Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,540 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/5/24: The water catch tub was full. I vacuumed out the HVAC condensate tube from out back, first had to clean out the weeds surrounding the area to find the tube. There was a massive climbing vine weed that was everywhere. That was no small task, I think your neighbor thought I was a new yard crew. Lol. Once the line was clear I poured 6 cups of water down the tube and then I poured 4 oz of vinegar down the HAVC air handler condensate tube. I placed the ant traps around the condo as requested.
7/5/24: All ceiling fans are off.
7/5/24: Mail is being placed on the dining room table see photo below. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/5/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
7/5/24: The kitchen is still under renovation. I did run a check on the humidity and temperature. Appears trim is the current focus. I poured vinegar down the HVAC condensate tube chased by water. The MB toilet was terrible, photo below. I cleaned both toilets. The entry hall lights were on as well as the lights and fan in the guest bathroom, I turned them off.
7/5/24: All ceiling fans are off.
7/5/24: The garbage disposal is seized & im unable to free it. Wine cooler in kitchen was on & cold. Poured vinegar down both ac condensate drain lines for preventative maintenance.
7/5/24: Very few droppings behind the toilet this time. I poured the remained of the vinegar down the HVAC condensate tube. I set the thermostat back to the original setting before the AC issue. The inside humidity supports this as well.
7/5/24: The tag on the car appears to expire soon see photo below. Portable dehumidifier in kitchen read 41. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
7/5/24: Weeds growing in the landscaping, photo below. The water main was on upon arrival and off upon departure.
7/5/24: All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
7/5/24: There are some perishable items inside the refrigerator. Betsy’s bedroom balcony door is locked. Master bedroom lanai door is locked. Ac system needs new air filter that fits correctly. Client is aware & addressing. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Watered the plant on the lanai per the instructions provided.
7/5/24: Forwarding only the mail I think is important, the junk mail remains here. I watered the two plants on the kitchen island. I started the SUV and it idled during the service call. The pool edges at certain points need to be scrubbed, photo below.
7/5/24: Fern is outside the front door. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/5/24: Poured 2oz of bleach in each toilet.
7/5/24: Pulled several weeds from the cracks of the pavers on the lanai/pool area.
7/5/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not working.
7/5/24: Brought in one piece of mail see photo below. Monitoring the new water stain on the front guest bathroom ceiling closely. Water stain has not changed in appearance since the last service call. Irrigation system is in the run position. Both lanai screen cage doors are unlocked.
7/5/24: The new storm shutter on the back left corner of the house appears to need to be fastened to the wall more extensively on both sides of the shutter. Client is aware & addressing the situation. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All old water stains have not changed in appearance. Will continue to monitor closely. Did not hear any toilets running. Did not find any water leaking anywhere. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
7/5/24: The ac system was back on & appeared to be working correctly. Brought in a small package see photo below. The lawn has several large brown spots on the left side of the house. Watered the potted plant on the lanai. The pipe connection on top of the pool pump appears to be leaking excessively now while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
7/5/24: Lawn conditions have returned to normal. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip on mailbox. All storm shutters are closed.
7/5/24: Excessive grass & weeds are growing in all the pool pavers & deco drain. Portable dehumidifier in kitchen read 45. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai. Green slip in mailbox.
7/4/24: Couldn’t get to the shed utility trailer in front of it. Happy 4th of July!!!
7/4/24: Watered the two plants by the door. Turned the water heater off at the switch in the closet next to the water heater itself. Happy 4th of July!!!
7/4/24: The outer room readings are 46.3% humidity and 86.7°. I keep forgetting to ask you why the hood is cracked open a bit on the car, see photo below.
