Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,342 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/23/21: Vines are starting to pop up in the landscape beds. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. Visual check of the boat photo below.
6/23/21: Removed an elite pest control sign dated 6/16 from the front yard. Brought in seven pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom shower head is tagged for being clogged. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
6/23/21: There is still some browning in the front lawn see photo below. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Will monitor the wall in the living room that had the water leak closely. 6/22/21: Browning of the lawn Spyro be a little better. I walked through the house at the end of the service call to make sure the water was running or toilets were running since will be leaving the water on full-time. Brought in the lanai furniture cushions. Replaced the front door electronic key pad.
6/22/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the garage & wrote the date of installation on it. Last filter was replaced on 12/22/20. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 35% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
6/22/21: Poured vinegar down the HVAC condensation evac tube. Browning of the lawn appears to be a little better.
6/22/21: Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is starting to rot along the outside of the back of the lanai. No mailbox.
6/22/21: The pool level was about a 1/4 of the skimmer port, so I started running water into it immediately and I will let it run while I finish the homes in SaraiNational. I will return today and turn the water main off. Browning in the yard appears to be a little better.
6/22/21: The lawn is starting to look better after receiving some rain since the last service call. The guest bathroom toilet tank has iron building up in it from the city water causing it to stain the bowl orange. Mini fridge on lanai is off & door is open.
6/22/21: Water level of the pool was about 1/4 of the skimmer port. I left the water main on and will run the hose until I finish my homes in Sarasota National. There is a vibration noise in the condensing unit outside which I don’t think is serious. Sending a video via text. Browning of the yard appears to be a little better. Poured vinegar down the HVAC condensation evac tube.
6/22/21: The lawn is looking a little better after receiving some rain since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 60% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Swept up dead ants in the dining room & by the front door. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
6/22/21: Browning of the yard appears to be a bit better. Weeds growing on the lanai, photo below.
6/22/21: Brought in two pieces of mail with a stack of sales flyers see photo below. The lawn is starting to look better after receiving some rain since the last service call. The landscape bushes have been trimmed and the vine has been removed from the back of the pool cage see photo below. The irrigation system is back on photo below. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock. Irrigation system is on.
6/22/21: I’m not sure why the mini-split is not working better in the garage. These readings are no better than other garages without a mini. Checked the Damp-Rid bags still plenty of moisture removal agent in the top part of the bags.
6/22/21: Brought in a roll of flex seal tape & put several pieces over the cracks in the garbage disposal to prevent it from leaking when being used see photos below. Turned on all breakers that were off & left the water main on when leaving per the client. The lanai & driveway may need to be pressure washed soon photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The soffits still appear to be pushed in on both sides of the front gable on the roof. There are some weeds growing in the landscape beds & on the lanai next to the pool.
6/22/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning remains in the yard report previously.
6/22/21: The pool water level was slightly low again when I arrived. I ran the hose in it during the entire service call to try & offset any evaporation in between service calls & help bring the water level up. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers.
6/22/21: Turned the ceiling fan light in the office off.
6/22/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
6/22/21: Met with Josh from Mcdonough Plumbing and let into the residence to repair the guest bathroom toilet. He replaced the tank of the toilet & I confirmed it was working correctly. I stayed with him until he was finished & made sure to lock the front door when leaving. Photos of the new toilet tank below. 8:15am-10:00am.
6/22/21: Master bedroom ceiling fan light was on, I turned it off per client.
6/22/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. Brought in 2 pool service slips dated 6/8 & 6/15. Both pool cage doors are locked.
6/22/21: I believe that your AC system is not working properly and it should be looked at by an HVAC tech very soon. This is the second service call where I have found the humidity higher than I feel it should be. The HVAC condensation evac tube is still dry indicating that the stay probably hasn’t ran in the past 12-24 hours! The air handler runs but no cooling is taking place. I flipped the 2 circuit breakers in the electrical off then back on and also the circuit breaker on the side of the air handler. I am now waiting the 8 minutes the thermostat tells me it will take before cooling should begin. The air handler is running again however the outside condensing unit is not running.
