Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,033 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/14/24: The suv has been returned to the parking garage since the last visit & I was able to unlock the front door handle & enter the residence today. I started the suv & let it idle during the service call to help keep the battery charged. I also placed a large damp rid bucket inside the vehicle for now. The garage and garage storage room have been professionally remediated photos below. The garage overhead door appeared to work correctly when I opened & closed it. The water damaged freezer has been removed. Brought in a FedEx document parcel that was laying by the front door photo below. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed. Made sure the new front doors were completely closed & locked when leaving.11/14/24: The garage storage room is waiting on new walls & door. The water heater room was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. All ceiling fans are off. All storm shutters are closed.
11/14/24: There was a fire & ice service slip dated 11/7/24 on the kitchen counter when I arrive photo below. Monitoring all old water stains on the ceilings closely. Portable dehumidifier in kitchen read 52. All ceiling fans are on. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both attic spaces were dry. All storm shutters are closed. Closed the storm shutter over the front door when leaving.
11/14/24: The storm damaged concrete wall in the garage storage room has been repaired since the last service call photo below. Remediated storage room is waiting on new walls & door. The ac system appears to be still not working. Client is addressing. The water heater room was also remediated but the water heater was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. Portable dehumidifier in kitchen read 50. All ceiling fans are on. The garbage disposal is seized & Im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
11/14/24: I removed the small carton of eggs in the refrigerator that was expired. Automatic ac condensate drain line cleaner attached to air handler is full. Mini fridge in foyer read 37/54. The ac condenser access on the front of the building appears to be waiting on new louvers. All storm shutters are closed.
11/14/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
11/14/24: Faint water stains on dining room and living room ceilings have not changed in appearance since the last service call. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
11/13/24: Drive by. Put all four packages inside the residence photo below. There was a package inside the kitchen when I arrived photo below. Made sure the front door was closed & locked when leaving.
11/13/24: The thermostat has no display. The humidity is over 60% inside. I checked all breakers none were tripped. I checked the float switches they were not wet. The AC is not running. The thermostat is fairly warm to the touch.
11/13/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
11/13/24: The irrigation circuit breaker was tripped again. Trees out back are still leaning over from the storms.
11/13/24: Some of the landscape plants & bushes have been temporarily storm damaged. Made sure the water heater & range were off. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
11/13/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The lanai has a great deal of sand and dirt, reported previously. A few broken tile along the side walk, reported previously.
11/13/24: Removed a problem solved pest sign from the front yard. Made sure the water heater, range & icemaker were off. I found a curling iron still plugged in & hot laying next to the master bathtub & unplugged it photo below. Photos of the roofing estimates below. The lawn has a small brown spot in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
11/13/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two previously reported armadillo holes appear to be inactive. The guest bathroom toilet has been used since last service call. The water heater is on and there are dishes in the sink. Photos of the dishes below. Also as I walked around your back garage corner I encountered a coyote walking down the road, by the time I got my camera on him he was in the neighbor’s yard.
11/13/24: The large pile of landscaping debris has been picked up since the last service call. Weeds are starting to build up in some of the landscape beds photos below. Most of the landscaping trees & plants have been temporarily storm damaged. Some of the landscape lighting appears to be damaged around the exterior of the residence. Water softener salt container is full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plant on the lanai.
11/13/24: A section of soffits is damaged on the front of the building. The tag on the vehicle expires soon. Cleaned up some gecko droppings off the floors in the kitchen and living room. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
11/13/24: The humidity level was still slightly over 55% inside the residence when I arrived from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
11/12/24: The pool pump is set to pull from the bottom center drain. I pulled a Truly Nolen pest control sign from the front yard dated 11/8/24.
11/12/24: The ceilings spots are the same. Some plant damage from the storms. Some are browning because of the wind whipping them, the go into a type of hibernation of sorts but should bounce back. Small tree out back blown over a bit will need re-staking. Circuit breaker #16 (Dining Room Plugs) was tripped, I reset it.

11/12/24: The MB bath tub valve drips occasionally even when off. It is tagged as such. The MB right side sink drains quite a bit slower than the left. It has been tagged as such. The guest bathroom toilet fills very slowly, it is tagged as such. I vacuumed the AC drain.
11/12/24: The pool cage collapsed from hurricane Milton reported previously. The pool pump is off. I suggest the entire pool area be yellow taped off to notify people or children that it is dangerous to enter. I raised then lowered the back hurricane shutter. Pool is getting very green, reported previously.
11/12/24: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
