Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,540 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/4/24: I found a dozen or so gecko droppings by each slider. Did not see a live (or dead) gecko. They have a tendency to squeeze in around sliders. I poured 4oz of vinegar down the HVAC condensate tube chased by 10 oz of water. I replaced the filter as the old when has developed mold spots, see photo below. I turned the humidistat down to 50 from 55 based on the inside humidity and the mold spots on the filter. Happy 4th of July!!!
7/4/24: Toilets are Seran wrapped so I did not flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it. I brought back the original papers you asked me to copy and mail. Happy 4th of July!!!
7/4/24: Items in guest shower so I poured 16oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. Happy 4th of July!!!
7/4/24: Items in the bedrooms and living room have still not been put away. Happy 4th of July!!!
7/4/24: I poured vinegar down the HVAC condensate tube and then chased with water. Dead bugs have returned to the kitchen/dining area, reported previously. Also many many at the slider too, photo below. I don’t have my sweeper here today as I am using my wife’s car, however next visit I’ll have it and will sweep up the dead bugs.
7/4/24: All of the plastic has been removed from the building since the last service call see photos below. Do not paint lanai signs on the front porch & sliding glass doors. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are temporarily open for the contractors.
7/4/24: The car’s battery maintainer reads 100. Car cover was on correctly. The toilets have been Seran wrapped. I did not flush them as flushing displaces air and loosens the Seran wrap bond to the bowl. Happy 4th of July!!!
7/4/24: All of the plastic has been removed from the building since the last service call see photos below. All ceiling fans insiders are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All patio furniture cushions are inside. Do not paint lanai sign on front window. The storm shutters on the front & back are still temporarily open for the contractors.
7/4/24: Happy 4th of July!!!
7/4/24: All of the plastic has been removed from the building since the last service call see photos below. Sections of concrete have been removed from the bottoms of the pillars on the lanai see photos below. Sections of baseboards removed from the dining room & kitchen from water leak. The new water stains on the living room & dining room ceilings have not changed in appearance. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Numerous unopened damp rid buckets in the kitchen. All ceiling fans are off. All storm shutters are temporarily open.

7/4/24: A section of concrete has been removed from bottom of one of the pillars on the lanai & some of the aluminum framework future screen around it see photos below.
7/4/24: Toilets are covered, did not flush. Happy 4th of July!!!
7/4/24: There was a package on the kitchen counter when I arrived see photo below. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. The master bedroom was dry & has not changed in appearance since the last service call. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. All storm shutters are closed except for two in the front that will not go down. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
7/4/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80. Happy 4th of July!!!
7/4/24: Front of building appears to be waiting on new louvers to be installed. Ran the storm shutters up & down for preventative maintenance. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm is imminent. Water was on in #2004.
7/4/24: There is only one place that appears to be in process for water damage remediation and that is the dining room front corner, as previously reported. The thermostat and humidistat settings are a bit different than last service call. Humidity is a bit high so I made the following changes: humidistat is now set to 50 and the thermostat is now set to 74. The system still did not run, there is a problem with the HVAC system.
7/4/24: The refrigerator & floor have been cleaned since the last service call see photos below. I closed the doors & turned the refrigerator back on. Some of the storm shutters throughout the residence are still open for the contractors. Some small tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.

New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.

7/4/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
7/4/24: The hole that was cut out beneath the upstairs window has been repaired since the last service call see photo below. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
7/4/24: The living room, sitting room, dining room, and kitchen areas are all taped with plastic from the upper window areas down to and including the floor. I cannot run the water in the kitchen check the refrigerator or any of those items because the plastic prevent me from doing so. The HVAC system was not running even though the thermostat is calling for cooling. There was a tripped breaker (photo below) that I reset but the system still did not run. The circuit breaker did not trip again that I experienced. I have other condos and I will check back.
