Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

2/1/21: I found no digging in the backyard where I covered over the hole last week. I watered the three plants inside. The tree outback has not been trimmed.
2/1/21: I watered all 12 plants today. Ran back hurricane blind up and down.
2/1/21: The pool that has black mold in every corner and along most every head. There is one panel from the overhead pool cage screen down. Because of this there’s a lot of debris in the pool. Photos below.
2/1/21: The refrigerator had started to leak onto the floor from the freezer. As I was trying to clean this up and break some of the Istead what is inside the freezer I noticed the freezer door was a closing all the way on the left side. This is probably why we ended up with the but I’m starting to defrost. I took out as much as I could in the way of trays and ice however the one main tray that slides out with the door still has about 2 inches of ice in it. The rest of the freezer is now deiced and I left the racks in the kitchen sink, photos below.
2/1/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 69 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage overhead door needs new weather stripping on the bottom.
2/1/21: Found fire ants going in & out of the side garage door, I opened the door & found them going in & out from behind some semi-rotted door frame on the bottom see photo below. I swept up sand they had started to form a pile & sprayed the whole area with bug spray I found in the garage. Will send a video via text. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
2/1/21: The garbage disposal is frozen, could not free it up. The thermostat is turned off I’m not sure if that’s what was intended as I know you’re closing on the house soon. The interior humidity is fine temperature is fine so it should be no problem leaving it off. I left the only key we had on the kitchen island with all of the other information there.
2/1/21: The humidity level was back below 60% inside the residence. I raised the thermostat back to the original setting of 80 & put the dehumidistat on 50%. Will continue to monitor closely & adjust accordingly. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
2/1/21: Pool level is at 1/3 the skimmer port. The humidity was a bit higher than I like to see it at 64% so I turn the thermostat down to 72° from the 75 that it was set at. We were going to have unusually cold weather for the next few days so that should help. The master bathroom left side sink handles are off, see photo below.
2/1/21: The spa water level was still low from the last service call, I ran the garden hose in it again during the entire service call to help bring the water level up. The water level is almost back up to an optimal level see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 71 to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
2/1/21: The pool level was about an inch below the overflow drain hole. There were several pieces of mail I brought in none appeared to be important. The humidity inside your home is high this is generally because the outside temperature is so low that based upon the setting of the thermostat it is just not running. I did turn down the thermostat to make sure that it does cool and run and it does. My suggestion for the next week would be to set the thermostat at 72° as we’re going to be cooler than normal here in Florida the next several days. This way we will remove as much humidity as we can.
1/29/21: There are cracks in the stucco below the back living room window see photo below. The gutters on the back of the house need to be cleaned out & a section of gutter has come apart on the right side of the house above the guest bathroom window see photo below. The humidity level back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The ac air filter was extremely dirty & needed to be cleaned, I washed it outside with a hose spigot, dried it & put it back in the vent see photo below. A new air filter is recommended size 19.5 x 23. A smoke detector in the dining room above the master bedroom doorway was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The master bathroom toilet fill valve has quit working. The washable ac air filter is dirty & needs to be cleaned or replaced. The driveway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
1/29/21: Made sure the water heater was on the low setting. New brown mulch has been put down in all the landscape beds. There are some hairline cracks in the stucco underneath the windows on the right side of the house see photos below. The gutters above the master bathroom have leaves in them & may need to be cleaned out soon. The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. Brought in 3 pool service slips dated 1/5, 1/19 & 1/26. There is still a section of dead grass by the mailbox from the yard debris pile.
1/29/21: Went to the residence to perform an inspection but the unit appeared to be occupied. The water main was on, two chairs were in the driveway by the garage door, the deadbolt on the front door was unlocked & there was groceries on the kitchen counter when I opened the front door.
1/29/21: The exterior garage lights were on when I arrived, I made sure to turn them off before leaving. I highly recommend that the lawn company changes directions each time they mow as it is starting to leave ruts in the lawn from going the same direction every time. Brought in 1 pool service slip dated 1/19 see photo below.
1/29/21: There was an empty beer can with cigarette ashes on the front porch by the storage room door when I arrived see photo below.
1/28/21: Checked all damp rids. Replaced a full bag in the master bedroom closet.
1/28/21: All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 74.3 & 42.2%.
1/28/21: The air dryer has been disconnected & removed from the vehicle. The car tires appeared to be getting a little low. I checked all tire pressures & inflated them to 32psi using my cordless inflator see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Emptied & turned off the ice maker. Turned off the range breaker & made sure the water heater was off. Started the car & let it idle during the service call.

Drained water from system after water was turned off.

The guest bathroom toilet runs, it has been tagged as such.
1/27/21: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
1/27/21: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 74 for now. Will continue to monitor closely & adjust accordingly.
1/27/21: There was a letter from management concerning the front gates on the door when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 65 for now. Will continue to monitor closely & adjust accordingly. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
