Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/29/21: The humidity level was over the acceptable level of 60% inside the residence again. I found the ac thermostat has been moved up to 77 since the last service call. It appears to be running a on a schedule of 77 which is currently allowing the humidity level to get too high. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. I highly recommend turning off the schedule for now to control the humidity easier. The lawn is starting to look better after receiving some rain over the past few service calls. The wine cooler is off & door is open. The living room ceiling fan is on. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.6/29/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. The guest bathroom sink is tagged for leaking from the trap when water is running.
6/28/21: Browning in the yard appears to be a little better. Weeds growing on the lanai, photo below.
6/28/21: Browning in the lawn looks a little better. No need to water the plants on the lanai it had just rained and the plants were soaked.
6/28/21: Weeds growing on the lanai, photo below. Browning in the yard is a bit better today. Walked through the house a 3rd time at the end of the service call to ensure all faucets, showers and toilets where off not running because the water is to remain on.
6/28/21: Water all potted plants on the lanai (behind hurricane shutter). It just finished raining no need to water the potted plants around the pool. Ran hurricane shutters up and down.
6/28/21: Watered 3 plants. Put 2 sheet metal screws into downspout and line to prevent it coming apart.
6/28/21: No need to water plants as it rained over the weekend.
6/28/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 50.
6/28/21: Ran AC system to ensure it cooled. Dehumidifier read 55 did not run while I was here. Found May dead bugs around the front door lights, see photos below. I swept the bugs up. Soap dish fell in master bath, see photo below.
6/28/21: Photo of lake below. Power was on upon arrival. Reset microwave clock. I’ve in glass in the freezer did not melt much, see photo below.
6/28/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
6/28/21: Turned off the outside lights, turned on the ice maker, watered all the potted plants & opened all the accordion storm shutters see photos below.
6/28/21: Left door of slider in dining room was unlocked, I locked it. Spot on ceiling of hall and inside the master bedroom closet, see photos below. Screen on window under the lanai appears damaged, photo below. Watered plants. The humidistat too high, turned thermostat down to 79 and waited for the humidity and temperature started to come down.
6/28/21: Garage dehumidifier read 42. Both toilet tank water valves are off at the tank. Wine cooler read 55.
6/25/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

6/25/21: The wine cooler in the kitchen was on & cold.
6/25/21: Picked up the key from the kitchen counter. Made sure the water heater & range were off.
6/25/21: Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
6/25/21: The guest bathroom toilet has a very slow fill. I have tagged it as such. Watered the two live plants on the lanai.
6/25/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
6/25/21: Made sure the water heater & range were off. Wine chiller in the kitchen is off & door is open. Mini fridge in bar area is off & door is open. The right side master bedroom window was unlocked. The ac air filters were replaced on 6/2/21. All ceiling fans are on. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
6/25/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
6/25/21: The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
