Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/30/24: I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner. There is quite a bit of storm debris out front but still here. Weeds are growing in the landscaping but much better than last reported. Insect droppings in MB left sink cabinet, reported previously, cleaned up. Some plant damage photos below. Evidence of leakage around the small fridge in the utility room from when the power was out after the storms.10/30/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two previously reported armadillo holes appear to be inactive. The pool suit fill is not connected. There is one structure wires for the pool cage that is broken, photo below.
10/30/24: I poured vinegar down the HVAC condensate tube then chased with water.
10/30/24: The lamp in the living room was on when I arrived. I turned it off before leaving. All ceiling fans are off.

10/30/24: Some of the landscape plants & bushes have been temporarily storm damaged. Made sure the water heater & range were off. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
10/30/24: There was a large pile of landscaping debris in the driveway when I arrived photo below. Most of the landscaping trees & plants have been temporarily storm damaged. Some of the landscape lighting appears to be damaged around the exterior of the residence. There was no power to the irrigation system. I found breaker #22 for the exterior outlets turned off in the breaker panel & turned it back on restoring power to the irrigation timer. Made sure the water heater, range & ice maker were off. Water softener salt container is full. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plant on the lanai.
10/30/24: A section of soffits is damaged on the front of the building. The tag on the vehicle expires soon. Cleaned up some gecko droppings off the floors in the kitchen and living room. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
10/30/24: Contractor access + inspection. Met with Cintas fire inspector John & let him into the residence for fire sprinkler inspection. I turned on all the lights & stayed with John until he was finished. John completed his inspection & left the residence. Everything was ok inside the residence. Ac system was on & read 74/74. Humidity & temperature were 52.3% & 74.1. Refrigerator & freezer were both on & cold. Ran water in all the sinks, showers & flushed the toilets. Stairway was clean. I turned off all the lights & made sure everything was locked up when leaving. 9:00am-10:00am.
10/13/24: I found no obvious signs of storm damage to your home. You have power. No screen damage to the lanai. Your thermostat has a blank screen. The humidity is just over 60% inside. I checked all breakers none were tripped. I checked the float switches they were not wet.
10/30/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
10/29/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/29/24: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/29/24: The pool pump is set to pull from the bottom center drain. I am not sure how the landscaper situation is organized here at Island Walk but there is a great deal of landscaping debris in and around your bushes. I cleaned for about 5 minutes and got the pile below but there is more in the bushes that needs to be cleaned up. I’m going to keep an eye on it over the next several weeks, it could be they are just behind. I bring my blower every 4th week or so to blow out the pool cage area and down the walk, I’ll bring it next week.

I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
10/29/24: The ceilings spots are the same. Some plant damage from the storms. Some are browning because of the wind whipping them, the go into a type of hibernation of sorts but should bounce back. Small tree out back blown over a bit will need re-staking.
10/29/24: The pool cage collapsed from hurricane Milton reported previously. The pool pump is off. I suggest the entire pool area be yellow taped off to notify people or children that it is dangerous to enter. I raised them lowered the back hurricane shutter.

Master bathroom toilet has a hairline crack in the bowl.
10/29/24: Water is to remain off.
10/29/24: The garage appears to have had water go several feet into the garage during the hurricane but is currently dry. The walls on the front of the garage are drywall & may need to be remediated. Ran the storm shutter on the lanai up and down for preventative maintenance. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
10/29/24: I placed the mail in the blue recycling bin in the garage as requested. I did not run water in the MB shower as the drain is covered. Small weeds are beginning to grow on the lanai/pool cage area, reported previously. I set the pool hose timer to 40 minutes to let it fill the pool more. If you recall last week it was running and set to 40 however this week the level has little improvement so this must help get it closer to mid skimmer level. I walked the house several times to ensure that no water was running in sinks, tub or toilets before departing. I removed a Home Team Pest control sign from the front yard dated 10/25
10/29/24: Brought in one piece of mail see photo below. The garage appears to have had several inches of water in it during the hurricane & some of the walls may need to be remediated. Client is addressing the situation. I removed the water damaged golf clubs from the garage per the client. Ran the mesh storm shutters up and down for preventative maintenance The damp rid buckets in the car are full and need to be replaced. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters on lanai are closed. Left everything show ready when leaving.
10/29/24: There was no mail in the mailbox. The refrigerator is not working, there are not tripped breakers. Maggots are beginning to form, it needs cleaned out.
10/29/24: The garage appears to have had several inches of water in it during the hurricane but is currently dry. The walls on the front & the back of the garage are not concrete & may need to be remediated. Client is addressing. New drywall was being installed on the guest bedroom, dining room & master bedroom walls when I arrived photos below. The contractors had most of the doors & windows open so I raised the ac thermostat to 76 for now. The inside of the residence will need to be deep cleaned when renovations are completed. The smoke detector above the master bedroom doorway was chirping. I replaced the battery with a new 9v battery & made sure to test it after installing the new battery. All ceiling fans are off. Mesh storm shutter on lanai is closed.
10/29/24: Two large sections of pool cage screens are torn. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
