Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/31/20: Met with grand aire services technician Gary & let into the residence for hvac maintenance. I stayed with the technician until he was finished & confirmed the ac was working before leaving. The technician found the condensate drain line was clogged & stated the customer might not be charged for the service as they were just there in July for the same exact reason within 90 days. Photo of the service slip below. Will bring a 1 gallon container of distilled vinegar on next service call to pour approximately 2ozs down the condensate drain line each service call for preventative maintenance. 3:30pm-5:30pm.
8/31/20: Brought in a 2020 census notice that was by the front door see photo below. The ac air filter is dirty & needs replaced size 18x24x1. Weeds are growing in the driveway & landscape beds see photos below. Turned water main off to the house only.
8/31/20: Wasp nest & mud daubers are on the entryway ceiling. Paint is peeling on the exterior left side front door just below the glass. The fish pond looks clean & the water is at a good level photo below.
8/31/20: One of the smoke detectors over the master bedroom doorway was chirping & saying low battery when I arrived, I went ahead & replaced the batteries in both smoke detectors while I was on the ladder with batteries provided. Started the suv & let idle during the service call. Ran rinse cycle on the dishwasher & poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
8/31/20: There appears to have been activity in the garage since the last service call. Weeds are growing in all the landscape beds see photos below. Photo of pool below. Watered the plant next to the front door on the inside. Poured capful of bleach into each toilet.
8/31/20: Exterior good, interior ran disposal dry, glass water from fridge, filter light on fridge, poured vinegar down HVAC tube. No mail
8/31/20: There is brown liquid on the floor underneath the front of the car.
8/31/20: The honey bees are still going in & out of a hole by the soffits on the front of the middle of the house see photo below. Weeds & grass are growing in the landscape beds. The guest bathroom sink leaks underneath when water is running, the valves are shut off & it is tagged as such.
8/31/20: Exterior good. Soffit where rodents got in fixed, picture below, would suggest trimming climbing Bush or complete lattice to stop rodents from climbing there, interior clean, poured a splash bleach in toilets, watered trees
8/31/20: The alarm keypad had an alert on the screen when I arrived see photo below. The water main was on when I arrived. The office, living room, master bedroom & dining room lights were on when I arrived. The garbage disposal is seized, could not find the hex head key under the sink to free it. Will bring hex head key on next service call to free it. Pine needles are building up on the roof on the back right corner of the house from a large pine tree. Photos of birds below.
8/31/20: Exterior trim needed Interior clean, humidity good, no other problems observed, pictures below
8/31/20: Exterior good, pool clean and water level good, interior clean, humidity very good, no bugs or ants, all is well
8/31/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Poured capful of bleach into each toilet. Checked all damp rid buckets which are currently at 50% full. Checked light timers. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such.
8/31/20: Exterior good, garage charger light on green, interior clean but about 1” of water in pan below air handler, poured vinegar down HVAC tube, picture below
8/31/20: The batteries in both car key fobs are dead & I was unable to start the vehicle. Weeds & grass are growing in all the landscape beds see photos below. Swept cob webs off the exterior side of the front door. The guest bathroom toilet runs, the valve is shut off & it is tagged as such. I turn the valve on to flush it then turn it back off. The master bathroom shower light switch is broken.
8/31/20: The screen on the ac thermostat was blank when I arrived & the ac will not turn on see photo below. It does not take back up batteries & I could not find any tripped breakers. Weeds are growing in the pavers on the back patio. Checked all light timers.
8/31/20: Exterior downspout left elevation flattened, pictures below. Pool clean and water level 2/3 skimmer port. Interior clean but humidity is high, air handler running but exterior unit not coming on. I checked breakers, none are tripped, will need an AC technician to repair
8/31/20: Cleaned up dead ants on the master bathroom floor & spider webs along baseboards. Visual check of the boat, trailer & vehicle.
8/31/20: Exterior good, interior clean, humidity good, deadbolt on garage door will not move so I couldn't get into the garage, will need combination to garage door opener keypad, pictures below

8/31/20: There is a tropic pest control service slip dated 8/24 on the kitchen counter photo below. The pool water level is back to an optimal level of half the skimmer port. Visual check of car in the driveway.
