Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/5/24: The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
11/5/24: A large oak tree from the vacant lot on the left side of the house has fallen on the back left corner of the house during the hurricane causing extensive damage to the roof, facia & soffits in that area. The area will need to be temporarily covered for now to keep water & critters out. Client is addressing the situation. No water stains on the master bedroom ceiling. Large pile of tree branches in front yard waiting to be collected still. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
11/5/24: There is a section of storm damaged soffits on the front of the house by the front door. Client is addressing. There is a section of storm damaged privacy fence in the back left corner of the backyard. Client is addressing. Numerous fence post caps are missing. Client is addressing. Lamp in living room was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are on.
11/5/24: Photos below of the landscape beds that were recently treated for weeds. The weeds appear to have been sprayed recently. The exterior of the house has been pressure washed recently. Made sure all the breakers with a green sticker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains above the garage overhead door closely. Made sure to activate the new alarm system when leaving.
10/14/24: I did not find any obvious major storm damage to your home. Do you have power and the AC is running cooling. The humidity is 50% inside. Yeah, it’s three trip breakers photo below and we reset them. They did not re-trip. You have some wind-blown damaged plants below. Sent photos via text.
11/4/24: The ac air filter is dirty & needs to be replaced size 20x20x1. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
10/11/24: I found no obvious signs of major storm damage to your condo, you have power the AC is working ice cubes in the freezer maintained most of their cubicle shape so if you lost power it wasn’t long enough to have a bag of water that re-froze. You did have a tiny bit of water marks on the MB and den windowsills. Sent photos via text.
10/14/24: Kylene, I’m at your house. I could find no major obvious storm damage to your home structure inside or out, however, your cage and hurricane screen across the lanai took some heavy damage photos below you have power. The AC is running and cooling and the humidity is 53.7% inside. Photos sent via text.
10/12/24: I found no obvious storm damage to your condo.

11/4/24: The storm damaged privacy fence has been repaired since the last visit photos below. All of the weeds in the pool pavers appear to have been sprayed recently. Brought in one piece of mail see photo below. The inside of the residence will need to be professionally cleaned again soon as excessive dead ants & bugs are starting to build up again on all the floors. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
9/27/24: Dave, I’m at Aldea Mar and I’m getting ready to do post Storm reports. Did you want me to send photos of your unit or you will just handle when you get here? Photos were texted.
11/4/24: Some of the artificial grass in the backyard by the dock is Storm damaged. Client will address. Some of the landscaping bushes have been storm damaged. The garbage disposal was seized when I arrived & I’m unable to free it. I have tagged it as such. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Green slip is in mailbox.
11/4/24: The storm damaged back porch & tree have been placed in piles by the street for collection photo below. All new attic soffit vents have been installed recently photos below. The Storm damaged roof is waiting to be repaired. The humidity level was over the acceptable level of 60% inside the residence from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I did not see any more mouse or rat droppings on the garage floor near the car. Client is having a pest control company address the situation. The lanai was completely removed from the back of the house during the hurricane. Client is addressing. Large crack in wall on back of house. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
11/4/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Uv lamp in air handler is off. Client will address when they return. All ceiling fans are on.
11/4/24: There is a small section of soffits damaged & drooping down on the middle of the right side of the house. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/4/24: Several sections of soffits around the residence have white tape temporarily placed on them. Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
11/4/24: Made sure the water heater, range & ice maker were off. The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off & door open.
10/31/24: I could not find any obvious major storm damage to your home inside . You have power and your AC is running and cooling. The humidity inside is right 56.2% which is acceptable. The plants look wind whipped understandably. Of course you know about the lanai. You had several tripped circuits, photo sent via text. I reset them without issue.

9/27/24: Jamie I believe you have been flooded but I can’t get there safely just yet. I may be able to walk in so I’ll give it a try I was able to walk down, video and photos via text. You were flooded.
10/13/24: I could not find any obvious storm damage to your home. You have power and your AC is running and cooling. The humidity inside is right at 60% which is acceptable. Some plants are damaged but that is to be expected.

11/4/24: Full remediation has started inside the guest house photos below. Portable dehumidifier was on & read 36. It did not smell musty inside the residence. Electronic keypad door handle has been damaged as it was submerged in water and is no longer working correctly. The storm damaged water heater has been uprighted but the breakers appear to be tripped in the panel. Unable to run water throughout the residence as all of the sinks and faucets etc have been removed & all of the plumbing is temporarily disconnected. Client is addressing. Ceiling fan is on. All storm shutters are closed.
