Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,537 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/2/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
7/2/24: There was still a little vegetative debris on the bottom of the pool see photo below. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai & right side garage window. Storm shutter panels will be installed over the front door if major storm is imminent. Visual check of the dock. Put the key back in the lockbox when leaving.
7/2/24: The humidity level was still over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
7/2/24: The palm tree on the front of the house had started to lean on the concrete privacy wall causing a large crack to develop see photos below. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
7/2/24: Charlotte county utilities have placed some flags in the front yard concerning the septic tank since the last service call see photos below. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
7/2/24: The hinge on the gate has been repaired & the concrete has been pressure washed since the last service call photos below. The lawn only has a few small brown spots in various locations. There were more dead ghost ants in & around the master bathtub when i arrived. I wiped them all off & rinsed the tub for now. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/1/24: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
7/1/24: All of the weeds appear to have been sprayed recently. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/1/24: Vacuumed up dead ants underneath the living room windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/1/24: Removed a lawn care extraordinaire pest sign dated 6/25 from the front yard. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
7/1/24: The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are starting to grow in all the landscape beds. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
7/1/24: Current photos of the lawn below. The lawn still had some browning throughout the yard. The irrigation timer box is locked. The pool pump is still leaking while running photo below. All thermostats were set to 80. Guest wing hallway temps were 80.3 degrees & 54.9% humidity. Master bath hall temps were 80.8 degrees & 55.6% humidity.
7/1/24: Current photos of the lawn below. Lawn conditions appear to be returning to normal except for a small brown spot still on the left side of the house along the fence line. The pool pump chlorinator appears to still be slowly leaking when the pool pump is running. The garbage disposal was seized again when i arrived. I was able to free the disposal using a disposal hex key. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off.
7/1/24: Found a small water stain over left side of the master bed see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lawn still has a few small brown spots in the backyard. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
7/1/24: Made sure the water heater & range were off. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Large crack on wall in lanai. One of the lanai screens has a large tear in it. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
7/1/24: Brought in one piece of mail with some sales flyers see photo below. Checked all damp rids. Lanai screen door is locked.
7/1/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Uv lamp in air handler was on. Lamp in living room is on. All ceiling fans are on.
7/1/24: Removed a Tradewinds pest sign dated 6/26 from the front yard. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. No packages by front door. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Pond water level was low. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
7/1/24: The lawn has some browning on the left & right side property lines. Did not see any weeds in the landscaping beds & all of the bushes looked good. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the auto position. Left the water main on when leaving for the pool.
7/1/24: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is looking better since the last service call there is just one brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded. Rope is across driveway.
7/1/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/1/24: The alarm system is temporarily disabled due to technical difficulties with the security company. Client is addressing. The lawn has a few brown spots throughout the yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the run position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
7/1/24: All of the landscaping bushes need to be trimmed soon. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
7/1/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house will need trimming soon, photos below.
7/1/24: Lawn conditions have returned to normal, some new sections of sod have been over in the front yard photos below. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
