Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,871 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/19/21: One dead palmetto bug in master bath shower, disposed of.
5/19/21: Will replace the ac air filter on 7/10/21 per client instructions. Checked all damp rid buckets.
5/19/21: Slight mold ring in each toilet at the water line, cleaned both.
5/19/21: The lawn has browning in the front, sides & back see photos below. Made sure the water heater, range & ice maker were off. The toilet tanks have iron building up in them from the city water causing the water to stain the bowls & need iron out tablets see photos below. A floor tile in front of the ac air handler in the laundry room has a large crack in it see photo below. I have tagged it as such. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered the fern on the lanai. There is a battery maintainer connected to the car battery but I could not get a light to come on the maintainer. Not sure if it is charging the battery or not. The gfi receptacle it is plugged into is not tripped.
5/19/21: Client contacted me and advised that they had a new hose in the garage to replace the leaking auto pool filler water supply hose. I went back to the residence, found the new hose in the garage & replaced the old water supply hose on the auto pool filler. I made sure sure the new o rings were in place when connecting the new hose. I turned the water spigot for the auto filler back on & confirmed the new hose was not leaking anywhere before leaving. Photo below.
5/19/21: The lawn is starting to brown in several areas on the front, sides & back see photos below. The ac air filter in the air handler was dirty & needed to be replaced. I replaced it with a new filter provided in the utility room & wrote the date of installation on it. Brought in a small stack of sales flyers. The humidity level has been below 60% inside the residence for several service calls. I raised the ac thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/19/21: There was a notice from management concerning pressure washing taped to the side of your building when I arrived see photo below. Photos of the current guest bedroom construction below. It has not changed in appearance since the last service call. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly. There are dirty work boot prints on the wood floors in several areas from the workers.
5/19/21: Brought in 9 pieces of mail with a stack of sales flyers see photo below. The hose for the pool auto filler has a slow drip leak where it connects to the hose spigot see photo below. Will send a video of the leak to the client via text. Made sure the water heater, range & ice maker were off. The master bedroom ac thermostat was set to 77. I raised it to 78 to match the ac thermostat in the living room so they are not conflicting with each other. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided next to the air handler in the garage & wrote the date of installation on it. I shut off the water main to the house only when leaving.
5/19/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to try & help bring the water level up. I made sure to turn the hose off before leaving. Brought in 1 piece of mail see photo below. Repositioned a security camera in a dining room window over the phone with the client. The irrigation system is on & was running when I arrived.
5/19/21: Removed a hometeam pest sign dated 5/17 from the front yard. The outside garage lights were on when I arrived. I turned them off before leaving. Made sure the water heater, range & ice maker were off. The window in the den appears to be unlocked but I can’t reach it due to furniture blocking the pathway. Dad’s bedroom window was unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irritation system is on. The pool pump plumbing has not been repaired yet.

5/18/21: Brought in a 3 pack of new pleated ac air filters, 2 packages of toilet bowl cleaner for the bathrooms, 1 box of six iron out tablets for the toilets & a 1 gallon container of white distilled vinegar for the ac condensate drain line see photos below. I replaced the current dirty ac air filter with a new air filter & wrote the date of installation on it. I put the extra filters next to the air handler in the utility room. I put 1 iron out tablet into the tank of each toilet for iron buildup prevention. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
5/18/21: The humidity level was still well below 60% inside the residence when I arrived. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
5/18/21: I found one dead bug in the master bathroom and one lives bag inside the tub enclosure of the guest bathroom. He went for a swim never to come back. Leaving Chi box at front door.
5/18/21: Started the car & let it idle during the service call. Moved the mesh storm shutters down then back up. I set the dehumidistat on the wall to 55% & the ac thermostat to 78. Will try to keep the humidity level around 60% inside the residence to save the client on their energy bill & also prevent any mold from setting up without the worry of the portable dehumidifier leaking again. Will continue to monitor closely & adjust accordingly. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
5/18/21: I found the chain-link gate to the left of the house open all the way. I tried to pull it back to close it but it has started to grow into the grass so I left it open. Photo below. I found one slider unlocked, I locked it (photo below). The photo simply shows you how it open when I tested it from outside it was not open when I found it just unlocked. Found a crack above the main door photo below. I ran the spa for about 10 minutes.
5/18/21: Made sure the water heater, range & ice maker were off. The ac air filter was replaced on 1/26. Both the guest bedroom windows were unlocked & paint is peeling underneath the bottom left corner of the right side window see photo below. It does not currently feel wet or damp. Could not find garlic bulbs anywhere in the kitchen. Checked & watered the 12 plants on the lanai.
5/18/21: The pool level was about 1 inch above the bottom of the skimmer port. I ran water in it during the service call. I left the water on and will return after doing the next three homes. Yard is a bit brown, photos below.
5/18/21: The living room sliding glass doors & the kitchen lanai door were wide open when I arrived. Made sure the water heater, range & ice maker were off. The master bedroom & dining room windows were unlocked. Dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
5/18/21: Some slight mold around the waterline of each toilet. The humidity is still high. I feel we need to run the system at a lower temp to see if we can remove the humidity.
5/18/21: The lawn still has some browning in several areas on all sides of the house photos below. The water main was on when I arrived. It appears the pool company left it on to run water from the hose into the pool. The pool water level was still slightly low. I also ran water into the pool from the hose during the entire service call to try and help bring the water level up. Brought in 2 packages of toilet bowl cleaner for the bathrooms see photo below. Brought in a new pleated ac air filter see photo below. I replaced the current dirty air filter & wrote the date of installation on it.
5/18/21: Photos below of a couple dry spots in the yard.
5/18/21: Visual check of the truck in the driveway. A sprinkler was disconnected & laying in the front landscape bed when I arrived see photo below. There is some browning in the lawn in the front & back of the house see photos below. The sprinkler head by the pool in between the Areca palms that was disconnected last service call appears to have been repaired see photo below. There is some Areca palm debris on the bottom of pool & it appears to still be missing a cap for one of the jets on the bottom. There is a section of the lawn on the right side of the house marked with flags for what appears to be a new landscape bed. Both garbage cans have been emptied. Brought in 4 pieces of mail with a stack of sales flyers see photo below. Watered the two plants inside by the front door. Checked all damp rid bags. Checked all light timers. The living room ceiling fan is on. There is mildew from condensation on the air handler in the garage.
5/18/21: I found mold growing around the waterline of the guest bath room toilet mainly because the lid and seat were down. I cleaned that up and kept the lid and seat up. I removed the batteries from the the remotes. There is a remote in the master bedroom but no TV?
