Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/25/24: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & ready to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. Found the back guest bedroom balcony door unlocked and locked it. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
10/25/24: All of the glass windows & doors throughout the residence will need to be cleaned on the outside. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
10/25/24: The battery on the SUV was dead when I attempted to drive it today. I noticed the lights underneath the front door handles are not turning off & the vehicle is making an intermittent clicking sounds photos below. I was unable to find a battery charger in the garage. Client advised to purchase a new battery charger & try to charge the battery in the vehicle before they return. There is soffit damage on the front of the house. Client is addressing. Golf cart goes from 50% charge to 0% instantly when attempting to drive it out of the driveway. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
10/25/24: All of the weeds that were growing in the pool pavers have been removed since the last visit. The pool cage is storm damaged & several screens are torn. Client is addressing. Pool has been cleaned. A citizens insurance inspector arrived at the residence as I was leaving. Hot tub cover is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
10/24/24: The car has been removed from the parking garage & all of the storage rooms have been professionally remediated since the last visit photos below. The water heater was submerged in water and may need to be inspected by a professional plumber before being turned back on. Everything is ok inside the residence. All storm shutters are closed.
10/24/24: Condo is under renovation from being flooded by Helene and Milton. The front and kitchen doors are wide open. There are two floor blowers running and a commercial sized dehumidifier running too. The thermostat is set to 54 and the humidistat is set to On. I question if the AC is set to 54 and a commercial dehumidifier is running why are both the front door and the door off the kitchen open?
10/24/24: The car has been removed from the parking garage & the storage room has been professionally remediated since the last visit photos below. A new updated disconnect for the water heater & a new ac system have been installed recently photos below. The new ac system was on & appeared to be working correctly. One of the sun screens on the lanai is damaged
10/24/24: Toilets are Seran wrapped so I did not flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it. Photos of the kitchen below as requested.
10/24/24: Items in guest shower so I poured 32oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. I am filling the toilet bowl manually. The air conditioning system is not cooling, the air handler is running moving air and the air coming out of the supply vent is 85°. Possible problem with the condensing unit on the roof. I called the homeowner to have them contact the HVAC company. I shut the unit off at the thermostat as there’s no reason to be running the air handler if not cooling.
10/24/24: Both vehicles have been removed from the parking garage & the storage room has been professionally remediated since the last visit photos below. One of the storm shutters on the lanai is damaged. The master bedroom ceiling has not changed in appearance since the last service call & there wasn’t any water on the plastic. Everything was dry in the master bedroom & dry around the upstairs windows. The alarm system keypads are malfunctioning. Client is addressing. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 50. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
10/24/24: Condo being renovated after flooding from Helene and Milton.
10/24/24: The parking garage & storage room appear to have been professionally remediated since the last visit photos below. The vehicle is water damaged & still wet inside. Refrigerator has been removed from storage room. Screen door on front porch is damaged. Wine cooler in dining room was on & cold. All storm shutters are closed.
10/24/24: The car’s battery maintainer reads 100. The car cover is off. It was blown off by the storms tried to put it back on. It fell apart in my hands. Even if I could get it on the car so dirty it probably would scratch it. I sent a video to the homeowner. Some minor facia damage, photo below.
10/24/24: The parking garage & all of the storage rooms appear to have been professionally remediated since the last visit photos below. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
10/24/24: The ceiling damage reported previously from the AC issue is the same. The soffit is still hanging. I found some kind of line filter on the floor next to the dining table, photos below.
10/24/24: The parking garage and storage room appear to have been professionally remediated since the last visit photos below. Brought two gallons of distilled water for the golf cart batteries photo below. Brought in a package that was laying by the front door when I arrived photo below. The front of the building still appears to be waiting on some new louvers. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
10/24/24: A few dislodged/broken tile on the roof. No obvious damage found inside.
10/24/24: The parking garage and all of the storage rooms appear to have been professionally remediated since the last visit photo below. The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
10/24/24: I found several small dead ants in the guest bathroom, photo below. I found what appears to be evidence of drywall termites in the middle of the MB, photos below. Bush/tree blown over out back.
10/24/24: The parking garage & the garage storage room appear to have been professionally remediated since the last visit photos below. The inside of the car & the floorboards are dry. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on floor. Exterior of car is dirty & will need to be washed when client returns.
10/24/24: Electrical panel has a note not to touch any breakers without first consulting the client. The bulk of the tear out downstairs has been completed. I see little that could affect your return when it comes to the unit below other than traffic in and out of those that will continue the remediation.
10/24/24: The condo is under renovation from being flooded during Milton, photos below.
10/24/24: The garage storage room door was open when I arrived. The parking garage and the storage room appear to have been professionally remediated recently photos below. Water damaged portable dehumidifier and freezer have been removed from the storage room. Brought in two packages that were by the front door when I arrived photo below. The upstairs south window appears to have had water intrusions during storms. Client will address. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
10/24/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
10/24/24: The AC side of the air system circuit breaker was off, the unit was not cooling. I turned it back on and the system began to cool. The water heater circuit breaker was on, I turned it off. The unit has been cleaned up in the living room and dining room area. The carpet has been removed photos below.
