Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/30/21: Removed an elite pest control sign dated 6/18 from the front yard. Brought in two pieces of mail & a package that was sitting by the front door see photos below. The batteries in the keypad on the front door appear to be dead as it had a red light on & would not unlock the door when I arrived. It will require four new AA batteries. I went inside the residence through the garage. Mini fridge on lanai was on & cold.
6/30/21: A floor tile in front of the ac air handler in the laundry room has a large crack in it. I have tagged it as such. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. There is a battery maintainer connected to the car battery but I could not get a light to come on the maintainer. Not sure if it is charging the battery or not. The gfi receptacle it is plugged into is not tripped.
6/30/21: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.

Photos of the current guest bedroom construction below. It has not changed in appearance since the last service call. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly. There are dirty work boot prints on the wood floors in several areas from the workers.
6/30/21: Made sure the water heater, range & ice maker were off. Weeds are growing in the landscape beds. The humidity level was over the acceptable level of 60% inside the residence in the master bedroom area when I arrived. I lowered the ac thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought the garbage can down to the street for collection when leaving. Client advised that the neighbor will bring it back up. Made sure to turn the water main off to the house only when leaving.
6/30/21: Weeds are starting to grow in the pool pavers see photos below. Irrigation system is on.
6/30/21: One of the address numbers from the front of the house was laying on the ground when I arrived see photos below. It appears to just need to be glued back on. The water main was on. A pool water auto filler & a robo cleaner have been installed in the pool since the last service call see photos below. The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on. The pool pump plumbing has not been repaired yet.

6/29/21: Swept the concrete driveway specs/flakes from the front door inside.
6/29/21: Found 11 dead bugs sent photos to client. Wood floor is somewhat spongy where it had lifted several months back.
6/29/21: Debris on top of and bottom of pool, photo below. Brought in FedEx package from the front door, photo of package’s sender below.
6/29/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
6/29/21: Part of the shower curtain was off and in the guest bath tub, photo below. All clasps are open? I folded it up so I could run the water in the tub.
6/29/21: The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.

There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
6/29/21: Weeds growing on the lanai.
6/29/21: Unable to run bathroom sinks, no faucets installed. Mulch all over the front stoop area, photo below. Took a broom and swept it off.
6/29/21: Started the car & let it idle during the service call.The master bathroom toilet runs. It appears to need a new fill valve & flapper. I have tagged it as such. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
6/29/21: Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence.
6/29/21: Valance over kitchen window fell down, photo below. Master bathroom toilet was all but empty of water, photo below.
6/29/21: There was an amplified termite pest control invoice dated 6/16 on the counter when I arrived see photo below. Ran the storm shutters up & down. Dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
6/29/21: The pool pump plumbing was not leaking today.
6/29/21: This is the second service call in a row where the humidity it over 60%, to help mitigate I turned the thermostat down to 77 from 78.
6/29/21: Poured vinegar down the HVAC condensation evac tube.
