Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/28/20: Brought in 1 piece of mail photo below. Wasp nest & mud daubers are on the entryway ceiling. Paint is peeling on the exterior left side front door just below the glass. The fish pond looks clean & the water is at a good level photo below.
9/28/20: Removed an arrow pesticide sign dated 9/17 from the front yard. The new ac has been installed & appears to be working correctly photos below. Photo of pool below. Watered the plant next to the front door on the inside. Poured capful of bleach into each toilet.
9/28/20: Exterior just mowed, pool clean but little low added water to 1/3 skimmer port, pictures below, interior clean, garage ceiling wet? Inspected attic and pan has come loose from hook causing water to drain over end, should not have had water in it but needs Ac tech, some mold on access door, pictures below
9/28/20: Both front tires on the car were starting to get a little low from sitting, I put some air into them using my cordless inflator photo below. There is brown liquid on the floor underneath the front of the car.
9/28/20: The honey bees are still going in & out of the soffits on the front of the house. The guest bathroom sink leaks underneath when water is running, the valves are shut off & it is tagged as such.
9/28/20: Exterior good, picture of climbing vine in front, interior clean and no problems observed
9/28/20: The water main was on when I arrived. Brought in a package that was left by the front door see photo below. The humidity level was still slightly over 60% inside the residence, I lowered the ac thermostat to 76 to help mitigate the humidity level. The garbage disposal was seized again, I was able to free it using a hex key & some lubricant. The alarm keypad had an alert on the screen. The office, living room, master bedroom & dining room lights are on. Pine needles are building up on the roof on the back right corner of the house from a large pine tree. Photos of birds below.
9/28/20: Exterior palm limb hanging, mail box blocked by mail man , pictures below interior clean, humidity good, no problems observed
9/28/20: Both front tires on the car were starting to get a little low from sitting, I put some air into them with my cordless inflator photo below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Poured capful of bleach into each toilet. Checked all damp rid buckets. Checked light timers. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such.
9/28/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean, humidity good, no problems observed
9/28/20: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the landscape bed in front & the back patio pavers.
9/28/20: Exterior good, interior clean, changed HVAC filter, green light on in garage, pictures below
9/28/20: Changed the batteries in both key fobs with the batteries provided in the kitchen drawer. Started the car & let it idle during the service call again. The guest bathroom toilet runs, the valve is shut off & it is tagged as such. I turn the valve on to flush it then turn it back off. The master bathroom shower light switch is broken.
9/28/20: Exterior ant colonies in drive way, pool with possible lizard on bottom, pictures below, interior clean, poured last of vinegar down HVAC system, no problems observed, pictures below
9/28/20: Both front tires on the suv were starting to get low, I put some air into them using my cordless inflator photo below. Neighborhood watch personnel knocked on the door while I was inside the residence. Visual check of the boat, trailer & vehicle.
9/28/20: Exterior good, pool clean and water level 1/4 skimmer port, interior. No workers present, no problems observed, added bleach to HVAC tube
9/28/20: Exterior good, interior clean and humidity good, all is well
9/28/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I turned off the energy saver function to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was also dirty, I turned off the ac, removed the screen filter, cleaned it with water, dried it off & put it back in the air conditioner. An animal has dug a hole under the right side skirt of the mobile home around the middle see photos below. Photos of the boat & motor below. Checked damp rid buckets.
9/28/20: Exterior good, interior clean, humidity good, used penetrating oil in garage passage door deadbolt, works well, poured vinegar down HVAC tube, garage dehumidifier running at 70
9/28/20: The pool water level was slightly low when I arrived, I ran the hose in it during the entire service call to help bring the water level up. The humidity level was back down under 60% inside the residence, I raised the thermostat to 82. Will continue to monitor closely. Visual check of car in the driveway.
9/28/20: Exterior some tree debris, pool clean and water 1” up from bottom of skimmer port, interior clean, humidity good, stove and hood in place, pictures below
9/28/20: Drove the vehicle within the community. Both front tires were starting to get low, I put some air into them using my cordless inflator photo below. The ac has been repaired & appears to be working correctly since the last service call. The spa water level appears to be low photo below. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
9/25/20: Made sure the water heater & range breakers were off. Emptied the ice maker & made sure it was off. The laundry room hallway light was on when I arrived, I turned it off before leaving. The guest bathroom next to the master bedroom has a clothes rack in the bathtub.
9/25/20: Dehumidifier in kitchen read 45.
9/25/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
