Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/2/20: Boat has been removed from the dock photo below. Brought in 6 pieces of mail see photo below. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
9/2/20: Removed a problem solved pest sign dated 8/31 from the front yard. The pool has some debris from the potted plants on the bottom. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off. Watered all exterior potted plants.
9/1/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean, humidity good, no problems observed, pictures below

9/1/20: The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
9/1/20: Brought in a 2020 census notice that was on the front door see photo below. Started the car, pulled it out of the garage & let it idle during the service call. Checked all damp rid bags & air fresheners, will need more damp rids on next service call. Checked all light timers. No mailbox.
9/1/20: The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
9/1/20: Exterior good, interior plant gone from kitchen sink, water on upon arrival off upon departure, poured vinegar down HVAC tube, reset clocks, humidity good, no problems observed
9/1/20: The wallpaper in the dining room is starting to peel off on one of the corners closest to the wall see photo below. I could not find any damage to the wall & it is not wet or soft. The kitchen sink leaks from the trap when water is running, the valves are shut off & it has been tagged as such. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such. The water supply valves are corroded in both bathrooms.
9/1/20: Exterior good, interior clean, poured vinegar down HVAC tube, turned breaker on off to run disposal, humidity good, no problems observed
9/1/20: The irrigation system would not turn on when I tried to test it, I found the breaker next to the pump was tripped which I reset & the irrigation system came back on. I tested it & ran 2 zones before leaving. The smoke detectors in the master bedroom & guest bedroom hallway were chirping when I arrived, I replaced the batteries in both with 4 new AA batteries. Bobs truck was in the garage.

9/1/20: Weeds are starting to grow in the landscape beds & pavers again. The landscape bushes on the left side of the house may need to be trimmed soon see photo below. The bougainvillea bush on the right side of the house is growing into the soffits. Checked all damp rid bags & buckets. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
9/1/20: The humidity level is back under the acceptable level of 60% since making the last adjustment. Both pool cage doors are locked.
9/1/20: Exterior good, interior clean, changed batteries to front door deadbolt, no problems observed
9/1/20: The pool cage screens have not been repaired yet & the spline is not holding it in place in several areas see photos below. Brought in 4 pool slips from the lanai dated 8/5-8/26. Weeds & grass are growing in all the landscape beds see photos below.
9/1/20: Exterior good , interior clean no problems observed
9/1/20: Brought in a Charlotte county property appraisers notice that was in the mailbox see photo below. Started the car & let it idle during the service call. Made sure to release the parking brake after turning the car off & returned the keys to the kitchen counter. Weeds are growing in the pool pavers. Ran water slowly in the master bathroom sink with leaking trap. Watered the two plants on the lanai.
9/1/20: Exterior good, interior clean, changed AC filter, humidity good, no problems observed
9/1/20: A section of the soffits looks pushed in on each side of the gable roof on the front of the house over the entryway see photos below. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Weeds are growing by the pool.
9/1/20: Brought in a large stack of junk mail. Wine chiller in kitchen was on & read 53. Watered the plant in the living room.
9/1/20: Exterior good, interior clean, possible time for filter change in fridge, humidity good, photos below
9/1/20: The garage door handle was unlocked when I arrived. The kitchen faucet leaks from two areas from underneath when water is running, the valves are off & it has been tagged as such. The hot water faucet handle in the utility room leaks when water is running, the valve is off & it has been tagged as such. There are small piles of debris in several locations along baseboards & under window sills. Spiders & cobwebs along baseboards. Small puddle of brown liquid underneath the front of the vehicle in the garage. Can not access the mailbox with key provided. Turned the water main off to the house only when leaving.
9/1/20: Brought in a 2020 census notice that was on the front door see photo below. The lawn is excessively long knee height & weeds are growing in the driveway pavers see photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
