Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

1/27/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
1/27/21: Brought in 1 piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 72 to circulate air & help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter above the thermostat in the dining room was dirty & needed to be replaced. I replaced the filter with a new one provided in the laundry room & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/26/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 75 to circulate air & help mitigate the high humidity level. The ac came on & appeared to be working correctly. I tested the air temperature coming out of the vents at 61.9 degrees. Will continue to monitor closely & adjust accordingly.
1/26/21: Started the car & let it idle during the service call. Ran the storm shutters down & back up. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
1/26/21: The tag on the vehicle expires soon see photo below. The tires on the vehicle appeared to be getting a little low. I checked all the tire pressures & inflated them to 32psi using my cordless inflator see photo below. Found the ac thermostat raised to 79? The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There was 1 piece of mail & an amplified termite & pest invoice dated 1/19 on the kitchen counter when I arrived see photos below. Dehumidifier in kitchen read 55. The guest bedroom closet has a hairline crack in the ceiling approximately 1’ in length. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.

I lowered the thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided underneath the air handler & wrote the date of installation on it. Ran the storm shutters up & down. Dehumidifier in kitchen read 44. Watered the plant in the kitchen & rotated it.
1/26/21: Removed a problem solved pest sign dated 1/21 from the front yard. The pool filter canister lid was leaking see photo below. Watered the two plants by the pool equipment. Brought in 1 piece of mail with sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. A section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors.
1/26/21: Removed a truly nolen pest sign dated 1/18 & a ranson weed sign from the front yard. The pool water level was back up to an optimal level of half the skimmer port & the pool pump was running & not leaking. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly.
1/25/21: Found a latch on the child safety fence for the pool unlatched, I latched it. The tree out front has been replanted/straightened. The sink in the master bathroom that is next to the shower has very little water pressure/volume, this has been reported in a previous report as well.
1/25/21: Call clean water level good, I found the child safety gate for the pool centerpieces in backwards which meant you couldn’t clip that section to safely keep it from have a child lift it and get into the pool. As well one end was not clipped either, so 3 out of 4 were not being used. I corrected and clipped all.
1/25/21: The humidity is a bit high but acceptable. I turned the system on and I did run and cool so on days when it doesn’t get very cool outside inside your house remains cool so the thermostat shut it down before it comes on to remove humidity. Hey suggestion would be to move the thermostat down to 72° leaving the dehumidistat at 55% for these cool days will have for the next month or so.
1/25/21: Tire on car is flat again, using the battery powered air compressor will take a very long time to fill to top pressure. I will bring my air compressor next time to fill properly and quickly.
1/25/21: No charge drive by APSC used. Met with Ed from Charlotte Exterminators & let into the residence for pest control service. I stayed with Ed until he was finished & set the alarm when leaving. I ran water & flushed the toilet several times to help the drains while inside with Ed.
1/25/21: The humidity is acceptable for this time of year, turned breaker on and off to run disposal, poured bleach in toilets.
1/25/21: Pool clean and water level just under mid-skimmer port so I ran water while I was here. Some bugs found in the master bedroom behind the night stand as before but not near as many, phot below.
1/25/21: I caved in the hole that was being dug out back and filled it back over. I ran the dishwasher I rinse cycle. Sound that you have a water leak in the guest bathroom sink at the base basin nut gasket. There were several past droppings in the guest bathroom tub I clean them up and wash them down. I watered the three trees/plants. The tree outback has yet to be trimmed. It appears that your gutters are starting to grow plants in them so they may need cleaned, photo below.
1/25/21: communicated with client as to whether the water main to the home should be left on and the water heater circuit breaker on as well. I’m leaving them both on as the client has told me the condo is rented beginning the first of the month. Each bedroom ceiling fan was on I turned them off. The lanai concrete floor does not appear it’s been cleaned or power washed I am in the event that you asked or had somebody cleaning it. Photo below of lanai.
1/25/21: Met Joel from Elite Claims so he could assess the roof damage inside and out. Upon arrival I found the alarm deactivated upon departure it was activated. Both toilets fill valves leak so both are off at valve. Watered 7 plants on the lanai. Pool was an inch under the mid-skimmer port line so I ran water all the time I was here.
1/25/21: Raised and lowered back hurricane shutter watered three plants on the lanai the One Plant not watered because it has moisture according to the gauge looks very bad to me picture below. The front door keypad did not work upon arrival tried replacing batteries several times. Both range in the microwave clocks are blinking indicating a power failure.
1/25/21: I found the water main on upon arrival turned off upon departure. I found the door between the garage in the home unlocked I locked it before departure. Wine cooler read 55. Both toilets at 10 and water after the first flush, I flushed until cleared both toilets are off at valve. I filled the pool to the overflow tube.
1/22/21: Turned off the living room ceiling fan. The garage overhead door needs a new weather strip on the bottom. There is a cracked roof tile on the back left side of the house just past the master bathroom window. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/22/21: Turned on the water heater & left the water main when leaving per client. Started the suv & let it idle during the service call. Checked the attic space upstairs. Put the key back in the lockbox when leaving.
1/22/21: Brought in one newspaper that was by the front door photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 69 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
1/22/21: New brown mulch has been placed in all the landscape beds. Started the car & let it idle during the service call. All ceiling fans were on. Photos of landscaping below. Landscape lighting was off.
1/21/21: Made a copy of the house key at ace hardware & dropped it off with the owner at Martin air & heating in Port Charlotte for hvac maintenance per the client. Photo of the receipt below.
