Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,692 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/20: Visually checked all pictures on the walls.
8/12/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
8/12/20: Weeds are growing in the pavers & landscape beds photos below. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
8/12/20: Exterior good, newly painted, interior clean, no problems observed, humidity very good
8/12/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds & grass are growing in all the rocks.
8/12/20: Exterior good, humidity borderline, will keep check, no insects sighted, no problems observed
8/12/20: The weeds in all the landscape beds appear to have been sprayed recently photos below. The exterior light on the side of the house by the garage entrance was on when I arrived. Made sure the breakers to the water heater & range were off. The master bedroom ceiling fan is on. Had to use toilet bowl cleaner on all the toilets & made sure to rinse out all the dead bugs from the bathtubs. Poured capful of bleach into each toilet when finished cleaning them. Howard’s pool world arrived to clean the pool while I was at the residence.
8/12/20: No problems observed, humidity good
8/12/20: Exterior good, interior 1 cinch worm, humidity good, no other problems observed
8/12/20: Exterior good, interior clean but found syringe on kitchen floor, picture below, humidity good, no problems observed
8/12/20: Brought in 5 pieces of mail see photo below. The weeds growing in the landscape beds appear to have all been sprayed. Visual check of the boat, the boat Detailer was present on the boat when I arrived see photo below. Made sure to use the water main with the green handles only.
8/12/20: Interior found 4 cinch worms (disposed of) picture below, humidity good, no other problems observed
8/12/20: Photo of master bathroom toilet leaking from the base when flushed that did not get uploaded into today’s report.
8/12/20: Weeds are growing in the landscape beds from all the rain & sunshine photo below. Visual check of the boat photo below.
8/12/20: Exterior good, interior 2 cinch worms (disposed of), replaced air filter, old filter barely soiled, pictures below
8/12/20: The master bathroom toilet is leaking from between the base & the floor when flushed. The valve is off & I have tagged it as such. Removed a problem solved pest sign dated 8/7 from the front yard. The pool still has debris on the bottom same as last service call. Watered all exterior potted plants. Valves are off on all toilets. Mini fridge on lanai is off, can not find any tripped breakers or gfi outlets.
8/12/20: Exterior one screen appears to have been tampered with or sucked out by the wind from recent strong storms. Pushed back into place, pictures below. Interior one bug disposed of. Master closet shelving partially collapsed, no other problems observed
8/12/20: Removed a tru green sign from the front yard. Brought in a tru green service summary & a phone book that was on the front door see photos below. All the landscape bushes have been trimmed except the front right corner of the house see photo below. Mini fridge on lanai was on & cold.
8/12/20: The humidity level was under the acceptable level of 60% from the last adjustment. Checked all wood floors throughly.
8/12/20: Brought in 2 pool service slips dated 7/30 & 8/6. I shut off the water main to the house only when leaving.
8/12/20: There is still some browning in front lawn on each side of the driveway which appears the irrigation sprinklers may need to be adjusted see photos below. The weeds in all the landscape beds appear to have been sprayed. Turned breaker on to guest bedroom per client. Poured a capful of bleach into each toilet.
8/12/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 80 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. Brought in 3 pieces of mail see photo below. Photos of dock repair progress below. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
8/11/20: Water on upon arrival, door deadbolt unlocked, no other problems observed, humidity okay
8/11/20: Exterior, vines started on Lanai, interior insects gathered in one area for a picture and then discarded, found mainly around kitchen and dining area, humidity good, no other problems observed, picture below
8/11/20: The front door was unlocked when we arrived & is very hard to open & close. Found the master bedroom lanai door unlocked, the handle locks but the deadbolt is broken and will not latch. The ac air filter was dirty, I replaced it with a new one from the laundry room & wrote the date of installation on it see photo below. The humidity level was over the acceptable level of 60% inside the residence, I found the thermostat fan had been set to on instead of the auto position. I put the fan on the correct setting of auto. Will continue to monitor closely & adjust accordingly. Turned off the breaker to the range & made sure the water heater was off. The master bathroom toilet has a crack in the bowl on the right side see photo below. The half bathroom toilet handle was loose. Removed alkaline batteries from all remotes. Ran water in all rooms during the entire service call to remove any odors. The lanai had a small puddle on the floor from recent rain photo below. Picked up the key fobs from the kitchen counter. Will bring gallon of vinegar for HVAC preventative maintenance on next service call.
