Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/31/20: Brought in a 2020 census notice that was on the front door see photo below. Weeds & grass are growing in all the landscape beds see photos below. The podocarpus bushes on each corner of the front of the house are growing into the soffits see photo below. The empty lot behind the residence is being maintained. Checked the shed in back.
8/31/20: Exterior some debris from past storm, pool clean and water level good, pictures below, interior clean, humidity good in home and garage, dehumidifier running at 48
8/31/20: Wildlife trap has been removed from side of house. The spa water level appears to be low. Mud daubers nest on both outside entryway ceilings. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has missing grout in the corners.
8/28/20: Brought in 2 pieces of mail see photo below. Checked light timer by front door. Truck has been removed from the driveway by clients son. Visual check of the trailer on vacant lot photo below. Weeds are growing in the driveway see photo below. Turned water on & off using the breakers in the garage.
8/28/20: Dehumidifier in kitchen read 50.
8/28/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
8/28/20: Cleaned dead bugs & spiders off the window sills. The storage room in the laundry room is unlocked and the door is open.
8/28/20: Water to remain off per client.
8/28/20: Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
8/28/20: Lanai is stained from water puddles photo below. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
8/28/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
8/28/20: The front door keypad would not latch & beeped to alert me that it had dead batteries upon leaving, I replaced the batteries with 4 new AA batteries and confirmed it was working again before leaving. Visual check of the boat & trailer in back yard photo below.
8/28/20: There is small pieces of dirt & work boot prints on the tile floors throughout the entire house. Weeds & grass are starting to build up in the landscape beds & by the pool see photos below.
8/28/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Checked all damp rids.
8/28/20: Brought in a 2020 census notice that was on the front door see photo below. Replaced all damp rid bags with damp rids provided on kitchen counter.
8/28/20: Poured approximately 2ozs of vinegar vinegar down the HVAC condensate drain line for preventative maintenance.
8/28/20: The section of torn pool cage screen has been replaced see photo below. Brought in a 2020 census notice that was on the front door see photo below. Weeds are growing in the pool pavers see photo below. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom. The driveway has sunken areas.
8/28/20: Removed an undated Hughes exterminators sign from the front yard. Brought in a 2020 census notice that was on the front door see photo below. The brown puddle under the suv in the garage has grown larger and is now leaking onto the concrete floor see photos below. The pool deck may need to be pressure washed soon see photo below. Brought in 2 pool service slips dated 8/18 & 8/25.
8/28/20: Removed a pesticide application sign dated 8/27 from the front yard. Brought in a Hughes exterminators service slip that was on the front door see photo below. Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet.
8/27/20: The ac thermostat was on & everything appears to be working correctly from the last service call. Checked all damp rids, replaced a full damp rid bag in the master bedroom closet.
8/27/20: Found the front door storm shutter power switch in the hallway closet. Checked water level on the golf cart batteries.
8/27/20: I raised the downstairs ac thermostat back up to the previous setting of 78 and the upstairs thermostat to 77 as the humidity level was below 60%. The plants on the lanai appear to be healthy see photos below. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
8/27/20: I raised the first floor dehumidistat back to the previous setting of 58%. I raised the second floor ac thermostat back to the previous setting of 79 & the dehumidistat back to 58%. Could not find any other explanation for the high electric bill. The downstairs half bathroom toilet leaks between the tank & the bowl when flushed, the valve is off & it is tagged as such. All ceiling fans & closet fans are on. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 85.4 & 38.1%.
8/27/20: The water main was on when I arrived. Larry the painter was inside the residence when I arrived see photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line. The garbage disposal has quit working, I checked the reset button & could not find any tripped breakers. The mini fridge in the dining room was on & cold. Dehumidifier in master bathroom shower read 45.
8/27/20: Started the car & let it idle during the service call.
