Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/29/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.10/29/24: Water is to remain off.
10/29/24: The garage appears to have had water go several feet into the garage during the hurricane but is currently dry. The walls on the front of the garage are drywall & may need to be remediated. Ran the storm shutter on the lanai up and down for preventative maintenance. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
10/29/24: I placed the mail in the blue recycling bin in the garage as requested. I did not run water in the MB shower as the drain is covered. Small weeds are beginning to grow on the lanai/pool cage area, reported previously. I set the pool hose timer to 40 minutes to let it fill the pool more. If you recall last week it was running and set to 40 however this week the level has little improvement so this must help get it closer to mid skimmer level. I walked the house several times to ensure that no water was running in sinks, tub or toilets before departing. I removed a Home Team Pest control sign from the front yard dated 10/25
10/29/24: Brought in one piece of mail see photo below. The garage appears to have had several inches of water in it during the hurricane & some of the walls may need to be remediated. Client is addressing the situation. I removed the water damaged golf clubs from the garage per the client. Ran the mesh storm shutters up and down for preventative maintenance The damp rid buckets in the car are full and need to be replaced. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters on lanai are closed. Left everything show ready when leaving.
10/29/24: There was no mail in the mailbox. The refrigerator is not working, there are not tripped breakers. Maggots are beginning to form, it needs cleaned out.
10/29/24: The garage appears to have had several inches of water in it during the hurricane but is currently dry. The walls on the front & the back of the garage are not concrete & may need to be remediated. Client is addressing. New drywall was being installed on the guest bedroom, dining room & master bedroom walls when I arrived photos below. The contractors had most of the doors & windows open so I raised the ac thermostat to 76 for now. The inside of the residence will need to be deep cleaned when renovations are completed. The smoke detector above the master bedroom doorway was chirping. I replaced the battery with a new 9v battery & made sure to test it after installing the new battery. All ceiling fans are off. Mesh storm shutter on lanai is closed.
10/29/24: Two large sections of pool cage screens are torn. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
10/29/24: The MB bath tub valve drips occasionally even when off. It is tagged as such. The MB right side sink drains quite a bit slower than the left. It has been tagged as such. I started the car and it filed during the service call. The thermostat was set to 78 I moved it to 75 where it was.
10/29/24: The garage with the boat in it appears to have had more water in it during the storm & some items have been damaged but is currently dry photo below. The garage side entry door is swollen from water & is now difficult to open & close. The attic access cover in the garage with the car was blown out during the storm & fell on the cars windshield photos below. The windshield does not appear to be damaged. Some of the landscape trees & bushes are storm damaged photos below. The office bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Client can address when they return. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Some of the furniture has been moved in the master bedroom due to carpet cleaning. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 69.2% & 79.7. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
10/29/24: The pool has been cleaned since the last visit but the pool pump has been turned off. There are several damaged soffits around the residence. Client is addressing. One of the pilings on the boat dock that the front of the boat is attached to has been storm damaged & is leaning backwards. Client is addressing. There is another hole forming along the seawall underneath the grass on the right side of the yard. The garage appears to have had several inches of water run through it during the hurricane but is currently dry. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has some browning in the front & back yard. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. The water damaged area in the stucco on the back of the house has not changed in appearance since the last service call & currently felt dry to the touch. Client is addressing. Metal railing around lanai is storm damaged client is addressing. Several pool tiles have fallen off from the water line. Client is addressing. Boat outlet power was off. The barnacle growth on the slidemoor tracks for the boat is setting up faster then I can keep up with & it is starting to get harder to operate as the cleats are getting stuck right below the water line & the rope threatens to snap when pulled too hard. The construction cone is still in the front yard. Bird droppings on lanai floor. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Left the water main on when leaving.
10/29/24: The large pile of landscaping/storm debris in the driveway is not being picked up. Brought in two pieces of mail with some sales flyers see photo below. The garage appears to have had several inches of water in it during the hurricane & may need water remediation inside the closets as the walls are not concrete block. Portable fan is currently on permanently & aimed towards the closets to help dry them out. Client is aware & addressing the situation. Some of the landscape bushes around the residence are storm damaged. There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/13/24: The ceiling spots look the same, that's not surprising because we didn't get the rain we had with Helene. You have power and the AC is running and cooling. Humidity inside is 53%. Photos of the screen sent via text. Some of your plants are wind whipped. None of the tripped breakers re-tripped before I left.
9/29/24: I found no obvious evidence of storm damage to your home from Helene inside your home and as discussed what I found outside was damage to the large pool cage screen (photo sent via text). I also took a photo of the ceiling damage in the living room preciously reported (sent via text).
10/29/24: Brought in one piece of mail with some sales flyers see photo below. Left the garage door handle unlocked when leaving. Cleaned up off the window sill & vacuumed up an excessive amount of dead ants from underneath the left side master bedroom window. One of the pipes inside of the pool heater is slowly leaking while the pool pump is running. Client is addressing. Lanai south screen door has a broken closer. Portable dehumidifier in kitchen read 45. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
10/29/24: Both the avocado trees & some of the landscaping bushes have been storm damaged. Two of the bottom screens on each end of the lanai have small circular holes chewed in them most likely from squirrels. Client is addressing. The lawn has a few small brown spots on the left & right side of the house. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
10/29/24: The ac system has been repaired since the last service call & appears to be working correctly again. A new disconnect box for the ac condenser has been installed on the exterior left side of the house photo below. The mailbox is missing. Client is aware. The pool pump is making a loud noise while running. Client is addressing. The pool cage north screen door closer & latch are broken. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
10/29/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
10/29/24: The electric meter has been connected to the new underground power line since the last service call photo below. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
10/29/24: Drive by. Put both garbage cans down by the street for collection. Will return to put them back inside the garage once collected.
10/28/24: I ran the water today in the sinks, tub and showers. I also flushed the toilets. The ceiling spots are the same.
10/28/24: The dehumidifier read 50 and was running/working. Photos of minor storm damage below.
10/28/24: The tree out back was blown down by the storms. Some plants are blown over and wind whipped .
10/28/24: The water main was on upon arrival off upon departure. One hurricane screen was up because it had been closed on a chaise lounge. I opened and brought two chaises inside as well as 2 brooms and a dust pan. The downstairs thermostat was set to 72 now set to 77. The pool edges could use a little scrubbing.
10/13/24: I could not find any obvious major storm damage to your home, however like every storm it seems you lost a few shingles on a ridge cap above the master bath. You have power and your AC is running and cooling. The humidity inside is right under 60% which is acceptable. The plants look wind whipped understandably. Today when I went to grab my hydrometer from the thermostat, I dropped it and it broke the pineapple dish, see photo. I hope it wasn’t too sentimental. Please let me know the cost and I will deduct if from service fees or send you a check.
