Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,891 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!

10/12/24: I found no obvious storm damage to your home inside. There is damage to the pool cage, under the roof on the lanai slight cracking and the back soffit has damage. Images sent via text.
9/27/24: I found no obvious storm damage to your home inside. There is damage to the pool cage, under the roof on the lanai slight cracking and the back soffit has damage. Images sent via text.
9/27/24: I found no obvious storm damage to your home. There is a medium sized branch out back. You have electricity and the AC is working. The level is below the skimmer port and the pool pump remains off.
9/27/24: I found no obvious storm damage to your home inside or outside with the exception of the small plant I sent a photo via text. you have power and the AC is working.
10/13/24: I could not find any obvious storm damage to your home. You have power and your AC is running and cooling. The humidity inside is right at 60% which is acceptable. I watered the plants out back (photo texted). There are quite a few small branches and palm fronds in the yard.
9/16/24: Your home has no obvious storm damage inside or outside. You have power and the AC is working.
10/12/24: I found no obvious evidence of storm damage to your unit with the exception of water on the lanai, photos sent by text.
9/28/24: I found no obvious evidence of storm damage to your unit with the exception of water on the lanai, photos sent by text. The electric is on and the AC is working.
10/26/24: Drive by. Connected a new battery maintainer/charger to the battery in the vehicle as the battery was almost dead when I arrived yesterday & the client is returning soon photos below. I did not want the voltage in the battery to drop low enough to the point of not accepting a charge anymore. The battery started accepting a charge when the new charger was connected so it did not appear to have dropped below the voltage threshold yet & the vehicle should start on the next service call. The battery appears to be the original factory battery & may need to be replaced soon as it is not holding a sufficient charge anymore. The vehicle may also have some sort of strong parasitic electrical draw while sitting. I made sure everything was locked up & put the keys back in the lock box when leaving.
10/25/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. The pool level is up to the bottom of the coping. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not working. Part of the fence has blown down, photo below. Two shingles are lying on the ground but I cannot see from the ground if they are your’s and where they came from. A few plants are blown over, photos below. Soffit needs pushed back in the rails, photo below.
10/25/24: The home is under renovation from being flooded by Helene and Milton. Photos of the neighborhood and of the home below. The water main was on upon arrival. The cold water shutoff valve in the pool side bathroom leaks a bit and flooded the bathroom and the storage room behind it. Sending a video to the homeowner.
10/25/24: Poured 2oz of bleach in each toilet. I had to flush each toilet many times to finally get water that was fairly clear.
10/25/24: Damaged soffits on roof above residence waiting to be repaired. The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
10/25/24: The dehumidifier in the kitchen read 43 and had some water in the condensation tube. The dehumidifier in the bathroom read 54 and it had water in the condensation tube. There is a very light discoloration around the light fixture above the tub in the guest bathroom, reported previously. It does not appear to have changed when compared to the photo taken previously.
10/25/24: The water damaged car has been removed since the last visit. The carport storage room door is unlocked & the storage room does not appear to have been remediated. The storm damaged roof is temporarily patched in several locations and waiting to be repaired. All ceiling fans are off. Lanai screen door is locked.
10/25/24: The dehumidifier read 50%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it. Circuit breaker #11 Dining room, I reset it.
10/25/24: The damp rid bags throughout the residence are not recommended as they are prone to leaking & causing irreversible damage. Large damp rid buckets are recommended. The master bathroom right side sink is tagged for leaking from underneath where the trap connects to the bottom of the sink while water is running through it. Client will address when they return. Portable dehumidifier in kitchen read 41. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
10/25/24: The plant & table on the lanai have been storm damaged. The lanai is dirty and will need to be cleaned. The humidity level was over the acceptable level of 60% inside the residence from the ac sitting idle too long due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom left side vanity light is hanging from the wall. All ceiling fans are on. All doors are locked. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Watered the plant on the lanai with several gallons of water.
10/25/24: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & ready to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. Found the back guest bedroom balcony door unlocked and locked it. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
10/25/24: All of the glass windows & doors throughout the residence will need to be cleaned on the outside. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
10/25/24: The battery on the SUV was dead when I attempted to drive it today. I noticed the lights underneath the front door handles are not turning off & the vehicle is making an intermittent clicking sounds photos below. I was unable to find a battery charger in the garage. Client advised to purchase a new battery charger & try to charge the battery in the vehicle before they return. There is soffit damage on the front of the house. Client is addressing. Golf cart goes from 50% charge to 0% instantly when attempting to drive it out of the driveway. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
10/25/24: All of the weeds that were growing in the pool pavers have been removed since the last visit. The pool cage is storm damaged & several screens are torn. Client is addressing. Pool has been cleaned. A citizens insurance inspector arrived at the residence as I was leaving. Hot tub cover is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
10/24/24: The car has been removed from the parking garage & all of the storage rooms have been professionally remediated since the last visit photos below. The water heater was submerged in water and may need to be inspected by a professional plumber before being turned back on. Everything is ok inside the residence. All storm shutters are closed.
10/24/24: Condo is under renovation from being flooded by Helene and Milton. The front and kitchen doors are wide open. There are two floor blowers running and a commercial sized dehumidifier running too. The thermostat is set to 54 and the humidistat is set to On. I question if the AC is set to 54 and a commercial dehumidifier is running why are both the front door and the door off the kitchen open?
10/24/24: The car has been removed from the parking garage & the storage room has been professionally remediated since the last visit photos below. A new updated disconnect for the water heater & a new ac system have been installed recently photos below. The new ac system was on & appeared to be working correctly. One of the sun screens on the lanai is damaged
