Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/7/20: Exterior some weeds in drive, pool clean and water level 1/2 skimmer port, spa does not react to remote could need batteries, interior clean, no problems observed
9/7/20: Exterior pictures below, pool clean and water level 1/2 skimmer port, interior 1 large bug disposed of, humidity good, turned water on off, no problems observed
9/7/20: Exterior good, gate locked, , interior clean, humidity good up and down, no insects observed, all good
9/7/20: Condo clean, humidity little high, lowered humidistat to 50, turned breaker off to HW tank, batteries out of remote in master bedroom, no problems observed, no packages in mail room
9/7/20: Exterior good, interior clean, humidity little high. Dehumidifier running well, lowered dehumidistat to 45, will stop on the way home this afternoon to check humidity
9/7/20: Interior clean, humidity good, garage door opener appears to have been worked on or coming apart? Pictures below, no other problems observed
9/4/20: The water pressure was low throughout the entire residence.
9/4/20: Brought in a large stack of mail. Ran mesh storm shutters up & down. Weeds & grass are growing in all the landscape beds.
9/4/20: The pool pump is leaking see photo below. Did not run water in the new kitchen sink. Photos of remodel progress below. Pulled both vehicles out of the garage & let idle during the service call. Ran mesh storm shutters up & down.
9/4/20: Had no power in the garage when I arrived, found the gfi outlet that the golf cart is plugged into was tripped & reset it. Brought in a 1 gallon container of distilled water for the golf cart batteries photo below. Drove the suv & golf cart within the community. Mud daubers are on the entryway ceiling see photo below. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
9/4/20: I closed the blinds over the sliding glass doors in the living room & master bedroom as the sun light was coming in very hot & the ac temperature was slightly high. Checked all damp rids.
9/4/20: The humidity level was over 60% inside the residence again, I lowered the thermostat to 70 & the dehumidistat down to 45% to try & help mitigate the high humidity level. It appears the ac needs to be serviced at this point, I have made several adjustments over the past service calls with no results. Will continue to monitor closely & adjust accordingly.
9/4/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
9/4/20: Found the ac thermostat set to 72 and raised it back up to the previous setting of 77? Will continue to monitor closely & adjust accordingly. Opened the latch in the master bedroom closet to visually check the ac air handler.
9/4/20: Did not see any grand aire maintenance reports inside the residence when I arrived, called grand aire to confirm if they have been out to service the hvac, had to leave the lock box on the door as they have not been out yet. Watered the plant on the kitchen counter.
9/4/20: Lanai is wet from rain. Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
9/4/20: Living room ceiling has not changed in appearance, will continue to monitor closely. Watered the sago palm on the lanai.
9/4/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
9/4/20: Plants on lanai are alive & appear to be healthy see photo below. Watered the 3 plants on the lanai.
9/4/20: Checked to make sure the breakers to the water heater & range were off.
9/4/20: The guest bathroom toilet runs, the valve is off & It is tagged it as such. Turned valve on then back off to flush it.
9/4/20: Two of the smoke detectors on the first floor hallway were chirping when I arrived, I replaced both batteries with two new 9v batteries. Lower level readings temp 82.4 and humidity 44.8%.
9/4/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
9/4/20: The deadbolt on the front door was unlocked when I arrived. There appears to have been activity in the residence since the last service call, the living room lights were on, several ceiling fans were off & several doors & were closed. The batteries were low in the upstairs ac thermostat, I replaced them with 2 new AA batteries see photo below. There appears to be an animal living inside of the front door storm shutter see photos below. Started the car & let it idle during the service call. Checked water level in golf cart batteries with distilled water provided. Photos of landscaping below. All ceiling fans are back on. Landscape lighting is off.
9/3/20: Found the ac thermostat set to 79 & the dehumidistat set to on, I put the thermostat back up to the original setting of 80 & the dehumidistat to 50%. Will continue to monitor closely. Brought in 2 new big buckets of damp rid replacements, 1 large container of damp rid granules for all the small buckets & 1 box of hanging bags see photo below. Replaced all damp rids except for the big buckets which are currently only 50% full. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet.
