Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 30,540 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/10/24: Battery charger is connected to the kayak battery. All ceiling fans are off.7/10/24: The browning in the yard is getting better with all the rain. The lanai has gotten dirty at the outside edge photo below.
7/10/24: Removed a problem solved pest sign dated 7/5 from the front yard. The lawn just has a couple small brown spots in the backyard & left side of the house. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
7/10/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a smell to it.
7/10/24: Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
7/10/24: The backflow preventer on the left side of the house was dripping water when i arrived see photos below. Removed an expired container of coffee creamer from the refrigerator photo below. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
7/10/24: I checked under the windows for wet carpet and I did not find any dampness. The window next to the kitchen where the two chairs are in front of the window. It has dead bugs inside, the wood blinds and on the floor, see photos below. I could not see any live bugs.
7/10/24: New sod has been put down in the front yard since the last service call see photo below. Both neighbors cars are in the driveway. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked. All storm shutter panels are on.
7/10/24: I had to flush the toilets many time to get the water cleared up. The MB toilet fills very slowly, I think it has to do with the flapper leaking a bit, so I turned the toilet tank off at the wall valve just in case the water is turned on inadvertently. I removed the ceiling fan remote from the lanai and removed the batteries so they don’t corrode. It is sitting on the kitchen island. You have a ton of dead bugs around the front door, photo below. I believe they are being attracted by the lights in the hallway, just inside that front door, below.
7/10/24: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided in the garage removing the low battery warning see photos below. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
7/10/24: Someone I believe has been in the unit as the slider window horizontal accordion window cover was better than half open. I check the slider it was locked.
7/10/24: There is a spot in the yard that has thinning brown grass, photo below. Outback, along the pond side of the home is a fresh armadillo hole, photo below. There’s one part of the landscaping on the right side of the garage that looks like it’s been sprayed and killed maybe that’s a weed I don’t know so I thought I would show you photo below. The lights were on in the garage, which is strange I very rarely turn lights on I use my head lamp. I shut it off.
7/10/24: Photos of the driveway & walkway below. Lawn conditions are starting to return to normal. The lawn just has some slight browning throughout. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
7/10/24: Brought in a package that was laying by the front door when I arrived see photo below. The smoke detector in the master bedroom was chirping again when I arrived. I swapped the battery with another new 9v battery provided from the drawer in the foyer & tested it again after installing the new battery. I did not hear it chirping again before leaving. The lawn still has some browning on the left side of the house. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
7/10/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There are two new armadillo holes in the landscaping. One in the center front and another at corner of the pool landscaping, photos below. The downspout on the front corner of the garage has come off. I tried to put it back on but couldn’t. I believe to do it correctly you should take the elbow off put the extension on then put back on the straight down section.
7/10/24: There were some flower pedals floating on the surface of the pool. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
7/10/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The HVAC system was not working. There was condensation on the intake grate and along the base of the air handler, photos below. I left a key box so the AC tech can gain access.
7/10/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
7/10/24: Visual check of the car, battery maintainer had power.
7/10/24: I poured vinegar down the HVAC condensate tube then chased with water. I moved the humidistat down to 50 from 55 based on the high humidity last service call, the fairly high humidity today and the humidity device you have on the wall under the thermostat, see photo below.
7/10/24: All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
7/10/24: The humidity level was back under 55% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
7/10/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. I made sure the slider between the 2 areas was closed upon departure. I lowered the temp on the Florida room AC to 74 to mitigate the slightly higher humidity on that side.
7/10/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
7/10/24: The plastic gutter downspout extension on the back right corner of the house is broken. All of the ac air filters in the ceilings throughout the residence appear to be dirty & may need to be replaced soon. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
