Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/23/21: There is a large crack in the driveway right before the walkway to the front entrance to the house see photo below. There is a section of carpet lifting several feet long in the master bedroom in front of the bathroom entrance see photo below. Checked all damp rid bags.4/23/21: All the storm shutters are up. Made sure the water heater, range & ice maker were off. Did not pour any vinegar down the ac condensate drain line per the client instructions. Put note in the system to change the ac air filter in July. Picked up the check in the kitchen.
4/23/21: The exterior garage lights were on when I arrived, I turned them off before leaving. The flag was up on the mailbox & there were 4 pieces of mail inside sent to someone named Douglas Lago at this address? I brought them inside & put them on the kitchen counter. Please advise if they should be returned to the sender. The streets are being resurfaced in the community see photo below. The front landscape bed is full of magnolia tree leaves photo below. There was a pair of sunglasses on the patio furniture by the pool photo below. I brought them inside & put them on the kitchen counter. The humidity level was well below 60% inside the residence. I raised the thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Made sure the water heater was on the low setting. Brought in 1 pool service slip dated 4/20. The garbage cans in the garage have garbage in them. The gutters above the master bathroom have leaves in them & may need to be cleaned out soon. There are some hairline cracks in the stucco underneath the windows on the right side of the house. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. There is still a section of dead grass by the mailbox from the yard debris pile.
4/22/21: Brought in a stack of sales flyers only. The humidity level was well below 60% inside the residence. I raised the thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
4/22/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I found both upstairs & downstairs thermostat fans set to circulate & put them both on the correct setting of auto see photos below. I lowered both the thermostats to 76 & the dehumidistats to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. One of the downstairs guest bedroom windows, one of the dining room windows & the upstairs office window were unlocked. The living room left side sliding glass door was unlocked. Closed all blinds to help keep heat from sunlight entering. Put the storm shutter over the front door back down when leaving.
4/22/21: The portable dehumidifier in the storage room was still making a loud noise when I arrived & did not appear to be working as the humidity level has risen in the storage room. I turned it off per the client. Brought in 3 pieces of mail see photo below. There was a Grand Aire services invoice dated 4/12 on the kitchen counter see photo below. Moved all the upstairs furniture back to their original positions photo below. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 78.6 & 61.4%.
4/22/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
4/22/21: Made sure the water heater, range & ice maker were off. The master bedroom right side sliding glass door was unlocked. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
4/22/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the nest ac thermostat being in eco mode. I temporarily turned off the eco mode so it will cool the residence to the clients setting of 74. I highly recommend permanently turning off the eco mode setting as it is allowing the humidity level to rise too high inside the residence. Will continue to monitor closely & adjust accordingly. Brought in 2 pieces of mail with a stack of sales flyers see photo below. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving. Watered the two plants on the front porch per client.
4/22/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat moved up to 77 & lowered it to 76 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
4/21/21: Brought in a 3 pack of new pleated ac air filters, replaced the old air filter & wrote the date of installation on the new filter see photo below. The back flow preventer on the water main downstairs on the front of the building was not leaking this time. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.

I found the fan speed setting on low & put it on the correct setting of auto. I lowered the thermostat to 74 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. There is a hairline crack several feet long in the kitchen ceiling above the island see photo below. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door.
4/21/21: The ac was working & appeared to have been repaired since the last service call when I arrived. The humidity level was back under 60% inside the residence. I raised the thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. I removed the lockbox from the front door when leaving.
4/21/21: The guest bathroom toilet water supply valve that was leaking & both running toilets have been repaired since the last service call. The guest bathroom bathtub faucet handle that was loose still needs to be repaired which the plumber confirmed he is waiting on parts & should have it repaired by the end of the week.
4/21/21: All the storm panels are up except for the front windows see photo below. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 76 to circulate air & help mitigate the high humidity level. 4/21/21: Brought in a stack of sales flyers. Brought in a 1 gallon container of vinegar for the ac condensate drain line see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/21/21: Packaged two large boxes with the clients personal belongings & brought to UPS to be shipped to the client. Photo of the receipt with tracking number & boxes below.
4/20/21: Gate was locked. Found a crescent wrench next to the fort at AC condensing unit outside. I brought the wrench inside the garage and placed it on the shelf next to the door. The screen door on the lanai was not locked, I locked it. The door to the garage was not locked as it has been in previous years, so I locked it as well.
4/20/21: I found five large dead palmetto bugs. Two in each bedroom and one in the hallway leading to the guest bathroom.
4/20/21: Removed alkaline batteries from remotes and turned of ceiling fans per conversation with the client. Was unable to discover the location of the electrical panel. I will contact the customer for location. Bothe toilets had lids down, the guest toilet had the staring of mold at the waterline. I brushed cleaned each and then left the lids and seats in the upright position.
4/20/21: The kitchen sink faucet drips slightly. Dusty dirty conditions found in the bathroom being worked on. Some drywall paste found on entry carpet, photos below. Humidity is very high I like to see it under 60%, I turned the thermostat down see if I could get the humidity down. I waited for over 5 minutes after the system began to run however the temperature nor the humidity came down. I tested the temperature of the air coming out the guest bath vent and the lowest it would go down to was 77.5 degrees, this should running at least the low 60s. I put the Settings back to where I found them and notify the client.
4/20/21: Brought a new battery maintainer/charger for the vehicle & connected it after starting the car & letting it idle during the service call see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 76 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Moved the storm shutters down then back up. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
4/20/21: The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
4/20/21: The master bedroom lanai door was unlocked when I arrived. There was a screw with some wood shavings laying on the floor in front of the door see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All windows & doors are fully closed. Made sure the water heater, range & ice maker were off. Ac air filter was replaced on 1/3/21.
4/19/21: Went back to the residence to check on the pool water level & turn the well pump breakers off. The well pump was still working & the pool water level was back up to the optimal level of half the skimmer port after approximately 4-5hrs of filling the pool with the hose see photo below. Will run the hose in the pool during service calls going forward to try and help offset any evaporation of the water in between monthly service calls.
