Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,673 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/10/20: Exterior good, interior clean, poured vinegar down HVAC tube and then cup of water, humidity good, no problems observed8/10/20: Pool pump drawing from bottom center drain, skimmer is off, per pool service tech.
8/7/20: Water appears to be shut off. Could not run water in the house, there was no water pressure when I arrived. The old alarm keypad was beeping when I arrived, I was able to shut it off using the code provided. The humidity level was high inside the residence when I arrived, I lowered both thermostats to 77 & the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/7/20: Brought in 1 package & a large stack of mail see photos below. Ran mesh storm shutters up & down. Vines, weeds & grass are starting to grow in the landscape beds see photos below. The landscape bushes on the left side of the house may need to be trimmed soon photo below.
8/7/20: Did not have access to all the rooms due to them being taped off with plastic from the contractors. Was unable to pull the vehicles out of the garage as the contractors vehicle was in the driveway blocking the garage when I arrived see photo below. No water in kitchen. Photos of remodel progress below. Ran mesh shutters up & down.
8/7/20: Brought in 1 piece of mail see photo below. Drove the suv & golf cart within the community. Poured vinegar down the hvac condensate drain line.
8/7/20: There was a Hughes exterminators card on the kitchen counter when I arrived see photo below. The humidity level was still slightly over the acceptable level of 60% from making the last adjustment when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags.
8/7/20: Checked damp rid bags.
8/7/20: The humidity level was over the acceptable level of 60% inside the residence when arrived, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Started the suv & let it idle during the service call. Checked the attic space upstairs.
8/7/20: Lowered the ac thermostat to 77 to help keep the humidity level under 60%. Will continue to monitor closely & adjust accordingly. Opened the latch in the master bedroom closet to visually check the ac air handler.
8/7/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant on the kitchen counter.
8/7/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
8/7/20: Brought in 1 piece of mail that was on the front door when I arrived see photo below. The ceiling repair in the living room has not changed in appearance. Watered the sago palm on the lanai.
8/7/20: Poured vinegar down the HVAC condensate drain line.

8/7/20: The humidity level was almost over the acceptable level of 60%, I lowered the ac thermostat to 79 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/7/20: The guest bathroom toilet runs, the valve is off & It is tagged it as such. Turned valve on then back off to flush it.
8/7/20: Brought the garbage can up to the side of the house. The unit appears to have been occupied since last service call. Made sure water heater breaker was off. Lower level readings temp 83.8 and humidity 49.6%.
8/7/20: Poured vinegar down the HVAC condensate drain line. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
8/7/20: Checked to make sure the breakers to the water heater & range were off.
8/7/20: Photos of landscaping below. Started the car & let it idle during the service call. All ceiling fans are on. Landscape lighting is off.
8/6/20: Went to the residence to check on restoration progress from water leak in the master bathroom earlier today. A dehumidifier and several air dryers have been installed see photos below. The water does not appear to have made it to the cabinets & no drywall or baseboards have been removed at this time. Brought the wet towels home to wash & dry. Will return them next week.
8/6/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Checked all damp rid buckets, big buckets are around 50% full see photo below.
8/6/20: The storm shutters on the back lanai have been closed. The stain on the ceiling in the utility room hallway has not changed in appearance, will continue to monitor closely. Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
8/6/20: I heard water spraying in the master bathroom when I first entered the residence, i found the plastic water supply line on the master bathroom toilet had broken when I turned the water main on outside and was spraying water everywhere see photos below. I shut the water off immediately & started cleaning up any standing water with towels from the pantry. I contacted Cathy from management who came to check everything & has a water remediation crew coming today. The master bathroom bathtub has no water pressure, it is tagged as such.
