Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,692 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/14/20: Visual check of the boat & trailer in back yard photo below.
8/14/20: Removed a truly nolen sign dated 8/4 from the front yard.
8/14/20: The guest bathroom light was on when I arrived. Poured approximately 2ozs of vinegar down the HVAC condensate drain line. Checked all damp rids.
8/14/20: Checked all damp rid bags.
8/14/20: The humidity level inside the residence was slightly over the acceptable level of 60%, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was still very clean & did not need to be replaced at this time. Poured approximately 2ozs of vinegar vinegar down the HVAC condensate drain line.
8/14/20: A section of torn pool cage screen is still laying on the lanai. Brought in 4 pieces of mail see photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
8/14/20: The landscaping is all trimmed & the lawn is green & plush. Brought in 2 pool service slips dated 8/4 & 8/11.
8/14/20: All the weeds appear to have been sprayed recently. Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.
8/13/20: It was very warm inside the residence when I arrived, I found the ac thermostat had a blank screen & the ac was off. I reset both breakers for the Ac & the thermostat came back on displaying a message that it needs maintenance & was reading 94 degrees. See photo below. The ac stayed running during the service call & had already dropped 2 degrees before I left. Checked all damp rids.
8/13/20: Visually checked all fire sprinklers inside the residence, did not find any signs of water damage.
8/13/20: Watered the plants on the lanai again which appeared to be dry. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
8/13/20: The downstairs half bathroom toilet has started leaking between the tank & the bowl when being flushed, I turned the valve off & tagged it as such. The downstairs humidity level was slightly over the acceptable level of 60%, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans & closet fans are on. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 87.6 & 42.5%.
8/13/20: Both vehicles were covered in plastic when I arrived from a tile company removing tile on the breezeways see photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line. The garbage disposal has quit working, I checked the reset button & could not find any tripped breakers. The mini fridge in the dining room was on & cold. Dehumidifier in master bathroom shower read 40. The tile on the breezeway is being removed.
8/13/20: Started the car & let it idle during the service call.
8/13/20: The kitchen & dining room lights were both on when I arrived, I made sure to turn them off before leaving. Mini fridge in the dining room was on & cold.
8/13/20: Photos of remodel progress below. Left the storage room unlocked for now. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
8/13/20: The garbage disposal is seized.
8/13/20: A grand aire door hanger was on the front door when I arrived see photo below. The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
8/13/20: Checked the water pan in the ac return vent.
8/13/20: The water main was on when I arrived. Master bathroom bathtub has patio furniture cushions in it.
8/13/20: The water main was on when I arrived. The front door handle was loose which I tightened. Ran water through fridge door. Drained water from system after water was turned off.
8/13/20: Checked damp rid bucket in master bedroom closet which is still ok see photo below.
8/12/20: Did not turn on the master bathroom shower per client. Pulled the Vette out of the garage and let idle during service call.
8/12/20: The humidity level is back under the acceptable level of 60% from the last adjustment. Will continue to monitor closely & adjust accordingly. Weeds are growing in the landscape beds. The pool water level was at an optimal level of half the skimmer port.
8/12/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
