Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/23/20: Exterior good, interior guest bath possibly needs new flapper as it runs continually, turned water off to this toilet, no other problems observed9/22/20: The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
9/22/20: Put the storm shutters back down.
9/22/20: Put the storm shutters back down. Turned off the dehumidifier in the kitchen per client.
9/22/20: Interior clean, humidity good, no problems observed
9/22/20: Started the car & let it idle during the service call. There was an amplified termite & pest control invoice on the kitchen counter when I arrived see photo below.
9/22/20: All is good, humidity good, clean, no insects, no problems observed
9/22/20: Exterior good, pool clean and water level about 1/2 skimmer port, 2 packages on porch, picture below, interior clean, humidity good car gone, dehumidifier set at 55, not running possibly because filter needs cleaned. Pictures below
9/22/20: Poured capful of bleach into each toilet. Garage #9528 observations- Humidity & temperature readings were 51.9% & 84.0. Dehumidifier read 41. Refrigerator off doors open.
9/22/20: Replaced the damp rid bag in the master bedroom closet with damp rids provided. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
9/22/20: Exterior good, interior clean and humidity good, dehumidifier running at 40, poured vinegar down HVAC tube, no problems observed
9/22/20: A smoke detector in the guest bedroom hallway above the ac thermostat was chirping when I arrived, I replaced the battery with one new 9v battery & tested it before putting back up. Put both storm shutters back down.
9/22/20: Exterior good, interior clean, humidity good, poured vinegar down HVAC tube, bleach in toilets, picture below,
9/22/20: There was an amplified termite & pest control invoice dated 9/16 on the counter when I arrived see photo below. Dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
9/22/20: Interior clean, humidity good, turned disposal on and off at circuit breaker, bleach in toilets, all is well
9/22/20: Interior clean, humidity very good, no problems observed

9/22/20: The pool pump was running & the water spigot on the side of the pool pump was still dripping when I arrived photo below. Dehumidifier in kitchen read 40 and water was draining from the hose. Mini fridge in the kitchen was on & cold. Used company issued booties inside.
9/22/20: Exterior good, lawn guys working, interior clean and humidity good, no problems observed
9/22/20: There was no water pressure coming into the house when I arrived, I checked to make sure all water mains were on. Both tires were low on the jet ski trailer, I put some air back into them using my cordless inflator see photo below. Boat garage humidity and temperature levels 64.9% & 82.0. Visual check of the boat & trailer. Poured capful of bleach into each toilet. Made sure to leave the water main on for the pool water auto leveler.
9/22/20: Exterior good, gate locked, interior clean, humidity good, no problems observed
9/22/20: Exterior good, pool clean and water level 1/2 skimmer port, interior with 2 bugs disposed of, humidity good
9/22/20: The irrigation leak on the left side of the house has not been repaired yet. The laundry room light was on when I arrived. Found the new replacement boxes of damp rid bags provided & replaced several full bags throughout the residence. Excessive amount of debris on the bottom of the pool photo below. Watered the 2 plants by the front door.
9/22/20: Condo clean, humidity acceptable, no problems observed
9/22/20: There appears to be an invasive melaleuca tree growing in front of the juniper bush on the front right side of the house.
