Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/9/21: Met with an ac technician from quality air & let into the garage to inspect the hvac system. He cleaned out all the attic insulation that was laying in the drain pan & said everything was ok. Started both vehicles & let them idle during the service call. Checked the light timer by the front door. Watered all potted plants. I left the storm shutter over the front door open for the clients daughter when leaving.6/9/21: Photo of pool work below. The half bath sink is not installed. Browning of the yard , photo below.
6/9/21: Poured vinegar down the HVAC condensation evac tube. Water main was on upon arrival, I turned it off.
6/9/21: Turned water heater on at circuit breaker as discussed. One of the front plants (the one that is mostly in the sun has burned up. Watering every 2 weeks during this heat and drought didn’t do the job I guess, photo below. Browning of lawn has not improved.
6/9/21: Poured vinegar down the HVAC condensation evac tube. Browning of yard is about the same as previous service call.
6/9/21: This was a drive-by walk through observation service call to ensure that the AC system was cooling into the pool level was acceptable. I did that because I need to get you into this group I do all of the Waverley Avenue homes on this week. This is a no charge service. The humidity inside was 42.5% and in the garage it was 62.8%. Pool level was just above 1/3 of the skimmer port not quite half of the skimmer port. I did not run any water or flushed any toilets.
6/9/21: Browning in the yard. The water main handle is quite rusted and bent a bit when I turned it. I will try to go easy when I turn the water on.
6/9/21: Browning in the yard. Weeds growing on the lanai.
6/9/21: Poured an ounce or two of bleach into each toilet. Front left guest bathroom window covering fell down. Browning in the yard.
6/9/21: Drive by picked up a package of new alarm key fob batteries from batteries plus & installed a new battery in the fob. They only had packages of two available when I arrived which I will leave one on the kitchen counter on next service call. Photo of the receipt with the new batteries below.
6/9/21: Most every blind is in the open is this the desired position?
6/9/21: When I first arrived the hygrometer was reading well above 65% inside your home. I like to see it under 60% which means the humidity is pretty high I did stay an extra long period of time to see if we can get a more true reading it’s settled in around 62.1% which is still high. The outside AC condensation evac tube is dry and it should be wet. Wet indicates that it’s removing moisture from inside your home when it runs. The yard remains brown.
6/9/21: I see a dark and a bit bulging like area next to the ceiling crack in the dining room but it does not appear to be wet, photo below.
6/9/21: The sink in the pool bathroom leaks from underneath when water is running and the toilet runs see photo below. Will be sending a video of the leak to the client via text. I have tagged them both as such. There is some browning in the front lawn see photos below. The irrigation system is off. Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Will monitor the wall in the living room that had the water leak closely. 6/9/21: There were honey bees going in & out of the soffits on the front left corner of the house above & to the right of the water softener equipment & a hole in the stucco just below it see photos below. Will be sending a video of the bees to the client via text. The lawn is looking better since the last service call see photos below. The pool water level is back up to the optimal level of half the skimmer port since the last service call & the pump valve was on the correct setting of the top skimmer port. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 & the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. 6/8/21: Brought in 1 piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 73 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
6/8/21: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Both door handles are unlocked. The wood is starting to rot along the outside of the back of the lanai. No mailbox.
6/8/21: I watered all 12 plants today. Ran back hurricane blind up and down.
6/8/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. The lawn has some browning in the back see photo below. The sprinkler heads are all working in that zone. The guest bathroom toilet tank has iron building up in it from the city water causing it to stain the bowl orange. Mini fridge on lanai is off & door is open.
6/8/21: Watered 3 plants
6/8/21: The lawn is browning from lack of rain. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
6/8/21: Watered all plants on the lanai. Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Brown spots in the yard remain.
6/8/21: There was a car & a truck parked in the front yard by the street when I arrived. It appears the neighbors are having some construction at their house see photos below. Brought in one piece of mail with a stack of sales flyers see photo below. The lawn has excessive browning on all sides. The irrigation system appears to be off or not working. There appears to be a poison oak or ivy vine growing on the back right corner of the pool cage. Weeds are growing by the pool. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock.
6/8/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running. Found the door between the house and garage unlocked. I locked it upon departure. The thermostat was set to 78 however the humidistat was still on zero. I set the humidistat to 60%. The master bedroom slider handle was broken or broke when I pulled it to check if the door was locked.
6/8/21: The driveway may need to be pressure washed soon. The garbage disposal is tagged for leaking. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The soffits still appear to be pushed in on both sides of the front gable on the roof. There are some weeds growing in the landscape beds & on the lanai next to the pool.
