Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,523 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/28/24: Both dehumidifiers did not have water in the lines. Kitchen read 52 and bathroom 49. I ran the RO until the stream nearly stopped.
6/28/24: Portable dehumidifier in kitchen read 44. Checked light timer in living room. Lanai screen door is locked.
6/28/24: The dehumidifier read 52%.
6/28/24: The ac system appeared to be working correctly. The thermostat read 81/81 & the air handler was not running. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
6/28/24: The auto battery maintainer had power.
6/28/24: All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
6/28/24: I started the white car and it idled during the service call. I used the pre addressed postage paid envelopes to forward the mail. The blue car does not start.
6/28/24: Photos of the date palm in the backyard. The palm appears to still be alive. Watered the new triple Pygmy date palm by the back door with numerous gallons of water. The humidity level has been consistently slightly over the acceptable level of 60% inside the residence when I arrive. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
6/28/24: All ceiling fans are off. Checked all damp rids. All damp rid bags were full & had to be replaced using some of the new damp rid bags provided. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
6/28/24: I opened the entry door and overhead door to ventilate the garage a suggested. I poured vinegar down the HVAC condensate tube then chased it with water. The mulch is still in the garage, photo below.
6/28/24: The bougainvillea still needs to be trimmed. The humidity level was still below 60% inside the residence. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
6/28/24: I poured an ounce of bleach in each toilet. I poured vinegar down the HVAC condensate tube and chased by water.
6/28/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
6/28/24: I poured a few ounces of bleach in each toilet. Water main was on upon arrival and there was a Tory’s Tropics slip inside the garage. I brought inside on to the island, photo below.
6/28/24: Plant on lanai was wet from rain. Will water the plant on the lanai every other service call.
6/28/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The indoor humidity is very good. I reset the thermostat to 80 and the humidistat to 55. I folded the towels that were used to catch the water from the air handler issue. They are currently on the lanai furniture in the garage.
6/28/24: Unlocked the lanai screen door for pest control services & rebooted the security camera. Found a water stain on the garage ceiling above the water heater see photo below. It appears to have come through the water heater gas vent. Will contact the client & advise them of the situation. New roof construction progress & lawn photos below. The roof is waiting on new roof tiles & gutters to be reinstalled. The lawn is starting to look a little better. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is temporarily unlocked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
6/28/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The lawn still has some brown spots throughout the entire yard. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
6/28/24: Removed a Ranson sign from the front yard. There is a perishable item inside the refrigerator. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
6/28/24: The pool pavers may need to be pressure washed soon see photo below. Brought in one piece of mail see photo below. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. Storm shutters on lanai are closed.
6/27/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The building is still waiting on new gutters to be installed. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Replaced all damp rid bags & refilled all buckets throughout the residence. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
6/27/24: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
6/27/24: The building is still waiting on new gutters to be installed. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. One of the escutcheon plates around one of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from the new roof construction vibrations. All storm shutters on the lanai are closed.
6/27/24: Renatta the house cleaner was inside the residence when i arrived. She stated that she would be turning off the water main, closing all the storm shutters & locking everything up etc when finished. Renatta lowered both ac thermostats while working inside the residence. I did not see any water stains on any of the ceilings throughout the residence. Portable dehumidifier upstairs read 59. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving.
6/27/24: The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Storm shutter in dining room is partially open. Mesh storm shutters on lanai are closed.
