Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/11/24: Mary, I did not find any obvious signs of storm damage to your condo. Your condo has power, the AC is running and cooling and the humidity inside is 57%.
10/13/24: I have been to your home today. It has power and the AC is running/cooling. The humidity is 52%. I watered 3 plants under the screen none on the outer lanai area and the two out front. Your pool cage has 7 screen panels missing, 2 slightly damaged and one corner where the aluminum structure that should be looked at by a repair company. Photos sent via text.
11/6/24: Contractor access. Arrived at the residence before Donna & Britany with merry maids to get the residence ready for cleaning. Opened the storm shutter over the front door, turned on the water main, turned on the water heater & all the lights throughout the residence. The cleaners arrived at approximately 12:10pm. Will return when the cleaners are finished to check the inside of the residence & make sure everything is locked up. 11:30am-12:30pm.
10/7/24: Meet shutter install company for access to shutters and help with install
10/13/24: Barry I have been to your home today. It has power and the AC is running/cooling. The humidity is 55% inside. Your pool cage has damage, photos below. It looks like someone cut a screen on each side. Photos sent via text
11/5/24: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided next to the air handler removing the low battery warning. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
11/5/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
11/5/24: There is a damaged section of facia above the garage on the front of the house. All of the debris in the yard has been cleaned up & put in the pile by the street for collection. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
11/5/24: There is a damaged section of soffit on the back right corner of the house. The boat dock canopy cover is damaged. One of the sun screens on the lanai is damaged. The cable line is hanging extremely low on the right side of the house. Approximately 6” of water appears to have went through almost the entire garage during the hurricane so everything ground level has gotten wet but everything is currently dry. The motorcycle battery maintainer has been damaged by water. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below.
11/5/24: The pool pump is set to pull from the bottom center drain. I brought my blower and blew out the entry way and the pool cage area. They should still be power washed, photo of the entry below as an example.
11/5/24: The lanai ceiling was being repaired when I arrived photos below. The ac air filter was dirty & ready to be replaced. I replaced it with a new filter provided in the hallway & wrote the date of installation on it. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Mini fridge in living room was on & cold. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
11/5/24: The pool cage collapsed from hurricane Milton reported previously. The pool pump is off. I suggest the entire pool area be yellow taped off to notify people or children that it is dangerous to enter. I raised then lowered the back hurricane shutter. Pool is getting very green, photo below.
11/5/24: There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
11/5/24: Some of the plants have browned a bit due to being wind whipped I would imagine during the high winds of the two back to back hurricanes, reported previously. Some shingle damage from the hurricane reported previously. The satellite dish fell from the storm I guess.
11/5/24: There are damaged soffits on the middle of the right side of the house photo below. Made sure the water heater, range & ice maker were off. The large damp rid bucket in the truck is full and needs to be replaced. All ceiling fans are off. Visual check of the dock.
11/5/24: Water is to remain off. Photos of roof patch work below.
11/5/24: Put the empty garbage can back inside the garage. The storm damaged dock & pool cage appear to have been repaired recently photos below. All of the landscaping bushes have been trimmed recently. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
11/5/24: I placed the mail in the blue recycling bin in the garage as requested. I did not run water in the MB shower as the drain is covered. Small weeds are beginning to grow on the lanai/pool cage area, reported previously. I set the pool hose timer to 45 minutes to let it fill the pool more. If you recall last week I had set it to 40. I walked the house several times to ensure that no water was running in sinks, tub or toilets before departing.
11/5/24: The pool cage left side screen door appears to have been repaired since the last service call & now opens & closes correctly. The deco drain on the lanai needs to be cleaned out again. Gutters are waiting to be installed on the front and sides of the house. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
11/5/24: The pool has some dirt on the bottom. The pool is lower than normal but with the skimmer adapter there is no worry that the skimmer/pump will run dry. There are still shingles missing on the roof I sent the homeowner photos by text. I left the door from the home leading to the garage unlocked as requested.
11/5/24: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. Photo of the soffit damage below. There is still some damage needing repaired to the pool cage. Some storm debris still need to be cleaned up photo.
11/5/24: Removed an elite pest sign dated 10/29 from the front yard. There is a large soft spot forming in the ground by the seawall directly behind the house & several small holes forming underneath the grass along the seawall directly behind the house. The pool pump filter canister is still leaking while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
11/5/24: The pool cage & lanai may need to be pressure washed soon photos below. Made sure the water heater was off. Shed door is locked.
11/5/24: A small bit of damage to the pool cage, reported previously. The plastic latch for the garage screens is broken doors were slide open a bit I put them back, report previously. The weeds in the landscaping have mostly been sprayed and killed, photos below. Out front most of the dead weeds have been pulled and cleared but not really out back, photos below.
11/5/24: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided. Put the keys back in the lockbox when leaving.
