Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

2/8/21: The new patio has several ant hills starting between the cracks, photo below. The humidity inside your home is higher than I like to see it and the last few days are not going to be as warm as it should be to kick in the thermostat set at 77°. So I move the thermostat down to 74° but kept the humidistat at just around 50%. As the temperature gets to mid 70s today I would think that it would turn on and remove some of that humidity.
2/8/21: Pool level was right at the middle of the skimmer port. I found some debris on the bottom of the pool, photo below. Gas and bathroom toilet had cloudy off colored water so I flushed it several times until clear. The wine cooler read 55°. The dehumidifier in the garage read 54% and was running. Brought in several pieces of mail non appeared important. The thermostat was left at 72° as the humidity is still higher than I like to see it. I am positive there during the day is coming down but it’s exceptionally high in the mornings for sure.
2/5/21: Met with Ed from Charlotte exterminators & let into the residence for pest control treatment. I stayed with Ed until he was finished & made sure everything was locked up before leaving. Ed stated there were several fire ant hills in the yard after he sprayed it. 12:15pm-1:15pm
2/5/21: The tires appeared to be getting low on the vehicle. I checked all tire pressures & inflated them to 36psi using my cordless inflator see photos below. Brought in an envelope that was hanging on the front door photo below. The garage overhead door needs a new weather strip on the bottom. There is a cracked roof tile on the back left side of the house just past the master bathroom window. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
2/5/21: The master bathroom sink has started to leak from the drain stop connection on the trap when water is running. I tried tightening the plastic nut but it continued to leak see photo below. I have tagged the sink as such. Will send video via text. There was a small stack of mail on the kitchen counter when I arrived see photo below.
2/5/21: All ceiling fans were on. Landscape lighting was off. Photos of landscaping below.
2/4/21: The tag on the vehicle expired on 7/20. Watered the live plant on the kitchen window sill. The half bathroom toilet runs & is tagged as such.
2/4/21: The wine cooler in the dining room was on & reading 41/50.
2/4/21: The garage overhead door has light showing through the bottom when closed & may need a new weatherstripping on the bottom of the door see photo below. Started the car & let it idle during the service call.
2/4/21: The storm shutters on the back lanai have been closed. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
2/4/21: Found the ac thermostat set to 78 & the dehumidistat set to the on position when I arrived. I put the thermostat back to the original setting of 74 & the dehumidistat back to the original setting of 35% per the client. The guest bathroom light was on when I arrived. The storm shutters on the back lanai have been closed. The refrigerator door had a large puddle of water underneath the tray on the water & ice dispenser that had started to run down onto the kitchen floor. I cleaned up the water with paper towels & placed some in the door where the tray goes & on the floor underneath to soak up any water photos below. The water main was off when I arrived & the battery maintainer light in the vehicle was back to solid green. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
2/4/21: The portable dehumidifier in the garage storage room has quit working & is unplugged. There is a hairline crack on the dining room ceiling & on the living room ceiling by the ceiling fan.
2/4/21: There was still some live ghost ant activity on the kitchen counters when I arrived. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
2/4/21: There was a new package placed in the kitchen with the other packages when I arrived see photo below. The humidity level was well below 60% inside the residence & it felt very cool inside so I did not adjust the thermostat this service call. There is a section of screen spline on the lanai starting to come out, it appears that the spline on the lanai is dry rotted & have hardened making them hard to stay in place. All the water supply valves for the sinks & toilets throughout the residence have excessive corrosion on them. Checked all damp rid buckets.
2/2/21: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
2/2/21: Made sure the water heater was off. Started the car, pulled it out of the garage & let it idle during the service call. Checked all tire pressures & inflated them to 32psi using my cordless inflator see photo below. Found the ac thermostat set to heat at 68 & contacted the client to confirm. The yard debris trash cans were full & down by the street when I arrived photo below. Checked all damp rid buckets. Checked all light timers. The wood is starting to rot along the outside of the back lanai. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees. No mailbox.
2/2/21: Sprayed pesticide along all the baseboards inside the house using the bug spray provided in the garage. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
2/2/21: The loose board on the dock has been repaired photo below. The alarm system was deactivated when I arrived & there has been activity throughout the house & garage since the last service call photos below. Brought in 1 piece of junk mail. Wine chiller in kitchen was on & read 52. Watered the plant in the living room.
2/2/21: The pool cage & patio have been pressure washed & all the green pollen has been removed photo below. The side entry garage door has rotting on the bottom of the door frame. The front door needs new weather stripping.
2/2/21: The tires on the car appeared to be getting low. I checked all tire pressures & inflated them to 32psi using my cordless inflator see photo below. Brought in 1 pool service card dated 1/27. Both pool cage doors are locked.
2/2/21: There was a notice from the Charlotte county property appraisers on the front door when I arrived see photo below. Turned all water on first, let it run during the entire service call & flushed the toilet several times per client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. Duck droppings are on the dock.
2/2/21: There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
2/2/21: The plastic water main handle on the front of the house has started to drip leak through the handle & was wet when I arrived see photo below. All ceiling fans are on.
2/2/21: Swept cobwebs off the front door, entryway & overhead garage door.
2/1/21: Toilets off at tank as reported previously. Yellowish spot in front yard. Removed undated Arrow Pest Control sign from the yard. It rained last night so no need to water plants. I ran the hurricane shutter out back up and down. I found the door between the garage and home unlocked, I know I locked it last week. I did see a slip on the counter the pest control company was inside on January 26th so maybe they left it unlocked.
