Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/8/24: Soffit and fence damage reported previously remains in the same condition. Looks like someone has been working with/on the pool water supply as hose is out and rolled up? The cover for the softener is missing. Photos below. The homeowner maintains the pool level remotely.
11/8/24: Clients other vehicle has been placed in the carport parking space. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Swept dead bugs off the front porch. The storm damaged roof is temporarily patched in several locations and waiting to be repaired. All ceiling fans are off. Lanai screen door is locked.
11/8/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
11/8/24: The lanai has some pieces of old screen laying around but all the screens have been repaired. The front hibiscus tree is leaning over a bit from the storms.
11/8/24: The plant & table on the lanai have been storm damaged. The lanai is dirty and will need to be cleaned. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom left side vanity light is hanging from the wall. All ceiling fans are on. All doors are locked. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Watered the plant on the lanai with several gallons of water.
11/8/24: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
11/8/24: All of the glass windows & doors throughout the residence will need to be cleaned on the outside. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
11/8/24: The ac system was off & the thermostat was blank again when i arrived. I did not find any tripped breakers & I was unable to get the ac to turn on. The ac system will need to be repaired at this time. There is a small section of soffits damaged on the middle of the left side & front right corner of the house. The pool water level was below the top skimmer port. I ran the hose in the pool during the service call & set the timer to run for 120mins when leaving to bring the water level back up. The tires on the minivan were starting to get low. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
9/28/24: Rich and Maria I did not find any obvious storm damage to your home inside or out. Plant damage photo below with yard clean up storm damage. Photos sent via text.
11/8/24: The storm damaged pool cage & screens have all been repaired since the last service call photos below. The pool water level was slightly low when I arrived. I ran the hose in it during the service call to help bring the water level back up. Hot tub cover is damaged. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
11/8/24: Drive by. Opened up the house for clients return. Turned on the water heater, ice maker & disconnected the battery maintainer from the mini van etc. Left the water main on when leaving.
11/7/24: Condo is under renovation from being flooded by Helene and Milton. The Heat side of the AC system was off at the circuit breaker, photo below. I turned it on and the AC began to cool. Photos of the condo below.
11/7/24: Items in guest shower so I poured 32oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. I am filling the toilet bowl manually. The thermostat was set to 75°. I moved it back to 78° where it’s been all summer.
11/7/24: I removed the car cover, folded it up and placed it in front of the car. I put the lock, the cable and the bungee cords in the air handler closet.
11/7/24: The condo is under renovation from being flooded during Milton, photos below.
11/7/24: Water heater is removed. Some electrical receptacles have exposed wires. Photos of progress below. The lighting circuit breaker was tripped.
11/7/24: The water heater was on when i arrived & the inside of the residence appeared to have been cleaned since the last visit. The storm damaged concrete wall in the parking garage was being repaired when I arrived photo below. Brought in one piece of mail photo below. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. All storm shutters are closed.
11/7/24: The new water heater which was recently partially submerged in flood water may need to be inspected by a professional plumber before being turned on & raised to try & prevent future water damage. One of the sun screens on the lanai is damaged.
11/7/24: Visual check of SUV outside is a bit dirty but otherwise appears fine. The kitchen sink trap leaks, reported previously and tagged as such. The bushes out front could be trimmed, photo below.
11/7/24: The vehicle is water damaged & still wet inside. Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
11/7/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
11/7/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
11/7/24: The new battery maintainer & air dryer were at the front door when I arrived but I was unable to connect them as there was not a new extension cord in the package. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on floor. Exterior of car is dirty & will need to be washed when client returns.
11/7/24: Vehicle & golf cart have been returned to the parking garage. The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. The water supply valve is shut off. Client will address. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
