Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,540 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/2/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
7/2/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, photo below. I pulled a dozen weeds on the lanai/pool area.
7/2/24: The pool was cloudy see photo below. All ceiling fans are off. Mini fridge on lanai is off & door open.
7/2/24: Fpl underground power line utility work has started in the front yard & right side of the house below the electric meter since the last service call. There was no running water to the residence when I arrived. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
7/2/24: The pool pump is set to pull water from the bottom center drain.
7/2/24: Brought in a notice from Fpl concerning the power lines see photo below. Will be bringing the EMS medical bill to the post office for forwarding. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
7/2/24: There is browning in the yard but it seems to be improving. Some weeds are growing in the cracks of the pavers on the lanai, photos below.
7/2/24: The guest bathroom toilet has started to leak from between the tank & bowl from a deteriorated rubber washer on one of the screws that secured the tank down to the bowl see photos below. The metal screw heads appear be rusted & deteriorated making them impossible to tighten. I ran all the water out of the tank, shut off the water supply valve & tagged the toilet as such. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains see photos below. The humidity level was way over the acceptable level of 60% inside the residence. I lowered the humidistat to 60% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/2/24: Some weeds are growing in the cracks of the pavers on the lanai.
7/2/24: The lawn still has some browning throughout the yard. Irrigation system is in the run position. All ceiling fans are off. Visual check of the dock.
7/2/24: Photos of the plants on the lanai below. Browning in the yard is improving.
7/2/24: The lawn has a few brown spots throughout the yard. The pool water level was all the way to the top of the pool pavers so I did not run the hose in the pool at this time. The large propane tank on the left side of the house appears to be getting low on propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock.
7/2/24: The browning in the yard continues to improve slightly. I found a half dozen dead tiny black bugs in the freezer, photo below. I cleaned them up.
7/2/24: New roof installation appears to have been finished since the last service call see photos below. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/2/24: All of the weeds have been removed from the landscape beds since the last service call. Removed an elite pest sign dated 6/27 from the front yard. Location marks & flags are in the front yard for utilities work. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closley. The breaker to the microwave is off & the door temporarily open to prevent odors from building up. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
7/2/24: I checked the plants on the lanai/pool cage, some still needed water but not all. Brought in a pool slip dated 6/29/24. Two items in the mail that appeared important, photo below.
7/2/24: Excessive weeds & grass are growing in all the landscape beds. Shed door is locked.
7/2/24: Photos of the lawn below.
7/2/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
7/2/24: Weeds & grass are starting to build up in the landscape beds photos below. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
7/2/24: The top of the island has been changed. The pool still has a great deal of work that is needed, see photos below. The pool auto fill has not been put back on as of today.
7/2/24: The pool pump filter canister lid was leaking from a pinhole in the top of the plastic when I arrived photos below. Client advised the pool company is addressing. Removed a Massey pest sign from the front yard. The alarm system will not let me arm it when I am leaving. Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some large brown spots throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
7/2/24: The browning in the yard appears to be getting a little better.
7/2/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
7/2/24: Water is to remain off. Irrigation system is off. The main pipe stack has snapped, photo below. The garage has water inside under the electrical panel and irrigation panel, photo below. I believe it came in from the irrigation wire hole to th panel inside, see photo below. The reason I think this is 1) it’s right behind the pump, 2) it has not been caulked or sealed in anyway..
