Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,529 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/1/24: The lawn has some brown spots in various locations throughout the yard photos below. The pool pump still appears to be leaking while running. The whole home backup generator was running when I arrived. There was a note from the pool company on the lanai see photo below. Made sure the water heater & ice maker were off. There are some perishable items inside the refrigerator see photo below. Water stains on the living room & surrounding area ceilings see photos below. Found one of the master bedroom & front guest bedroom windows unlocked & locked them. Mini fridge was on & cold. Wine chiller read 59/45. Watered the two orchids in the kitchen. Ac the thermostat fields #1-#4 are all of the bedrooms & dining room. Kitchen thermostat readings are written in the observations field. Kitchen thermostat by garage door read 75/69. Temperature & humidity were 69.0 & 50.1%.Thermostat by refrigerator read 70/70. Temperature & humidity were 70.4 & 50.9%. Right side pool cage door is locked. Visual check of the suv in the driveway. Left the water main on when leaving.
7/1/24: None of the exposed walls inside have signs of moisture, and it has rained all night and off and on all morning. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, reported previously.
7/1/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai.
7/1/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
7/1/24: Brought in one piece of mail with some sales flyers see photo below. Ran the storm shutters up & down for preventative maintenance. Did not see any more live ants during today’s service call. The ac air filter in the master bedroom is dirty & needs to be replaced soon size 12x12x1. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
7/1/24: Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
7/1/24: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries removing the low battery warning from the display see photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & may need to be replaced soon size 14x20x1. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 50. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
7/1/24: There has been a new water leak on the garage ceiling since the last service call see photos below. Will contact the client. The lawn has some browning throughout the yard. All ceiling fans inside are on. Mini fridge on lanai is off. Mud dauber nest on entryway ceilings. Hairline cracks in exterior stucco several locations.
7/1/24: Opened up house for clients return. Brought in three pieces of mail with some sales flyers see photo below. The lawn has several brown spots throughout the yard. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
7/1/24: There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window see photos below. Weeds & grass are growing in the deco drain on the lanai photo below. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
6/28/24: Removed a Ranson sign from the front yard. Current photos of the lawn below. Brought in the garbage can from the side of the house & removed the hook for the wreath off the front door. The humidity level was back under the acceptable level of 60% inside the residence after making the last adjustment. I raised the thermostat back up to the original setting of 82. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is full.
6/28/24: One of the pipes connected to the pool pump equipment appears to be leaking slowly while the pool pump is running. Client will address. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
6/28/24: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has a few brown spots throughout the yard. Excessive weeds are growing in the landscape beds. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days. Will start the car every other service call.
6/28/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 10oz of water. I started both SUV and the idled during the service call.
6/28/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders. I did not find any live ants.
6/28/24: Made sure the water heater, range & ice maker were off. Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 83 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
6/28/24: I poured vinegar down the HVAC air handler condensate tube. The breaker for the garage light and laundry light is off. I started the car, I moved it back a foot and it idle during the service call.
6/28/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address.
6/28/24: I poured an ounce or two of bleach in each toilet. No mail. I poured a bottle of vinegar down the HVAC condensate tube.
6/28/24: Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.
6/28/24: The humidity level was back under the acceptable level of 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
6/28/24: All ceiling fans are off. The old water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
6/28/24: A few dead ants under the front window which is to the left of the front door as you walk inside. Found a wireless camera on the lanai deck. The homeowner instructed me to place on the breakfast table.
