Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/8/21: Could not run tub in master bathroom as it is not installed. Found the water main on upon arrival, off upon departure.6/8/21: The lawn is looking better since the last service call see photos below. All the weeds that were growing in the landscape beds are brown & appear to have been sprayed since the last service call. The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers.
6/8/21: All smoke detectors are chirping, batteries need replacing.
6/8/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
6/8/21: /24/21 Toilets Seran wrapped and covered. The humidity is good now inside your home. Some browning in the yard, but better than previous service call.
6/8/21: The pool water level was slightly low when I arrived at 1/4 the skimmer port. I let the hose run it it during the entire service call to help bring the water level up. Brought in 2 pool service slips dated 5/25 & 5/31. Both pool cage doors are locked.
6/8/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. I ran the hose in it during the entire service call to help keep the water level up & try to offset evaporation in between service calls. Brought in three pool service slips dated 5/11-5/31. The humidity level was under 60% inside the residence again. I raised the ac thermostat to 82 for now. Will continue to monitor closely & adjust accordingly. The palm trees on the front of the house may need to be trimmed soon. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
6/8/21: Poured vinegar down the HVAC condensation evac tube
6/8/21: Some weeds are starting to grow in all the landscape beds. No mailbox due to being hit by a car.
6/8/21: Water heater: no leaks observed.
6/8/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
6/8/21: Garage dehumidifier read 48. Both toilet tank water valves are off at the tank. Wine cooler read 55.
6/8/21: The battery in the security alarm key fob is low & I accidentally set off the alarm when entering the residence. It eventually shut off after I got closer to the kitchen while pressing the deactivate button. I tried calling the client to advise of the situation. Will open the key fob to see what kind of battery it has & try to get a new battery for the key fob. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. There is a small section of the wood soffits by the front door over the front bedroom window that appears to have had previous water damage. Will continue to monitor closely.
6/8/21: Brought the receipt & all extended warranty information for the new air dryer to the post office for forwarding to the client. Photo of the receipt with tracking number below.
6/8/21: One of the garbage cans was down by the street completely filled with garbage when I arrived see photo below. Two sections of screen on the front & back of the lanai are torn see photos below. Weeds are growing in the driveway pavers. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
6/8/21: Brought in a three pack of new pleated ac air filters see photo below. I replaced the current dirty air filter & wrote the date of installation on the new filter. Removed several active hornets nests from underneath the soffits & swept cobwebs off the front door & entryway. The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
6/8/21: Sprayed a few active hornets nests in the storage shed & underneath the soffits of the house. I left the water main on when leaving per the client.
6/8/21: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Swept cobwebs off the rear exterior light & surrounding wall.
6/8/21: Made sure the water heater & range were off. Ran water throughout the residence to keep the traps from drying out & allowing dangerous methane gas and/or pest to enter the residence. The kitchen sink has a drip leak on the left side trap when water is running see photo below. Will be sending a video of the leak to the client via text. I have tagged it as such. A light is on in the guest bedroom. The toilet bowls had live mosquito larvae in the water see photo below. This is one of the many reasons why we run water in the residence & do not let it get to hot inside. Will be sending a video of of the water to the client via text. The door between the garage & home is open. I highly recommend closing this door to separate the garage from the house. Brought in one pool service slip dated 6/3. No droppings were present on the lanai. All storm shutters are up except the shutters that cover the front windows photo below.
6/7/21: The pool water level was slightly low when I arrived. After watering the plants I left the hose running in the pool during the entire service call to help bring the water level up. Brought in 6 pieces of mail see photo below. Wine cooler in kitchen is off & the door is open. Checked all damp rids bags & bags. Mini fridge in the detached garage is off & the door is open. Watered all potted plants as they were looking extremely dry. Detached garage temperature & humidity readings were: 89.7 degrees & 61.4%. Visual check of the boat & trailer photo below.
6/7/21: The pool water level was low when I arrived approximately 1/4 the skimmer port. I ran the hose in it during the entire service call to help bring the water level up. The humidity level was still under 60% inside the residence. I raised the thermostat to 81 for now. Will continue to monitor closely & adjust accordingly. The garage has a strong gasoline smell from the gasoline containers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
6/7/21: The lawn looks healthy & appears to be back to normal see photos below. The pool water level was back up to the optimal level of half the skimmer port. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.9 degrees & 37.9% humidity. Master bath hall temps were 80.3 degrees & 44.1% humidity.
6/7/21: Brought in a box of six iron out tablets & placed one tablet into the tanks of each toilet for iron buildup prevention see photo below. Brought in 1 piece of mail see photo below. The lawn has excessive browning on all sides see photos below. The garbage disposal is tagged for leaking. The master bathroom sink closest to the bathtub is tagged for leaking when water is running. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
6/7/21: There appears to be a gopher tortoise hole on the front right side of the house behind the hedges see photo below. Several of the attic soffit vent screens have holes in them & I could see wasps flying in & out of them see photo below. There is a large crack in the wall of the house on the back lanai see photo below. Made sure the water heater & the range were off. All the water supply valves for the sinks & toilets have excessive corrosion on them see photos below. The guest bathroom sink leaks from the connections underneath when water is running see photo below. I have tagged it as such. Will be sending a video of the leak to the client via text. The humidity level was over the acceptable level of 60% inside the residence when I arrived. It was very hot & the ac was blowing hot air from the vents. Any humidity level over 60% increases your chances of getting mold. The ac appears to not be working & needs service.
6/7/21: The lawn is browning in the front see photos below. The bread in the refrigerator was getting moldy & I had to remove it see photo below. Not sure how long the bag of oranges is going to last. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
