Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/19/24: There was a large pile of storm debris by the curb for pick up when I arrived photo below. I did not see any missing roof tiles. The refrigerator has been removed from the garage as there has appears to have been a lot of water in the garage during the hurricane & has been cleaned out already. The garage was currently dry. The interiors of the vehicles appear to be dry when I shine my light through the windows. Several of the Landscape low-voltage lights in the front yard are broken photos below. A large section of screen on the west side of the pool cage is torn photo below. The power pedestal by the dock was not leaking water today. There are some perishable items inside the refrigerator photo below. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Client can address when they return. Watered the plant in the laundry room & rotated it. Ran water through the kitchen pot filler. Wine cooler read 56.3. Mini fridge on lanai was on & cold. All ceiling fans are off. Made sure the mailbox was locked after checking for mail. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & all panels are on.10/19/24: There was a large pile of water damaged carpeting etc from the inside of the garage when I arrived photo below. All of the carpeting has been removed from the garage since the last service call photos below. The garage was currently dry. The new paver driveway & walkway have been installed since the last service call photos below. No torn pool cage screens & the pool was clean. I did not see any missing roof tiles. One of the yellow straps attached to the front of the boat is broken photos below. All of the wood flooring appears to have gotten wet several feet in from the doors & is buckling photo below. Made sure to leave the door between the garage & the house unlocked. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-4pm. Visual check of the boat photo below. Storm shutters on lanai are closed. Left the water main on when leaving for the pool water auto filler.
10/19/24: All of the weeds appear to been sprayed recently. Brought in one piece of mail with some sales flyers see photo below. A new pool pump filter canister lid has been installed since the last service call see photo below. Left the garage door handle unlocked when leaving. I did not see any new water stains on the ceilings or water intrusions throughout the residence. One of the pipes inside of the pool heater is slowly leaking while the pool pump is running. Client is addressing. Lanai south screen door has a broken closer. Portable dehumidifier in kitchen read 45. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
10/19/24: The entire mailbox was missing when I arrived photo below. I was unable to locate it anywhere near the area. The pool cage north screen door closer & latch are broken photos below. The ac system was not working & the thermostat had several alerts on the display photos below. I found the disconnect for the condenser on the exterior left side of the house was tripped & tried to reset it but it appears to be shorting out. The plastic lid for disconnect box appears to be broken & letting water into the box. Will contact a client and advise them of the situation. I did not see any missing roof tiles. Everything inside the residence was ok. I did not see any new water stains on the ceilings. The pool pump is still making a loud noise while running. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
10/19/24: There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent photos below. All of the weeds that were in the landscape beds have been removed or sprayed since the last service call. The electric meter is still waiting to be connected to the new underground power line. Everything inside the residence was ok. No new water stains on any ceilings. Brought in eight pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
10/19/24: Everything inside the residence was ok. I did not see any new water stains on the ceilings. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
10/19/24: The roof & building appeared to be ok. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
10/19/24: Drive by post storm check. There was a large pile of storm debris down by the street for pickup & all the plastic gutter downspout extensions on the front of the house were missing or torn off when I arrived photos below. A section of the white vinyl privacy fence for the garbage cans on the left side of the house was damaged photo below. I put all the loose pieces inside the garage for now. The section of soffits that was previously pushed up on the right side of the house has not changed in appearance. I did not see any missing roof shingles. No torn screens on the front porch or pool cage. The pool was clean. Lanai may need to be pressure washed soon. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusions throughout the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. The master bathroom lights were on when I entered the residence. I turned them off before leaving. I made sure everything was closed and locked up when leaving.
10/19/24: One of the lanai screens & both of the living room screens had some small tears in them when I arrived photos below. One of the guest bedroom windows is missing the entire screen frame photo below. Everything else inside the residence was ok. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/19/24: Everything was ok inside the residence. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn lanai or window screens. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
10/18/24: Drive by post storm check. There were some damaged soffits on the roof of the building above your residence when i arrived photo below. The roof appeared to be ok. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusions throughout the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. All interior doors are open for ventilation. Clear panels on lanai are all closed. No screens torn. I made sure everything was locked up & put the key back in the lock box when leaving.
10/18/24: Drive by post storm check. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusions throughout the residence. Power was on & the ac system was on. No torn screens on the lanai.
10/18/24: Drive by post storm check. Everything was ok inside the residence except for the lanai which the little table & plant were knocked over when I arrived photos below. The plant was still connected to the wall by its vines & appeared to still be somewhat alive. I cleaned up the table, swept the floor & gave the plant several gallons of water to help try to keep it alive photos below. I put the table & all light items from the table inside the residence for now. The lanai & outside of the glass doors will need to be throughly cleaned as they are now extremely dirty from the storm. Small amounts of water appear to have weeped in through both guest bedroom windows during the storms & rested on the sills photos below. The sills & floors underneath the windows were dry. I did not see any water stains on the ceilings or any other water intrusions throughout the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. No torn screens on the lanai. Made sure everything was closed & locked up when leaving.
