the roof, painting & gutter work on the building appears to have been finished recently photos below. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm is imminent. Water was on in #2004.
6/27/24: All of the roof, painting & gutter work on the building appears to have been finished recently see photos below. Was able to enter the residence today using the new key provided by the client. Made sure the water heater, range & ice maker were off. The master bedroom & bathroom lights were on when I arrived. I turned them off before leaving. The upstairs humidity level was over the acceptable level of 60%. I lowered the humidistat to 40% for now to match the downstairs humidistat, circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
6/27/24: I had trouble unlocking the front door called the customer and they locked it remotely. When I was finished with the service call, I opened the door and tested the lock before leaving. Door open I could deploy the deadbolt however it would not retreat. I opted to close the front door manually lock it and exit through the back door using the key. The water main was on upon arrival off upon departure. See photo below as I believe the pool company left a filter cleaning wand.
6/27/24: Brought in two new premium ac air filters for future use see photo below. Current air filter is still clean. The ac condenser access on the front of the building appears to be waiting on new louvers still. Mini fridge in foyer read 37/54. All storm shutters are closed.
6/27/24: The front of the building still appears to be waiting on some new louvers see photo below. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/27/24: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
6/27/24: The browning of the lawn is improving. I watered the plants on the lanai. Each car charger had power.
6/27/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
6/27/24: The west attic was dry & I did not find any water inside the residence during today’s service call. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed. Storm shutter over front door will be closed if storm is imminent.
6/27/24: Browning in the yard is improving. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on.
6/27/24: The landscape wall has been installed around the pool cage recently see photos below. The front door keypad had a low battery warning when I arrived. I replaced the batteries with four AA batteries provided from a kitchen drawer restoring power to the keypad. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
6/27/24: The browning in the yard is improving. Pool level is high but not over the skimmer port.
6/27/24: Furniture on the lanai. Weeds growing in the cracks, reported previously. I did not find any dead tiny flies in the refrigerator and just outside on the floor.
6/27/24: The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The master bathroom shower handle is tagged for not working correctly. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
6/27/24: The car charger was lit with green light. Met the people delivering the table to put it inside. The AC was running in the garage and it was very cool, however my meter readings are off because we had to open the garage to bring the table inside. We didn’t get the glass today but made arrangements for Monday to bring it down.
6/27/24: The lawn has a few brown spots in the front & back. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware. All ceiling fans are off. Left the water main on for the pool when leaving.
6/27/24: Browning in the yard is improving. I poured 4oz of vinegar down the HVAC condensate tube. Pool level is at the top of the skimmer port. Some plant damage photos below.
6/27/24: I was able to flush the master bathroom toilet today. All ceiling fans are off. The last of the vinegar provided for the ac condensate drain line has been used during today’s service call. A new ac drain line cleaner product called Nuline is recommended for preventative maintenance. Put the mailbox key back in the kitchen drawer.
6/27/24: Poured vinegar down the HVAC condensate tube chased by water.
6/27/24: The washer & dryer have been put back into the utility closet since the last service call. Something has transpired on the corner of the dining room ceiling since the last service call see photo below. All furniture, floors & cabinetry are still covered for protection during construction. Drywall work etc still needs to be completed throughout the residence. Lanai ceiling is still waiting to be finished. The ac air filter has been replaced recently. The humidity level was still over the acceptable level of 60% inside the residence from the system sitting idle. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Will run water throughout the residence when renovations are completed.
6/27/24: Made sure the water heater & range were off. Weeds & grass are growing in all the landscape beds. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Watered the plants during the entire service call.
6/26/24: The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
