Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/3/20: The master bathroom bathtub has no water pressure, it is tagged as such.
9/3/20: Dehumidifier in kitchen read 50. Checked all damp rids. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
9/3/20: Watered the live plant on the kitchen window sill.
9/3/20: Remodel workers were inside the unit when I arrived. Remodel progress has not changed in appearance. Left the storage room unlocked for now. No water in the master bathroom. Watered the plants on the lanai. Water is off at 2004.
9/3/20: Brought the front lanai furniture into the living room per client. Live ghost ant activity on the kitchen window sill. The wine cooler in the dining room was on & reading 41/50.
9/3/20: Started the car & let it idle during the service call.
9/3/20: The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
9/3/20: New back flow preventers have been installed on the garage wall next to the water mains see photo below. Low water pressure throughout the entire unit. Master bathroom shower has no water pressure, it is tagged as such.
9/3/20: New back flow preventers have been installed on the wall in the garage next to the water mains photo below. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such.
9/3/20: Checked all damp rid buckets which are currently 50% full. Watered plants on the lanai. Deep freezer in storage room was on & cold.
9/3/20: Put the storm shutter on the front door back down when leaving.
9/3/20: The batteries in the ac thermostat were low when I arrived, I replaced them with 2 new AA batteries see photo below. The ac air filter is dirty & needs replaced size 20x22x1. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
9/3/20: Could not drive the vehicle, the key fob is missing from the storage room. Could not find it upstairs in the unit, it appears that it has been driven since the last service call.
9/3/20: Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
9/3/20: Water was turned back on to the unit when I arrived. Checked all damp rid buckets.
9/3/20: The inside of the attic door has mildew on it.
9/3/20: The trim is rotting on the bottom right side of the lanai storage room door from rain & a pillar on the right side of the lanai has large cracks in the stucco. Started the vehicle & let it idle during the service call. Oil change indicator is on.
9/3/20: The lanai storage room door trim is rotting on the bottom left side of the door from the rain water puddling. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
9/3/20: The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely.
9/3/20: Checked all damp rid buckets.
9/2/20: Brought in a large stack of mail mostly junk mail. The front lawn has some browning see photo below. Weeds and vines are growing in all the landscape beds. There appears to be a broken irrigation line washing out on the back right corner of the house which appears to be getting worse. Visual check of the boat photo below. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
9/2/20: Brought in a package & a marketing piece that was by the front door see photos below. The landscape curbing & lawn have been damaged on the right side of the house by the landscapers tractor working in the neighbors back yard see photos below. Irrigation lines could also be possibly damaged as the heavy tractor has put a large rut in the lawn. The lawn has some brown spots in the front & back see photos below.
9/2/20: Brought in 3 pieces of mail photo below. Weeds are growing in all the landscape beds see photos below. The lawn still has some browning in the back photo below. Poured capful of bleach into each toilet.
9/2/20: Visual check of the boat photo below. The kitchen sink faucet leaks from underneath when water is running, I shut the valves off & tagged it as such.
9/2/20: The humidity level is back under the acceptable level of 60% after making the last adjustment. Visual check of the boat photo below.
