Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,543 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/11/24: The ac condenser access on the front of the building appears to be waiting on new louvers still. Mini fridge in foyer read 37/54. All storm shutters are closed.
7/11/24: Weeds growing in the cracks of the pavers on the lanai. The pool pump has a leak but I cannot identify exactly where, reported previously.
7/11/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
7/11/24: The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
7/11/24: Weeds beginning to grow in the cracks of the pavers o. The lanai.
7/11/24: The portable dehumidifier in the garage storage room was making a loud noise & not working correctly when i arrived. The display read 30 but the humidity level was high & it was very warm in the storage room. The dehumidifier will need to be replaced at this time. Made sure the water heater, range & ice maker were off. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/11/24: Weeds beginning to grow in the cracks of the pavers on the lanai
7/11/24: 2 vans in the garage this service call.
7/11/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
7/11/24: The humidity level was over the acceptable level of 60% inside the residence on both floors again. Both ac thermostats appear to be on eco mode & following schedule causing the humidity level to be sporadic. Turning off eco mode & schedules are recommended for better humidity control. The west attic was dry & I did not find any water inside the residence during today’s service call. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed. Storm shutter over front door will be closed if storm is imminent.
7/11/24: The browning of the lawn remains the same. I watered the plants on the lanai. Each car charger had power. The smoke detector in the MB is chirping, which indicates the battery will require changing.
7/11/24: Brought in one piece of mail see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
7/11/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on.
7/11/24: The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom shower handle is working correctly again. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
7/11/24: The browning in the yard remains the same. The electronic door bell chime box above the left kitchen cabinets was humming. The HO instructed me on how to disengage the power and I did so, photo below. I replaced the Damp-Rid bags in the MB closet as requested.
7/11/24: The few brown spots throughout the lawn are getting smaller. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
7/11/24: Browning in the yard remains the same. I poured 4oz of vinegar down the HVAC condensate tube. Pool level is at the top of the skimmer port. Some plant damage, reported previously.
7/11/24: Brought in the package with the containers of Nuline ac drain line cleaner see photo below. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed see photo below. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
7/11/24: Poured vinegar down the HVAC condensate tube chased with water.
7/11/24: Additional service call photos.
7/11/24: All of the plastic has been removed from the furniture & the water main has been turned back on since the last service call see photos below. Dining room ceiling repair progress photo below. The garbage disposal was seized when i arrived. I found a cut off section of cpvc plumbing stuck in the disposal & removed it restoring power to the disposal photo below. Some drywall work, painting etc still needs to be completed throughout the residence. Workers appear to still be going in & out of the attic. Lanai ceiling is still waiting to be finished. The ac air filter was dirty again from drywall dust etc. I replaced it with a new air filter provided & wrote the date of installation on it. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
7/11/24: Weeds & grass are growing in all the landscape beds. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Watered the plants during the entire service call.
7/10/24: Browning of the yard has not really been improving much over the last couple of weeks in my opinion.
7/10/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
7/10/24: I watered 4 of the plants on the outer pool deck, I only watered 4 plants just inside the hurricane screen. I watered both of the plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, updated photo below.
