Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,851 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/10/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 6 plants on the lanai,5/10/21: The lawn is starting to brown in the front, sides & back see photos below. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 48.0% humidity. Master bath hall temps were 80.6 degrees & 49.5% humidity.
5/10/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
5/10/21: Brought in 1 piece of mail see photo below. The toilet tanks have iron building up in them from the city water & need some iron out tablets see photo below. The garbage disposal in the kitchen sink is rusted underneath where it connects to the sink & leaks when water is running. I have tagged it as such. The master bathroom sink closest to the bathtub leaks from the trap when water is running. I have tagged it as such. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
5/10/21: Could not run tub in master bathroom as it is not installed. Front door had only the knob locked same with garage entry. I locked both on each door.
5/10/21: Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
5/10/21: The rope was up across the driveway. The irrigation system is on. All storm shutters are up. Made sure the water heater & range were off. The water supply valves for all the sinks & toilets have corrosion on them see photo below. Visual check of the dock, chain was up.
5/10/21: Toilets Seran wrapped and covered. The humidity is high inside your home. Some browning and slight digging in the front yard.
5/10/21: The backyard needs to be mowed. It appears to be new sod so the lawn company may not be mowing it yet. There is a large ladder laying on the right side of the house see photo below. Made sure the water heater, range & ice maker were off. The guest bathroom sink is still leaking from the trap when water is running see photo below. I have tagged it as such. Will send a video via text to the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
5/10/21: Poured vinegar down the HVAC condensation evac tube
5/10/21: The ant hill on the back left corner off of the home is still active.
5/10/21: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed. There appears to be a piece of roof shingle missing on the front center gable of the house. There are hairline cracks in the stucco underneath the front guest bedroom windows.
5/10/21: Garage dehumidifier read 46. Both toilet tank water valves are off at the tank. Wine cooler read 55. Brought in several sales flyers from mailbox.
5/10/21: Both screen doors are locked. The top deadbolt on the front door was unlocked. Made sure the water heater, range & ice maker were off. The batteries have been removed from the living room & kitchen hallway smoke detectors see photos below. The garage overhead door is locked & the opener is unplugged. Battery maintainer & air dryer are connected to the car. Checked the light timer by the front door.
5/10/21: The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
5/10/21: Made sure the water heater was off. All clam shell shutters are closed. Photos of the boat & motor below. Checked all damp rid bags & buckets.
5/10/21: Checked all soffits thoroughly. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house see photo below. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. Checked the two plants on the lanai. All ceiling fans inside are on. Made sure the ice maker was off. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Checked all grandfather clocks which some were still running. Left the master bedroom door closed for hvac per the client. Found the window above the master bathroom toilet & the north facing window over the master bathroom bathtub partially unlocked. No perishable food was in both refrigerators.
5/10/21: Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
5/10/21: Drove the car within the community. The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. Weeds are growing in all the landscape beds, driveway & lanai pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
5/8/21: I met with Haverty’s to let into the residence for furniture delivery. The Haverty’s employees started to unload the new furniture & stated that it did not have the feet on it that the original furniture did not have as well. Haverty’s was unable to provide any new furniture or legs for the original furniture & left the residence. I made sure to activate the alarm & lock the front door when leaving. 1:10pm-2:10pm.
5/7/21: Brought all important mail collected during today’s service call to the post office for forwarding. Photo of the receipt below.
5/7/21: Brought in 18 pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. The ac air filter is dirty & needs to be repaired size 16x20x1. I could not find any replacements inside the residence. The water level in the pool was already approximately 1” below the bottom of the top skimmer port. I ran water into the pool from the hose during the entire service call to try & help keep the water level up. Visual check of the trailer photo below. Checked the light timer by the front door. Turned the water on & off using the breakers in the garage.
5/7/21: Removed the half & half from the refrigerator per the client. Made sure the water heater was off. Emptied & made sure the ice maker was off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked salt level in the water softener.
5/7/21: A section of weather stripping on the entryway breezeway storage door has some damage. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
5/7/21: Dehumidifier in kitchen read 51. Checked the light timer in the living room.