10/18/24: Drive by. Removed the license plate from the car & put the key fob on the front seat for pick up of the car. There was nothing in the glove box but the owners manual to the car. I was unable to open the center console as it appears to be locked by valet & the car has no power. The center console appears to have been submerged in water so any paperwork inside is most likely destroyed. I put the license plate & garage door opener on the kitchen counter. The garage storage room concrete wall that was knocked down has been cleaned up & temporarily boarded up photo below. Brought in a package that was by the front door photo below. Photos of the dining room, living room & master bedroom ceilings below. I did not see any water stains on the ceilings.
10/18/24: Drive by post storm check. The garage area has been cleaned out & professional water remediation equipment was running in the storage room when I arrived photos below. The water heater room appears to have been submerged in several feet of water & the water heater will need to be inspected by a professional plumber before being turned back on photo below. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusions throughout the residence. Power was on, the ac system was on & the refrigerator & freezer were both on & cold. There was a fire and ice service slip dated 10/18 on the kitchen counter photo below.
10/18/24: Drive by post storm check. The garage storage room & the inside of the vehicle were dry. The battery maintainer has been disconnected from the vehicle & the garage parking space floor is damaged photo below. Everything inside the residence was ok. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold. Mini fridge was on & cold. Portable dehumidifier was on. I did not see any new water stains on the ceilings or water intrusions throughout the residence. All old water stains have not changed in appearance. Both attic spaces were dry. No torn screens on the front porch.
10/18/24: Drive by post storm check. The garage appears to have had several feet of water in it during the hurricane and the inside of the vehicle was wet when I arrived photos below. The doors to the vehicle were also open when I arrived. Everything inside the garage storage room is water damaged photo below. The refrigerator in the storage room was still on & cold. The screen door on the front porch is damaged. Everything inside the residence was ok. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No screens further damaged on front porch. All storm shutters are closed.
10/18/24: Drive by post storm check. The garage appeared to have had several feet of water in it during the hurricane & the vehicle was wet inside when I arrived photos below. Everything connected to the vehicle has been unplugged. Everything inside the garage storage room is water damaged & waiting on a professional water remediation company to remove everything from them as they are currently considered hazardous. Everything was ok inside the residence except for some small water stains underneath both upstairs windows photos below. The stains are currently dry to the touch and the floors are dry underneath the windows. Power was on, both ac systems were on & the refrigerator & freezer were both on & cold. No torn screens on the front porch.

I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. Garage overhead door appeared to be ok. There is some soffit damage on the front of the building photo below.
10/18/24: Drive by post storm check. Everything was ok inside the residence except for some faint water staining around one of the recessed lights on the foyer ceiling & a faint water stain on the upstairs ceiling see photos below. The ceilings are currently dry to the touch & all the floors are dry. Attic was dry. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any other water stains on the ceilings or water intrusions throughout the residence. No torn screens on the front porch. Garage was clean & the storage room was dry.
10/18/24: Drive by post storm check. The garage area was clean but the storage room appears to have had water in it during the hurricane. The bottom of the storage room door & metal threshold are wet & rusted photo below. I currently do not have access to the storage room. Water was off in #603. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the porch. Will be bringing all the new damp rid buckets on the next regular scheduled inspection. Client advised they will be sending us a key to the storage room door.
10/18/24: Drive by. The lockbox on the front door opened correctly with the code provided & I replaced all four AA batteries in the front door keypad again restoring power to the keypad which appeared to work correctly after installing the new batteries. I turned all the breakers to the main house back on restoring power to everything. I made sure to close all the refrigerator doors after turning back on. The breaker panel for the guest house is inside the water heater room on the side of the guest house but the water heater has fallen down in front of it & several breakers are tripped. I was able to open the door on the guest home but the keypad & door handle have been completely submerged in salt water damaging the keypad causing it to not work anymore. The latch on the door handle is also not working correctly anymore & the door is difficult to open & close. The pool appears to have been drained & cleaned. The pool water auto filler was currently on & refilling the pool.

Power was on & the ac system was on. I did not see any water stains on the ceilings or water intrusions throughout the residence. Garage and vehicle were ok.
10/18/24: Drive by post storm check. There appears have been approximately 12” of water in the garage during the hurricane & everything inside the garage ground level has gotten wet but was only damp to the touch photos below. The portable dehumidifier was still on so it did not smell musty inside the garage. All of the walls are concrete block & plywood. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn lanai screens. Roof & building appeared to be ok.
10/18/24: Contractor access. Met with the electrician ashoni from Michael j looney & instructed him on how the new breaker for the water heater needs to be installed. Ashoni understood the way it needed to be installed & stated that he would have to go back to his shop to pick up some parts needed to complete the job correctly & would send me photos when the job is completed so I did not have to stay there through the entire installation. A new up to date breaker without fuses will be installed high enough on the wall for the water heater to be placed on a stand. 7:00am-8:00am.
