Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/4/21: The light inside the garage was on when I arrived. Dehumidifier in kitchen read 51. Checked the light timer in the living room.6/4/21: There was a couple of new mud dauber nest’s on the inside garage wall above the overhead door see photo below. A section of weather stripping on the entryway breezeway storage door has some damage. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
6/4/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/4/21: Brought in 2 pieces of mail with a stack of sales flyers see photo below. Made sure the water heater & range were off. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
6/4/21: The garbage disposal was not seized today. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
6/4/21: Swept the front entryway. Bug zapper on lanai is plugged in. Water is to remain off per the client.
6/4/21: Several landscape trees & plants had pink ribbons on them when I arrived see photos below. Made sure the water heater was on the low setting & the ice maker was off. One of the dining room windows was partially locked. I made sure to fully engage the locks. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The humidity level was slightly over the acceptable level of 60% inside the residence. 6/4/21: There were several small ants on the kitchen counter near the kitchen sink when I arrived. I placed several drops off Terro liquid ant bait provided from the utility room out on small pieces of cardboard near the vicinity of the ants. The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I no longer use it. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
6/4/21: There was still a service reminder on the ac thermostat display screen. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
6/4/21: Could not get any water to run inside the residence when I arrived. I found the well pump breaker tripped in the garage & reset it which regained water supply to the house. I found the water timer in the garage & connected it to the hose spigot by the pool. The pool water level was at the optimal level of half the skimmer port. I ran water from the hose in it during the entire service call & set the timer to run for 30mins when leaving to bring the water level up even more to try & help offset any evaporation in between service calls. Brought in 2 pool service slips dated 5/21 & 6/1 see photos below. Photo of the pool below.
6/4/21: Checked all damp rid bags. There is a large crack in the driveway right before the walkway to the front entrance to the house. There is a section of carpet lifting several feet long in the master bedroom in front of the bathroom entrance.
6/4/21: Brought in two boxes of iron out tablets & placed one tablet into the tanks of each toilet for iron buildup prevention see photo below. Will change the ac air filter the first week of July per the client.
6/4/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
6/3/21: Client contacted us & advised that the roofing materials discovered on their roof in the inspection report from the day prior were a mistake & not supposed to be there. The client was able to contact their HOA and have the materials removed from the roof but wanted to make sure nothing was damaged in the process. I went back to the residence & it did not appear that anything has been damaged. Photos of the area on the roof where the materials were placed below.

6/3/21: Poured vinegar down the HVAC condensation evac tube. Browning in the yard, see photos below. The humidity is very good. I looked at previous thermostat settings and they were at 75 so based on that information and the humidity I moved the thermostat to 75.
6/3/21: Water 3 plants as instructed. Front area reads temperature 85.1 humidity 57.9. I found the pan under the water heater completely full of water. It looks like the water heater is failing. Call client to advise photo below. Unable to flush toilets or run water. Left the lock box for plumber code igiven to client by phone.
6/3/21: The window film.covering the bathroom window fell, I stuck it back up.
6/3/21: Wall behind the sofa has no sign of any mildew.
6/3/21: Removed items covering drains, ran water then put items back. Dried under the book in the shower first before putting back. Found a half dozen live ghost ants in the kitchen moving back and forth from the sink to the coffee pot. I killed them and waited to see others but didn’t, that doesn’t mean there are not others as my guess there are.
6/3/21: The nut that holds the water main handle on the valve is missing, see photo.
6/3/21: No workers were present when I arrived. Pest control was recently inside the residence. Photos of construction progress below.
