Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,122 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/7/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was off in #603.11/7/24: All previous water stains on the ceilings have not changed in appearance since the last visit. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence on both floors again from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the humidistat to 40% & the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Storm shutters on lanai are closed.
11/7/24: A new water heater has been installed & raised since the last service call photo below. Client advised new ac condenser will be installed soon. The master bathroom right side sink faucet base is loose. I have tagged in as such. Client will address. The exterior glass doors and windows on the lanai will need to be cleaned & also the tracks for the sliding glass doors. All of the parking garage storage rooms have been remediated recently and are waiting on new walls and doors. Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
11/7/24: A new water heater has been installed & raised since the last service call photo below. All of the storage rooms in the parking garage have been remediated recently & are waiting on new walls & doors. The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors from the ac sitting idle longer throughout the day. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are closed.
11/7/24: A new water heater has been installed & raised since the last service call photo below. All of the storage rooms in the parking garage have been remediated recently & are waiting on new walls & doors. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
11/6/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/6/24: Storm prep reversal. Removed all the clear storm shutter panels, opened all the accordion storm shutters & opened all other shutters photos below. The battery in the vehicle does not appear to be charging back up & may need to be replaced.
11/6/24: Drive by. Donna & Britany with merry maids contacted me & advised me that they were finished cleaning the residence. I went back to the residence & made sure all the dead ants were cleaned up & the residence was clean. Made sure everything was locked up. I left the water main & water heater on for clients return & left the storm shutter over the front door open when leaving. 1:30pm-2:30pm.
9/28/24: I found no obvious signs of storm damage inside your unit. You have power and the AC is working.
10/11/24: I found no obvious signs of damage to your condo. The complex lost some of the older carports. You do not have power at this point.

10/1/24: In found no obvious storm damage to your condo. No power at this point.
10/12/24: You have power the AC is running and cooling no obvious signs of any major storm damage to the interior of your home couldn’t find any outside, but it’s always a good idea to have your roof checked after storms like this because I cannot see all of it closely from the ground. A piece of your fence was blown down and the lanai deck stuff tossed a bit. Photos sent via text.
9/27/24: I found no obvious storm damage to your home. It has power and the AC is working

10/11/24: Mary, I did not find any obvious signs of storm damage to your condo. Your condo has power, the AC is running and cooling and the humidity inside is 57%.
10/13/24: I have been to your home today. It has power and the AC is running/cooling. The humidity is 52%. I watered 3 plants under the screen none on the outer lanai area and the two out front. Your pool cage has 7 screen panels missing, 2 slightly damaged and one corner where the aluminum structure that should be looked at by a repair company. Photos sent via text.
11/6/24: Contractor access. Arrived at the residence before Donna & Britany with merry maids to get the residence ready for cleaning. Opened the storm shutter over the front door, turned on the water main, turned on the water heater & all the lights throughout the residence. The cleaners arrived at approximately 12:10pm. Will return when the cleaners are finished to check the inside of the residence & make sure everything is locked up. 11:30am-12:30pm.
10/7/24: Meet shutter install company for access to shutters and help with install
10/13/24: Barry I have been to your home today. It has power and the AC is running/cooling. The humidity is 55% inside. Your pool cage has damage, photos below. It looks like someone cut a screen on each side. Photos sent via text
11/5/24: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided next to the air handler removing the low battery warning. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.

Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
11/5/24: There is a damaged section of facia above the garage on the front of the house. All of the debris in the yard has been cleaned up & put in the pile by the street for collection. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
11/5/24: There is a damaged section of soffit on the back right corner of the house. The boat dock canopy cover is damaged. One of the sun screens on the lanai is damaged. The cable line is hanging extremely low on the right side of the house. Approximately 6” of water appears to have went through almost the entire garage during the hurricane so everything ground level has gotten wet but everything is currently dry. The motorcycle battery maintainer has been damaged by water. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below.
11/5/24: The pool pump is set to pull from the bottom center drain. I brought my blower and blew out the entry way and the pool cage area. They should still be power washed, photo of the entry below as an example.
