Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,692 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/11/20: Exterior good, interior clean, humidity good, breakers left on, no problems observed
8/11/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean humidity good, garage dehumidifier running at 55, no problems observed, picture below
8/11/20: Interior clean, humidity good, no problems observed
8/11/20: Called client to gain entry to the residence & to reboot the internet router. Made sure breakers to the water heater & range were off. Made sure ice maker was turned off. Dehumidifier in kitchen read 45 and water was draining from the hose. Mini fridge in the kitchen was on & cold. Used company issued booties inside.
8/11/20: Exterior good, interior clean, humidity pretty good, kitchen light on upon arrival, off upon departure, no problems observed
8/11/20: Exterior good, interior clean, poured vinegar down HVAC tube, humidity good, dehumidifier running at 45, no problems observed
8/11/20: Put both mesh storm shutters in the down position per client. Started the car & let it idle during the service call. Dehumidifier in kitchen read 44.
8/11/20: Exterior good, interior clean, tree in corner doing better, poured vinegar down HVAC tube, added bleach to toilets, no problems observed, picture below
8/11/20: The guest bathroom toilet is leaking between the tank & bowl when flushed, I shut the valve off & tagged it as such. There was an amplified termite & pest control invoice on the kitchen counter when I arrived see photo below. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely. Dehumidifier in kitchen read 45.
8/11/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly.
8/11/20: The neighbor rogers boat was in garage #9528 see photo below. Poured capful of bleach into each toilet. Garage #9528 observations- Humidity & temperature readings were 63.3% & 85.1. Dehumidifier read 65. Refrigerator off doors open.
8/11/20: Unit clean, humidity good, flushed and brushed toilets, added bleach to each toilet, ran disposal, no problems observed
8/11/20: Unit clean, covers worn, humidity very good, no problems observed
8/11/20: Checked damp rid bag in master bedroom closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
8/11/20: Interior clean, happy to say not one insect found, humidity very good, no problems observed

Will continue to monitor closely & adjust accordingly. The stain on the master bedroom ceiling over the right side window has not changed in appearance, will continue to monitor closely. Did not flush any toilets. Dehumidifier in kitchen read 54%. Dehumidifier in bathroom read 50%. Watered the 5 plants on the lanai.
8/11/20: Exterior good, pool clean and water 1/2 skimmer port, interior clean, noticed cobwebs in master area, very light but no spiders observed, humidity good, no other problems observed, pictures below
8/11/20: Ran storm shutters up & down.
8/11/20: Ran storm shutters up & down. Dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
8/11/20: Exterior good except vines starting to grow on pool c as cage, pool clean and water level about 1/2 skimmer port, interior clean, humidity good, no insects spotted, no problems observed, pictures below
8/11/20: Left one of the pool cage screen door unlocked for the weed sprayer who is coming on Thursday. There was a set of keys hanging from one of the screen doors which appears to belong to the pool company see photo below.
8/11/20: Exterior good, gate to back locked, interior 3 cinch worms around lower half bath, vacuumed up, humidity good, no problems observed
8/11/20: The humidity level was slightly over the acceptable level of 60% inside the residence, I lowered the ac thermostat to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Condensation on bottom of air handler in garage. Boat garage humidity and temperature levels 63.5% & 84.7. Visual check of the boat & trailer. Poured capful of bleach into each toilet. Made sure to leave the water main on for the pool water auto leveler.
8/11/20: Interior clean, humidity very good, no problems observed
8/11/20: Checked all damp rid bags. The pool filter canister cover was leaking from two locations when I arrived & there is some debris on the bottom of the pool see photos below. Watered the 2 plants by the front door on the inside which appear to be healthy see photo below.
