Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!

10/22/24: Some of the plants have browned a bit due to being wind whipped I would imagine during the high winds of the two back to back hurricanes. Some shingle damage from the hurricane reported previously. The satellite dish fell from the storm I guess.
10/22/24: One of the gutter downspouts on the back right corner of the house is damaged photo below. No torn screens on the lanai. Everything inside the residence is ok. I did not see any new water stains on the ceilings. The old water stain on the back bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed appears ok & door is locked.
10/22/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use. I took several photos of the yard and the plants. Many are wind whipped from the hurricane winds. This phenomenon shows how the plants de-leaf and/or brown because of the extremely high winds experienced during the storms. Some shingle damage from the hurricane reported previously.
10/22/24: I couldn’t pour vinegar down the HVAC air handler condensate tube the bottle is empty. I started the car, I moved it a foot and it idled during the service call. Circuit breakers for the Entry Foyer Living Room Lanai (13 & 14) and Bedroom 1&2 (25 & 26) were tripped, I reset them. I met Steve Batten so he could remove the shutters. As a reminder there are several mounting holes for shutters that need repaired prior to next needed use.
10/22/24: A large oak tree from the vacant lot on the left side of the house has fallen on the back left corner of the house causing extensive damage to the roof, facia & soffits in that area photos below. The area will at least need to be temporarily tarped for now to keep water & critters out. Client is aware & addressing the situation. I did not see any damage on the inside of the residence. No new water stains on the ceilings. I replaced the ac air filter with a new filter from Home Depot & wrote the date of installation on it photo below. No torn screens on the lanai or front porch. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
10/22/24: There was a section of soffits damaged on the front of the house by the front door & a section of privacy fence damaged in the back left corner of the backyard when I arrived photos below. The lawn company appears to have already found all or some of the soffits pieces & placed them underneath the carport for now photo below. I put all the loose fence pieces up against the back of the house for now photo below. Numerous fence post caps were also missing throughout the entire fence. I was able to locate some of them that were near the fence but many are still missing photos below. Car appeared to be ok. Everything inside the residence is ok. I did not see any water stains on the ceilings. Brought in one piece of mail photo below. Lamp in living room was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are on.
10/22/24: I did not see any missing roof shingles or torn screens anywhere. There were two large packages inside the living room when I arrived photo below. Everything was ok inside the residence. I did not see any new water stains on the ceilings. The outside of the house may need to be pressure washed soon. Client will address when they return. Weeds are starting to build up in the landscape beds. Client will address when they return. Monitoring the old water stains above the garage overhead door closely. All plastic gutter downspout extension’s are dry rotted & broken or missing. Client will address.
10/22/24: There was a large pile of landscaping debris by the street for pickup when I arrived photo below. Leaves are starting to pile up in the gutter along the back of the house photos below. A section of privacy fence around the garbage cans was damaged. I put the loose panels inside the garage for now photos below. I did not see any missing roof shingles. No torn pool cage screens. Everything inside the residence was ok. I not see any water stains on the ceilings. Cleaned up some dead ants off the master bathroom floors. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is 1/2 full. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
10/21/24: I did not see any missing roof tiles. No torn screens & the pool is clean. All of the weeds that were growing in the pool pavers appear to have been sprayed recently. Everything was ok inside the residence. I did not see any new water stains on the ceilings. The ac air filter is dirty & needs to be replaced size 20x20x1. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
10/21/24: There is a section of soffits damaged on the middle of the back of the house see photos below. No torn screens anywhere. The lid is missing from the mailbox photo below. Everything inside the residence was ok. Brought in one piece of mail see photo below. Checked all damp rids. Lanai screen door is locked.
10/21/24: Drive by. Removed the tag from the back of the car & put both key fobs inside the open trunk of the car to be picked up by insurance photos below. I put the tag back inside the condo.
10/21/24: Some white duct tape has been placed on sections of soffits in several areas around the exterior of the residence photos below. I did not see any missing roof shingles. I did not see any new water stains on the ceilings. One of the sheds is extensively damaged photo below. No torn lanai screens. Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
10/21/24: The two ceiling spots are the same. Weeds growing in the landscaping, reported previously. Small settling crack along the top of the wall that the thermostat is mounted, reported previously.
10/21/24: There is a small section of soffits damaged & drooping down on the middle of the right side of the house photos below. I did not see any missing roof shingles. Privacy fence was ok. Everything was ok inside the residence. I did not see any water stains on the ceilings. The humidity level was over the acceptable level of 60% inside the residence from the ac system not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
10/21/24: The roof appeared to be ok & I did not see any missing siding. Everything was ok inside the residence. I did not see any water stains on the ceilings. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 50. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
10/21/24: I watered the plants in the pool/lanai area as instructed. I found a pool slip dated 10/16/24 and brought it inside. Unfortunately the lanai has a great deal of debris and dirt in it from the storms. I moved many palm fronds to the road for pick up. I turne the water heater circuit breaker on and left the water main on as requested.
10/21/24: I did not see any missing roof tiles. There is some damaged soffits on the left side of the garage & left side of the front entryway photos below. I was able to find two sections of soffits in some nearby bushes but they will need to be reinstalled. I put all the loose pieces inside the garage for now. No torn pool cage screens & the pool is clean but the gutters along the back of the house have a lot of large tree branch debris in them photos below. Some of the landscape bushes & trees have been damaged photos below. Brought in one piece of mail with a stack of sales flyers see photo below. I did not see any new water stains on the ceilings. Monitoring all old water stains on the ceilings closely. Irrigation system is in the run position. Both lanai screen cage doors are unlocked. All storm shutters are closed & panels are on.

10/21/24: There is a small section of soffits damaged on the middle of the left side of the house photo below. I did not see any missing roof tiles. I did not see any new water stains on the ceilings. No torn pool cage screens & the pool was clean. The pool water level was below the top skimmer port. I ran the hose in the pool during the service call & set the timer to run for 120mins when leaving to bring the water level back up. The tires on the minivan were starting to get low. I inflated them all to 32psi using my cordless inflator. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
10/21/24: You have some minor soffit issues that a handyman could handle. You also have some minor cage damage pointed out with my post storm report and this report as well. Photos of these are below. Met Zach from Patek Inspections at 8am
10/21/24: No missing roof shingles. I did not see any new water stains on the ceilings or water intrusions throughout the residence. No torn lanai screens. The electronic water main valve on the left side of the house was not leaking today. Brought in seven pieces of mail with some sales flyers see photo below. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots in the back yard. All ceiling fans are off. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. All storm shutters are closed.
10/21/24: Drive by. I was unable to enter the residence as the storm shutters have not been removed from the front door yet & I do not have the passcode to the garage overhead door.
10/19/24: I did not see any missing roof tiles. I did not see any new water stains on the ceilings or any water intrusions throughout the residence. No torn lanai screens. Water did not get into the garage. Checked all damp rid buckets. Lanai floor is dirty from rain puddles.
10/19/24: I did not see any missing roof tiles. The irrigation work in the back yard appears to have been completed. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai. The tag on the vehicle appears to be expired. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
10/19/24: Two large section of pool cage screen were torn when I arrived see photos below. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry and the cars are ok photos below. Everything else was ok inside the residence. I did not see any new water stains on the ceilings or water intrusions throughout the residence. The irrigation system was not working. I found the GFI outlet in the garage tripped and reset it restoring power to the irrigation timer. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
