Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,619 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/1/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.7/1/21: Brought in a small stack of sales flyers. Made sure the water heater, oven & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/21: Brought in a small stack of sales flyers only. All previously collected mail has been removed from the kitchen counter. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/30/21: There was a silver Toyota truck in the driveway when I arrived see photo below. Brought in 19 pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Weeds are growing in the landscape beds. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door
6/30/21: Water 3 plants as instructed. I feel the plants are not looking all that well photos below. Front area reads temperature 77.7 humidity 52.5. The thermostat was flashing battery low so I replaced those batteries with two AA batteries from the remote for the television. The thermostat and humidistat we’re set much lower than you’d had said before so I resent them to 80° and the thermostat and 60% on the humidistat. I removed the lock box from the front door.
6/30/21: The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Brought in two pool service cards dated 6/17 & 6/24. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.

6/30/21: The carpet is loose along the wall leading into the living room.
6/30/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/30/21: Browning of the yard not improving.
6/30/21: Brought in 1 piece of mail with some sales flyers see photo below.
6/30/21: One of the Pygmy date palms in the back left corner landscape bed appears to have died see photo below. Plants in atrium were wet from rain.
6/30/21: Ran water through exterior fridge door.
6/30/21: There appears to have been some activity inside the residence since the last service call. There is still a brown spot in the front lawn. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Watered the two plants in the kitchen. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
6/30/21: Downspout piece crushed on left side of house. Watered the plant in the kitchen.
6/30/21: Part of the handle broke off on the east facing screen door when I tried to open it see photo below. Brought in three pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom shower head is tagged for being clogged. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
6/30/21: Poured vinegar down the HVAC condensation evac tube. Browning in the yard is about the same, see photos below
6/30/21: The backflow preventer on the irrigation plumbing on the left side of the house is leaking see photo below. Will send a video of the leak to the client via text. There is still a large section of sod missing from the front yard & some brown spots in the back. Brought in one piece of mail see photo below. Portable dehumidifier in kitchen read 55.
6/30/21: Front driver’s side tire on the Oldsmobile is blown.
6/30/21: There is another washout starting underneath a block in the landscape bed on the back right corner of the house see photos below. The lawn was being mowed when I arrived. Vines are starting to pop up in the landscape beds. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. 6/30/21: Will replace the ac air filter on 7/10/21 per client instructions. Checked all damp rid buckets which are currently approximately 75% full.
6/30/21: Brought in one piece of mail see photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat again to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
6/30/21: Humidity is higher than I like to see it at 62.5%. Ran AC it is cooling. Suggest thermostat to be set at 78 or 79 to mitigate. Radio was playing thru thermostat when I arrived, I turned it down. Brown spot in the back yard just off the lanai door, photo below.
6/30/21: Removed an elite pest control sign dated 6/18 from the front yard. Brought in two pieces of mail & a package that was sitting by the front door see photos below. The batteries in the keypad on the front door appear to be dead as it had a red light on & would not unlock the door when I arrived. It will require four new AA batteries. I went inside the residence through the garage. Mini fridge on lanai was on & cold.
