Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

4/19/21: Watered 3 interior plants. Ran the dishwasher and ran the shutters up then down. Pulled the weeds on the lanai while the shutter was up. Moved the thermostat up to 76 based on the humidity today especially such a humid day. The outside concrete of the lanai is very dirty and should be powerwashed.
4/19/21: Noticeable smell of gasoline in the garage. I turned the thermostat down to 79° to help mitigate the high humidity inside the home.
4/19/21: Met with Travis from Gator Water Analysis & Treatment inc at the residence to turn on the breakers for the well pump equipment. Travis stated that ants had gotten into the equipment causing a short. Travis cleaned out the ants & was able to get the well pump equipment working again. I confirmed with Travis that the well pump & equipment were working before he left. I put the hose back in the pool & turned it on to raise the water level back up to the correct level see photo below. Will return in several hours to check the water level of the pool & turn the well pump breakers off. 2:15pm-3:15pm.
4/19/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai, as it had rained earlier. The alarm is to be off per client’s text earlier today.
4/19/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running. I found the humidity very high so I turn the thermostat to 76° and waited for the humidity to come down 4% so I could be assured and only was it cooling but also removing the humidity. This service call and the previous I had to hold the enter button down on the keypad for the garage door to close all the way. If it any point I pull my finger off it would stop and go back up.
4/19/21: Garage dehumidifier read 42. Both toilets water valves are off at the tank. Wine cooler read 55. Brought in seven sales flyers from mailbox. Kept thermostat at 76 degrees to help mitigate the humidity.
4/19/21: Pool safety gate unlatched, I latched it, photo below. No pest activity in the garage attic. Tress out back have not been trimmed yet, reported in past reports. Some spot on the soffit and facia are moldy, example photo below. Was pouring ran as I came out after providing the service call.
4/19/21: I found the ring at the top of the pool filter container was dripping photo below. I also found that the Watermain was on upon arrival which would indicate may be the filter is moved and cleaned but the water not turned off. The humidity inside was high but we have an exceptionally high humid day so I just turn the thermostat down by 1° to 77.
4/16/21: Made sure the water heater, range & ice maker were off. Will need some toilet bowl cleaner for the bathrooms.
4/16/21: Made sure the water heater & the ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There were two lawn chairs leaning on the suv when I arrived see photo below. Started the suv & let it idle during the service call. The light on the lanai was on when I arrived. I turned it off before leaving. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
4/16/21: There was a service invoice from Royal air conditioning dated 4/7 on the kitchen counter when I arrived see photo below. The screen on the guest bedroom window is turning grey & dry rotted from the sun.
4/16/21: Made sure the water heater & the range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Will need toilet bowl cleaner for the bathrooms.
4/16/21: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat fan setting on circulate & set it to the correct setting of auto. I lowered the thermostat to 72 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Will need a container of vinegar for the ac condensate drain line preventative maintenance. One of the guest bedroom ceiling fans was on when I arrived. There were two packages on the kitchen counter when I arrived see photos below.
4/16/21: Made sure the water heater & range were off. All ceiling fans were on when I arrived. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
4/15/21: The wine cooler in the dining room was on & reading 41/50.
4/15/21: The master bathroom toilet runs. I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
4/15/21: Made sure the water heater, range & ice maker were off. Found the ac thermostat in the off position when I arrived. I put it on cool. The humidity level was over the acceptable level of 60% inside the residence. Levels over 60% increase your chances of getting mold in the residence. I lowered the thermostat to 75 & the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room sliding glass door was unlocked. There was money on the kitchen counter for a cleaning service when I arrived see photo below. Started the car & drove it within the community. The check engine light with a message saying to check the fuel cap was on when I started the car see photo below. I checked the gas cap which was on tight. I checked all the tire pressures & inflated them all to 32psi using my cordless inflator.
4/15/21: Put the honey in the refrigerator & unplugged the phone charger in the kitchen per the client. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/14/21: Went back to the residence to turn the hose & well breakers off & noticed that there wasn’t any water coming out of the hose & the pool hadn’t filled much since I left. I checked the well pump equipment which was making a continuous loud noise. I went inside the residence and could not get any water to come out of the faucets. The well pump breakers in the garage were still on which I had to turn off to stop the noise & try to prevent any further damage to the well pump equipment. It appears that the well pump equipment will need to be repaired at this time.
4/14/21: Drive by turned on the well breakers in the garage & put the hose in the pool to raise the water level back up to the correct level per the client see photo below. Will return in 2-3hrs to check the water level.
4/13/21: Brought in 2 pieces of mail see photo below. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
4/13/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Both door handles are unlocked. The wood is starting to rot along the outside of the back lanai. No mailbox.
4/13/21: There is a flag outside the front door. The lounge in the lanai is in the center of the lanai, wasn’t sure if this is where you left it or did the storm the other day move it there? Photos of both below.
4/13/21: The water main was on when I arrived. There was a stack of sales flyers in the mailbox. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
4/13/21: The loose board on the dock has been repaired. Brought in 1 piece of mail with a stack of sales flyers see photo below. Weeds are growing by the pool. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Photo of the plant below.
