Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,540 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/4/24: Visual check of the car under the carport. Happy 4th of July!!
7/4/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such. When I entered there was no display on the thermostat screen with the exception of a batteries need changed icon, I first tried batteries from a tv remote and they were just as weak. I brought in brand new batteries that I carry with me for just this reason. The thermostat began to work and the system ran and cooled. I checked the mail today to collect the TXTag info to pay also have another important piece of mail, photo below.
7/4/24: The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters over the windows & lanai are closed. Storm shutter over the front door will be closed if storm is imminent.
7/4/24: Both plates on the vehicles appear to expire soon photos below. Building is still waiting on a small section of louvers to be installed in the front of the building. Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
7/4/24: Happy 4th of July!!
7/4/24: All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
7/4/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
7/4/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. I turned on all ceiling fans upstairs to assist the upstairs ac system. Mini fridge was on & cold. Most of the storm shutters throughout the residence have been opened since the last service call & there has been some activity inside the residence photo below. Furniture is on front porch.
7/4/24: Checked all damp rid buckets. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
7/4/24: The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through on the ends allowing leaves, sand & etc to pass underneath the door. Checked all damp rid buckets. Water was off in #603.
7/4/24: The blinds have been taken down in the foyer & guest bedroom recently see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
7/4/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.

7/4/24: Brought in three packages from west marine & furniture has been placed on the front porch since the last service call see photo below. Address numbers above front door are still waiting to be repaired. The inside of the residence appears to have been cleaned recently. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. All ceiling fans are off. Storm shutters are partially open for ventilation.
7/3/24: There is browning in the front yard that does not appear to be getting better.
7/3/24: I poured vinegar down the HVAC condensate tube and chased with water.
7/3/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard is improving. The HVAC system was not running and there was water in the tray under the air handler. I vacuumed the condensate tub from outside and the system began to run and cool. I vacuumed the inside water retention tray and removed the items in the tray. Those I could ring out I did, others I threw away.
7/3/24: Drive by. Brought the Ems medical bill to the post office for forwarding. Photo of the receipt with tracking number below.
7/3/24: The lawn has browning but is improving.
7/3/24: I watered 4 of the plants on the outer pool deck, I only watered 3 plants just inside the hurricane screen. I water 2 both of the plants out front. I poured a bottle of Nu-Line date in the HVAC condensate tube and changed the filter. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously.
7/3/24: I poured a few ounces of bleach in each toilet.
7/3/24: No need to water the plant out front. The left MB sink leaks where the stopper actuator connect to the drain reported previously. There was a package at the front door it was leaking so the HO suggested double bagging it then placing it in the guest tub.
7/3/24: Removed an Elite pest sign dated 7/1 from the front yard. Monitoring the new sections of sod in the front & back yard closely. The irrigation timer was off & had no power when i arrived. I found the gfi outlet that it is plugged into tripped & reset it restoring power to the irrigation timer. I had to readjust the time & date after restoring power. The irrigation system is in the run position. Brought in four pieces of mail with a stack of sales flyers see photo below. Owners pantry is locked. Left the water main on for the new sod & pool when leaving.
7/2/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/2/24: The ac air filter is dirty & may need to be replaced soon size 16x20x1. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
