Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/25/20: Made sure the water heater, range & appliance breakers were off. The laundry room storage closet is unlocked & open.
9/25/20: The lanai is wet from rain. Water to remain off per client.
9/25/20: Lanai has a puddle from rain. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
9/25/20: The lanai is wet from rain. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
9/25/20: Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
9/25/20: Brought in 1 piece of mail see photo below. Checked light timer by front door. Visual check of the trailer on vacant lot photo below. Turned water on & off using the breakers in the garage.
9/25/20: The lawn has been mowed since the last service call but is starting to get high again. Brought in 1 piece of mail photo below. The ac air filter was dirty, I replaced it with a new one provided from under the return vent & wrote the date of installation on it. Visual check of the boat & trailer in back yard photo below.
9/25/20: Brought in 1 pool service slip dated 9/22 photo below. The builder has cleaned the dirt off the floors.
9/25/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Replaced all damp rid bags throughout the residence.

9/25/20: Checked & replaced all damp rid bags throughout the residence with the damp rid bags provided.
9/25/20: The water main was on when I arrived. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom. The driveway has sunken areas.
9/25/20: Put a brown paper path down the driveway to protect it from oil when moving the suv out of the garage to be towed for repairs photo below. Brought 2 quarts of 5w-30 synthetic oil & put into the engine before starting it photo below. Removed the damp rid bucket & left it placed on the garage per client. The battery was dead when attempting to start the vehicle, I borrowed a jump starter from the neighbor al & was able to start the vehicle & move it across the street for pickup. Met with the coastal tow truck driver & assisted in getting the vehicle onto the back of the truck see photos below. Cleaned up the brown paper, oil stained cardboard & oil on the garage floor using a purchased package of rags photo below. Brought in 2 pool service slips dated 9/15 & 9/22. The pool deck may need to be pressure washed soon.
9/25/20: The guest bathroom sink has started leaking where the trap connects to the bottom of the sink when water is running, I shut the valve off & tagged it as such photo below. Checked all light timers. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet.
9/24/20: Brought in a box of damp rid bags & a large container of damp rid granules photo below. Replaced a full damp rid bag in the guest bedroom closet.
9/24/20: There has been activity in the residence since the last service call. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving. Plants on the lanai appear healthy.
9/24/20: Storage room #2 observations- Refrigerator & freezer were both cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 85.6 & 38.9%. All ceiling fans & closet fans are on. The downstairs half bathroom toilet leaks between the tank & bowl when flushed, the valve is off & it is tagged as such. I use a mop bucket to pour water into it to keep the trap from drying out.
9/24/20: Picked up the new storage room key from the kitchen counter. Made sure the water heater & range were off. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge in the dining room was on & cold. Dehumidifier in master bathroom shower read 40.
9/24/20: Started the car & let it idle during the service call.
9/24/20: Both front tires on the car were starting to get low, I put some air into them using my cordless inflator photo below. The dining room & living room ceiling lights were on when I arrived, I made sure to shut them off when leaving. Mini fridge in the dining room was on & cold.
9/24/20: Ran the storm shutters up & down. Remodel progress has not changed in appearance since last service call. No water in the master bathroom. Watered the plants on the lanai. Water is off at 2004.
9/24/20: There was a new grand aire hvac maintenance report on the kitchen island see photo below. The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
9/24/20: The ac was blowing out warm air & needs to be serviced. Checked the water pan in the ac return vent.
9/24/20: Brought a 1 gallon container of distilled water for the golf cart batteries & checked the water level in the batteries photo below. Master bathroom bathtub has patio furniture cushions in it.
9/24/20: Ran water through fridge door. Drained water from system after water was turned off.
