Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/5/20: Checked the water pan in the ac return vent which had very little water in it.
11/5/20: Ran water through fridge door. Drained water from system after water was turned off.
11/5/20: Checked damp rid bucket in the master bedroom closet which is currently only 1/4” full.
11/5/20: The mailbox only had several pieces of sales flyers. The landscape lighting needs to be adjusted for dst. There are ground cover type weeds growing in the sidewalk pavers & the landscape beds see photos below. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.
11/4/20: The ac was on & appears to be working correctly since being repaired. The master bathroom bathtub has a slow drain, I have tagged it as such. There is a hole in the exterior stucco on the left side of the guest bedroom window.
11/4/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Checked all damp rid buckets which are currently only 25% full.
11/4/20: The master bathroom toilet has a hairline crack on the front of the tank, I use a bucket to pour water down the bowl to flush it & keep the trap from drying out. The valve is off & it is tagged as such. Visually checked all pictures on the walls.
11/4/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
11/4/20: Brought in 3 pieces of mail see photo below. The hood was up on the yellow car & a battery charger has been connected to it photo below. Adjusted the light timer for dst. There is a section of grass starting to brown in the backyard. Watered all exterior potted plants. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets.
11/4/20: Drove the car within the community & made sure to go slow until it warmed up. Did not turn on the master bathroom shower per client.
11/4/20: Brought in 1 piece of mail & bringing all previously collected mail to the post office for forwarding per client see photo below. Weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/4/20: Checked all wood floors throughly.
11/4/20: Checked ant pile in the guest bedroom, it appears to no longer be active. The ac air filter was dirty, I replaced it with a new one provided next to the air handler & wrote the date of installation on it. Brought in 1 piece of mail photo below. Brought in 1 pool service slip dated 10/22. The pool cage & deck may need to be pressure washed soon. I shut off the water main to the house only when leaving.
11/4/20: The weeds growing in the driveway & landscape beds appear to have all been sprayed recently. The ant piles on the back lanai appear to no longer be active. The lawn has some browning in the front on each side of the driveway & right side of the house. The guest bathroom shower has grout starting to come out of one of the corners. Poured a capful of bleach into each toilet.
11/4/20: Brought in 4 pieces of mail see photo below. The ac appears to be working correctly since being repaired. Swept cobwebs off the front doors that were starting to build up. The well pump breakers were off & the water main valves were on when I arrived, I turned the breakers back off & left the water main valves on when leaving.
11/3/20: Client contacted us to check the residence after the alarm system had been triggered & there was possibly a broken window or door. I checked all windows & doors which were secure & no glass broken. I made sure all the security camera’s were on with both green lights on & or blinking before leaving. Brought in 1 piece of mail see photo below. The pool has been cleaned since the last service call and is no longer green.
11/3/20: Unit clean and humidity good, no problems observed
11/3/20: Exterior good, pool clean and water level 1/2 skimmer port, hose to dehumidifier not through door, interior clean, reran hose to dehumidifier through door, pictures below, no problems observed
11/3/20: Unit clean, humidity good, poured vinegar down HVAC tube, dehumidifier running at 45
11/3/20: The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
11/3/20: Ran the mesh storm shutters up & down. Started the car & let it idle during the service call. The humidity level was back down since making the last adjustment, I moved the thermostat back up to the original setting of 78 & turned the portable dehumidifier off.
11/3/20: Brought in a three pack of new pleated ac air filters see photo below. I replaced the current dirty air filter with a new filter & wrote the date of installation on it.
11/3/20: Unit clean, humidity good, returned humidistat to 55, turned breaker on off to run disposal
11/3/20: Unit clean, water in guest toilet still little yellow, brushed and flushed toilets, humidity good
11/3/20: Unit clean, humidity good, pet pest control person was in same at the same time.
